All friends are informed to submit applications asap because on last days bank or DHA employees are too tired to enter application in system for ballot. It don't happen but there is chance of wrong of no entry in ballot data if you submit your applications too late.

We at Lahore Real Estate think best options for price gain and chance to get a good plot are in one or 2 kanal plots. For 5 8 and 10 marla there are just too many applicants for these plots for chance to get a plot and on a good location are very slim.

There is one thing that I am perhaps not comprehending fully. Price of 1-k plot is 55 lakh and 10-m plot is 35.5 lakh. These will be delivered a few years from now. The people applying have no clue if they will be able to get a plot or not and if yes, what would be the location. Compare this with Park View and Air Avenue which have the similar or better location. You can buy a plot there and start construction today. The administration there is also of DHA. You can get a plot in location of your own choice that is on-ground and no unknown as far as time till delivery is concerned and price range in these societies is 53 - 75 lakh for 1-k and 35-48 lakh for 10-m. Something that I am missing?

yes! in normal purchase you have to pay all money upfront and chances of immediate returns are slim. In ballot, it is in installments and many speculators take the chance by investing less in the form of deposit and few initial installments and try to sell plots at a higher profit rate (% of money invested). Hope it helps...

Applying for plot in a ballot and then end up getting a plot in a bad location is not worth taking the risk.

I believe it is worth waiting until after the ballot and then pay little extra for a plot that is better located.

Don't expect prices to rise significantly (I expect it to fall) when prices in developed phase 6 are very reasonable. Phase-6 is equally good as phase-8, if not better than Phase-8. But phase-6 is fully developed, yet reasonably priced.

If fact I expect prices of DHA-6,7 and 8 to fall after ballot as this ballot adds 8000 plots to the glut of 10s of thousands to plots already in the market, making supply line even bigger.

Entire DHA market is gaining slowly. First people were busy in buying selling in DHA 6 7. Than DHA 8 came into play and now focus is on Parkview files and DHA 9-10 files.

Next will be smaller and other societies.

infact this is quite old news(more than a year). as a policy, armed forces decided in 2008 that DHA will take over housing schemes of PAF and PN. therefore, all fizaya and navy schemes all over pakistan have to come under jurisdiction of DHA.

Dear Mr. Shahid,

I am also overseas return person and settled in Lahore. I am also thinking the way like you to take a small com. plot, build plaza, rent out it. But unfortunately the picture is now totally changed in Pakistan. In DHA hundreds of plazas are empty and no companies are interested even in low rent. You can find many new plazas in DHA and banners are written for rent. You cannot get good return of your investment if you take a plot and make a plaza especially in the current situation - nobody knows about the future.
I can suggest you to purchase an Office or Apartment at Siddiq Trade Centre and you can get good rent. It is best plaza in Lahore. Office price of 1200 sft is around 80 lacs and you can get rent around 60,000 pm.
2nd option is to get plot of 8 M com. in Bahria Town sector C around 50 lacs and make plaza there after 2 years you may get good return as this area will be developed fastly in future.
Third option is to keep the money in Bankislami and get halal profit every month and save yourself from any tension.
Please think many times before you decide as all returned overseas are facing big problems in Pakistan as they have no good option to invest and get good return.

For renting purpose. You may want to buy 3 plots of 10 marla in Bahria town in Sector-C and construct double story house on each plot and then live in one and rent others.

You can rent each story from 12-15 thousands per month.

Divine Gardens Spanish Villas are two villas constructed on a 10 Marla plot, one on ground level and other on upper level with separate entrances. The current booking prices for these Spanish Villas set by Divine Developers are 62 Lacs for lower villa, i.e. on ground floor with covered area of 2076 Sq. Ft., and 57 Lacs for upper villa with covered area of 2195 Sq Ft. These villas are available with payment option of quarterly installment for 3 years. Mr. Ashraf what is Haq Shufa, it would be beneficial for many if you could kindly explain. I am trying to buy a land, perhap agricultural if falls in my range but don't know the dangers of getting into such deals.

Qazi Sb., Haq Shufa means relatives have first right to purchase. If anybody sells property to any one other than who have first right to purchase, relatives can go to court and claim their rights under Haq Shufa. But, as far as I know Haq Shufa does not exist any more in Pakistan, I may be wrong but first check with lawyers. I hope you have undersood what is Haq Shufa!

Dear CMY, i have already put it on enquiry but did nor receive any satisfactory reply so far.I am an overseas but due to certain reasons want to apply as a local.I will fill the application and attach copies of NIC (not attested as applying as local), photos and application fee / draft, send through someone going to Pakistan and ask him to submit at DHA office on my behalf or just post it from somewhere within Pakistan to DHA address.Is this way acceptable to DHA or being an overseas i am bound to follow the procedure given for overseas.Please advise.

Ahsan Sb., you look to be perplexed. Very simple to proceed. My suggestion you send money and application form alongwith required documents to one of your relatives in Lahore. He can then make the bank draft and submit the application form alongwith bank draft etc. to DHA office. But do not forget to sign the application form and put your Pakistan address. If your relative is in Lahore, then get the application form checked by CMY's office before submitting to DHA office. CMY's office is just opposite DHA office. If you are serious to jump into installment game then hurry up as the time is running short. Think well before venturing, as there will be 20% surcharge if you are late on paying installments to DHA. Good luck!

I am an overseas Pakistani and want my cousine in Pakistan to apply for me.I mean he will apply on his name and i shall be giving money to him.This i want to do because applying from KSA means a lot of paper work, attestation of CNIC, making of demand draft in dollars and then courrier.This all requires good time that i dont have because of my hectic job scedule.Now my question is that once my cousine gets the plot in ballot that is being funded by me, how can it be transfered to my name.Or i simply need to buy it from him and then get it transfered on my name.Because afterwards i plan to just switch that plot to my name and i shall be paying the installments from here.Can it be done easily and will there be an extra money involved in transfering this plot to my name.CMY and other experts are requested to guide please.

It is not a worth while proposal.In the long run it will be more expensive and hectic to transfer it in your name.

@Ahsan Sahib ... It takes just 20 minutes for attestation from Pakistan Embassy Riyadh. You will need two photos + copies of your id card + SR 18.00. They will take your paper and return you attested after 20 minutes. The only problem which you might face is demand draft, because now the rules have become a bit strict. But in any case I will never recommend to buy a property in someone else name. You should send your application directly to purchase the property in your own name.

I think you may use some friends to send money to Pakistan or if your bank statement supports then you may send the required amount solely.

It is true that when you will go to transfer the property in your own name, you will have to bear extra costs.

How about if i fill the application, sign it and send it alongwith money, CNIC copy and photos to my brother or cousine and they submit it by hand or by post from withing Pakistan itself on my behalf.Will it work.I think not necessarily one has to appear in person to submit it.Please advise

@Habib neutral feedback is its for very long term investment.

Now you see Bahria Orchard File rates start going in minus (in loss) even no installment payed so far.. As soon as installment started the loss amount will increase like DHA Vally..

regarding peoples interest they are more interested in Double Shah then Bahria Orchard thats not mean Double Shah is right

Dear CMY Few questions
1. I heard that DHA8 file is again taking a bit of reverse turn, or may be it is stablizing at certain level would you comment on observation.
2ndly how long sale of DHA 8 file will continue I mean how many days before ballot DHA will stop transfer of DHA 8 file.
3. I there any official comment by DHA that that developnment charges will be 10 lac only.
4. What are current charges of DHA 8 file transfer. Same as 6,7 or more??
