this is a developed society but location is not great , and i think the society do not have a direct approach, was launched in 1989 with slow and poor development. the patron Dr Ifthikar ex-principal is a very old man now in mid 80s.recently they are looking to do merger with DHA Rahbar (private society nothing to do with DHA Army)to gain proper entrance ,which i feel will not happen as DHA Rahbar will not mature or will mature very slow like 10 or more years. i will advise to stay away from such investments.

DHA Rahber is on Defence Road (off Raiwind Road) whereas the Doctors Society is on canal Bank Road, near Thokar. They are almost 9 kilo meters apart. How their merger, if at all it happens, can provide proper entrance to Doctors Society?

I am thankful to all responders. Yes, as far as I know Doctor's society is different from KEMC and is located near Thokar. Therefore no question of merger with DHA Rahbar. Brother Jameel, do you know who is the real owner of this society and who is the current management? And why this society is below average? Is there any serious issue about management of this society? If I buy a house there what will be risks involved and what is transfer procedure? Friends, I need sincere advice and comment from any one who can help. Thank you to all who reply.

I contacted Bahria Town while ago and I have been told that the possession charges will be announced after November 15, 2010 and then the possession will be awarded after the payment of Development Charges. The attached ad is for the members who has some outstanding balance related to the instalments. I assume that the possession will be awarded by June 2011.

It may be the development charges. Can you please eleborate more on the development charges? What are the development charges for plot size 1 Kanal in Overseas block, Batch B, Lahore. I am in overseas right now and I do not know either Bahria Town has announced the development charges or not.

The possession charges are Rs. 65000 for Sector-C, which already announced and Bahria Town has taken from members who have paid up to now.

Please confirm again with BT, may be they want to increase the possession charges from Rs. 65000 after November 15.

Second thing why they are forcing people to take passion? Many of the overseas people are not in position to take passion by 15 November. I think they just want from members to pay unpaid development charges + Possession charges. After paying all the said charges they cannot cancel the plot even if possession not taken. This should be confirmed from Bahria Town.

SL2 is a long term Investment. It is a society of State Life Corporation. So, from investment point of view they would not take away your money.

Secondly, its location is very good near to DHA Ph 4 and 5 and DHA Ph 9/10 is surrounding it. Another benefit is that it is near to Ring Road. If you buy a plot at this time, then it may give you a very good gain in future i.e. 5-10 yrs.

Further there is also un and down in all socities before they get developed. Once they develop, the plot price would be increased 2 or 3 times. Same will happen in case of SL2.

Its Map is till not approved frpm LDA. Once its will be approved then the price level will be increased by some gain from now.

I am not agree with the point of view of Mr. Arif, as he did not fully disected the reasons for keeping away. Follwoing factors have been ignored by my firend, as follwos:

1) If you look at SL Phase 1, which ahs been developed. In this Phase 5 Maral Plot is available at Rs. 16 to 20 Lac. 10 Marla 20-28 Lac. I kanal 30-45 Lac. You can copare the rates of Phase I with good Scty in Lahore like DHA or some other v.gud Scty. So, you can draw your conclusion regarding rates of Phase 2 once develpoed keeping in view the siuation of current rates of Phase 1. Consequently, my dear example of Phase 1 is a fact on earth to get insight for Phase 11 as it is also of State Life Corporation..

2) It is very good located in DHA and available at very low rates.

3) In 24th Annual General Meeting the conscent from the members of the Phase 2 has been taken by the Management for its merger in DHA Phase 9/10. If it will be merged in future which I forcast that when development of DHA Phase 9/10 will be statrted, then can you imagine that the price of your approx 5 Lac plot will be more than 4 times.

4) In property, plaese keepin mind that there are no short cuts to get handsome gain. The person who has holding power or waiting power will definately get benefit in long run (exceptions are there).

I am agree with the comments given by Mr. Hassan.

SL2 is one of the good Scty in lahore in a low budget and secondly within the urban vicinity of lahore. In case if it will not be merged then its future is also very good once it will develop like Phase 1. Other factor is that its enterance is near to thw Ring Road and it is comprised of 12000 Kanal as compared to 5000 kanal of Phase 1.

I would also like to suggest for gold as at least you will never lose. I am not a jeweller. I bought a plot in Johar Town about 3 years befor and after there years it price hardly rise up to 5%. but gold has risen about 100 %.
