I agree that 'Ma-U-See Kufar Hay'. However it appears that Allah SWT have abandoned Pakistan so that we can live in our own miseries which certainly is due to our own faults. Surely our leaders are not only incompetent but sold to devil whether it be Taliban, AlQaida, or American policies who created these animals in the first place.

I would beg to every single Pakistani expat to help their relative’ kids if they are going to MADRASS or any other fanatic schools. Bring them back these kids in the main education system.

Let’s start this campaign today and defeat these fanatic and evil forces.

DC rate is rate fixed by Taxation dept as per area. No matter you buy cheaper or expensive you have to pay Tax [CVT 4%] and stamp duty 2% as per that rate. It varies from area to area. It is revised every year in June.
Like it is 12 lac per Kanal in NFC2 same is DHA 7 I am not sure about 6 and in Park view it is approx 40 Lac in park view, DHA 1 to 4 even more Pls keep in mind other than this 6% you also pay Society Transfer and membership fees. I think Transfer charges of park view plot is about 3 Lac including every thing. In Houses you other than this you pay more fees for per square feet covered area. A DHA Kanal Hose have about 5 Lac transfer charges.

the land is 1.5km from the main road for shagian to shekhiapura and there is a double lane road under construction which is expected to be ready by December that will be very close to the land. Since I am not that familiar with the area I dont the name of the roads.

In present circumstances please do not avoid property dealer to save the commission. Nowadays it is very important to have full record of rental party and it should also be provided to concerned police station. Property dealer influence will be positive so do not avoid it please.

Info regarding full record of rental party can be given to police by the owner of the house, which is a simple affair and more authentic ,provided , the rental party is genuine. Dont be impressed with property dealers.

Rental contract is the most important one. Put as much details in it as you can and get it registered. A carefully drafted rental contract would be an answer to many potential problems.

@ MAS : A contract is written on stamped paper, when registered with oath commissioner, becomes a valid and acceptable documentary proof by any Court of Law. The person who signs such a document can not deviate from the terms and condition agreed upon, whatsoever. If he does, the aggrieved party can file a suit. Because of open ended rental contract terms, tenants often get stay from the court and then it takes years to get your property vacated. For example you may add the clause, The tenant is bound to vacate the house/shop within 3 months from the date of serving the notice , The rental payment is to be made latest by 5th of each month there onward a surcharge of Rs 500 per day along with the rent shall be applicable.
Generally, the ready made rental contract are available which are signed by both the parties. You must add your own clause to protect your rights. I hope it explains all you need.

Valencia has outperformed NFC 1 UET is far below, but you cant find valancia in 38, May be one can in 40, UET can be arranged in 33. But I think CCVT is more than Valancia.
I think if you are stuck in Valancia vs NFC1 , I think spending 2 thousands dirhams more in Valancia will make too much difference in future as NFC could not attract any commercial activity.
