Dear Brothers,

I need your advice regarding purchase of 10 marla plot in Bahria Town phase 8 Rawalpindi, as I'm planning to buy the same to construct house for my own living. Is it a good place to live? Is it a good investment?

You can buy a 10 marla plot in Phase 8 for around 8.50 lacs. The answer to your question depends on the timescale that you have in your mind. If you want to build in the near future then Safari Valley would be a better option as houses are being built and occupied there at the moment and BT is focusing on populating this area fairly quickly. In 2/3 years it would be a decent place to live as it would be mostly populated and you would have all amenties available locally. School and hospital are already constructed and the area is fully developed. Phase 8 would require a slightly longer timeframe as it is slightly further out and you would only start seeing construction activity once Phase 7 and Safari Valley have been inhabited.

Safari Valley plots are between 8 to 9.50 but the maximum size is 200 sq. yds. I think Safari Valley will become fully developed within your timescale. However you will be able to get a 250 sq. yds plot in phase 8, and after 2/3 years blocks A.B, C,and D may be ready to built upon. Even now these blocks are fully developed but people will be reluctant to build there until phase 7 and safari valley have been largely occupied.

I would personally buy a plot in Safari Valley if I wanted to build a house within the next 3 years or if I wanted to build after that say 5 years, then I would consider phase 8 blocks A, B, C and D only as they blocks would be the ones to get developed fast. Bahria is still working on other blocks.

Well you will have possession of F block which has not been completed yet and houses may be constructed on it in 5 years time, but I think the rate of construction will be slower than blocks A,B,C,D and overseas which are already developed. People will only want to build in an area where a sizeable number of houses have been built already.

I think that to build a house in BT phase 8 is fine but for investment only you will need to hold it for at least 5 years to see any meaningful benefits. There are so many plots in phase 8 that it will take time to get it populated and
prices will not significantly rise until each block is fairly populated. However phase 8 is the future of Bahria in Rawalpindi as phases 1-6 are now 70-80% populated, Bahria Town has shifted its focus now to Phase 8.

Phase 8 alone is at least twice the size of phases 1-6 combined. Although it lacks direct approach to Islamabad Highway which is a negative point locationwise and is further out than phases 1-6, yet it will be a great place to live and a better place than phases 1-6 in my opinion because of its sixe. 10 marla plots in phase 1-6 are going for 25-30 lacs, so in a few years time perhaps you can see the same here but it will depend on so successful Bahria is in getting this huge area populated quickly.

I don't really know much about DHA Valley. I think locationwise it is better than BT Phase 8 (just my personal opinion). You will not get possession of DHA Valley for at least 5 years possibly more whereas in BT phase you can start developing in the near future. Therefore BT phase 8 will be a developed community before you can even get possession of your plot in DHA Valley and then it would time to get it populated. If you can hold it for 10 years or more then DHA Valley maybe better option. I would suggest buying in BT and then you can always sell later hopefully with a little profit and then you can buy in DHA Valley if you want to, once you see some progress on the ground.

My view is that for phase 9/10 , u only pay 14-15 lac only and balance in developemnt charges (which may be around 12 - 15 lacs) over a period of time, so it gives u installment options, rather than taking out 30 lacs or so for investment in phase 7 in one go from your sdavings/business. ALso, for expatriates like me, we will also benefit from a weaker rupees over a period of time , at least 5 years or so, when the development charges are due.

Also, with phases 6,7,8. being developed and people start living in them,
prices of these phases will increase ,which will also result in higher prices for phase 9/10

Estimate of Material for constuction of house

Dear Friends,

Some very good discussions have been ongoing here regarding construction of houses per sq. ft cost and the best suppliers of different material.

I want to ask about another aspect. Can someone give an estimate of approximately how much bricks, cement bags, sand, Steel tiles etc. are needed in say a standard 5 bed 1 Kanal house. This would help a lot in calculating the total cost of construction.

AK of course it is not CMY rather a small dealer but last year he helped me lot. i wanted transparent deal and he arranged, we made transfer in few days but I am thankful to CMY and his LRE site who gave me Knowledge to decide my offer in spite downturn of market there is not significant fall of my holding as I Bought at right price last year.
I am trying to Confirm from other sources, The dealer called me because I showed the interest to buy when market is Low. Infact few months back [pre budget] I called him and he informed The Market was almost same level as last year. But Now 3 days back he indicated there is 2,3 Lac Drop in 30 lac Property in Other words about 10% Drop and more in Phase 6 Plots with Possession. I think this time opposite happened before pre budget there is Fall and afterwards market Picks. Looking at same trend CMY gave prediction that market will go up after budget but I think Now there is fall in last 2 weeks.

These small shops are typically used as Mobile/Electronics repair, souvenir, artificial jewellery, toys or such things. Also if someone wants to buy both the shops they can be combined. With reference to your post 'Market Direction is now going to get positive' i think that your analysis is right. As was expected by many people that property would plunge in the post budget scenario, nothing of that sort has happened. The sellers are holding on to their properties and not selling them. In the coming weeks the property is going to take an upward trend. There is another reason which has been totally ignored and it is the unprecedented heat wave during the months of May and June. These months are known for sluggish market activity. The situation in Malakand areas is also getting better. The interest rates have fallen and will further fall in future. Stocks are unpredictable. Industry is going through crisis owing to power outages. Though gurus like CMY ( he must have indepth study offcourse) look pretty convinced that things are getting better and will further improve in the near future, but going through the posts one gets an impression that there exists a mixed opinion about the future of realestate in Pakistan. I personally tend to lean more towards the side that does not see a big swing in the near future at least. A mild fluctuation because of genuine buyers / sellers is a routine matter and some good business at a couple of DHA phases can never reflect the holistic view of the realestate business in Pakistan. Big investor is completely abstaining from putting his money in the market, people are on the move after completely winding up from Pakistan, and the remittance people talk about is being sent to run the kitchens only and not to invest in the realestate or deposit in the banks either to swell the foreign reserves. . Goe political scenario is absolutely murky, country is breathing on IMF shots, fiscal deficit is on the up and power shortage has almost paralyzed the industrial sector.Just my opinion.

Foriegn remittances have recently increased considerably. Interest rates have gone down and smart money has started to go into good real estate projects. The herd follows but usually the herd is in about six months prior to a peak. Just my 2 cents.

I don't think there is some Real boom is going to start, we have seen ripples in past. Too many 2 years Back. The
Prices of Files and Investment type plots may increase for short time.
But we should keep in Mind this Slump is for last 3 years at least. As per my initial assessment Market should take upward turn in about 2 years. This may not be such extreme turn which we saw 4 ys Back. Because enough is enough after all investors will come again. And then they will exit so life cycle will continue

I personally believe that real estat eproperty will remain low in the next 1-2 years, unless some miracle happens and political & economic ocndition of the country improves.

Market Direction After the Budget?

Dear friends I know you all are waiting to see what will happen after the budget. When you ask property holders / potential investors and general public 90% people are telling us market will fall further .

I dont like to go with herd. I try to use my mind and people dont like to see my guess and comments at time I write them but latter they realize they become true. This time I am again going against the majority and I will say market will rise after the budget ( Even with new taxes or no new taxes) . I have started to suggest my clients and friends to finish their buying before the budget or they will have to pay more.

My guess is most visitors here are also of same opinion that market MUST fall after the budget announcement or after the new taxes announcement. But if you ask me my answer is market will not fall. If it will not rise it wont fall either. I am seeing some 1 to 2 lacs gains in DHA Lahore files and about 4 lacs in DHA Lahore plots coming weeks.

Above was my post from Thursday, June 11, 2009 03:56 PM when every one was saying property market will collapse more due to budget, load shedding, political, situation, war with Taliban and bombing etc.

Now we are still at the pre budget prices. No more sellers as I expected and even after new taxes there is now more buyers than sellers in market as per the my own indicators. All my indicators are saying we have seen the short term low prices. I think for next few weeks prices will now rise instead of falling. People just refuse to sell at these low prices. Its very hard to find plots at these cheap prices. Only fake low rates are giving by dealers so dealers could find some buyers easily. Before buyers were hard to find but last three days I have seen many more buyers than sellers. Lets wait and see if prices start to rise or not in next few weeks?

Today DHA 9-10 were sold at 14.40 lacs and DHA 8 were sold at 33.50 lacs. I dont think they can go any lower than today's prices. I will now look for these to start going up. How much up and how fast I dont know yet. I am now sure buyers will have to pay more for waiting more.

prices like only 1 to 2 percent. Most of people are not ready to sell at this "market price"
Problem is that even these plots are not absorbed easily.
If some big party will enter the market to abrorb these low price plots/files the market can gain in few days.

One significant aspect which is very import is unprecedented remittances from oversea pakistanies (7.8 Billion Dollars)
This money has to be invested some where.Stock markets are not performing well, there is no real oppertunities to invest anywhere else except safe properties especially in DHA proerties where QABZA groups can not operate

Ch. sb not 100% wrong, market not going down as we comenting before budget but price is stable like before budget. Now it is 100% sure that market cannot go up like the position of March 2005, but slowly and firmly it will work now. Now if anyone invest something investment will be safe because I am watching there is no fall in the market like March 2005. There may only down risk 50K - 1 Lac on above 30 Lac Investment if someone want to buy for investment otherwise there is no risk if someone want to buy for building of house. When anyone says market is going Up or Down its a gernal statment. Someone,s personal experience could be different.

I am an overseas Pakistani and came back last week from Pakistan after spending 2 months in Islamabad and 1 week in Karachi.

I personaly visited many socities in Zone 2, and Zone 5. My family is currently residing in PWD, Zone 5.

Lots of development work and construction work is going arround.
Roads are alot better than they were 5 years ago.

Keep in mind population is growing, People need houses to live. And Pakistan, esp. big cities like karachi, lahore and islamabad are facing shortage of houses.

in last 03 months, On my street in PWD 02 houses are being sold by the contractors and 04 houses are under construction. Contractors are making good money. They are not dumb people they know their business really well.

Construction of New Islamabd Airport is in full swing.

In the short term things might look dark to some guys but in the long term real estate have good future in Pakistan. Keep in mind Credit is the base of growth in overseas real estate market, whereas in Pakistan its mostly cash. Means there are still lots of options less explored in Pakistan.

Pak Rupee Falling Against US Dollar - Once again

Pak rupee is on the move again, falling against US Dollar steadily since May 22, when it was trading at around 80 Rupee. Today Pak rupee is trading at 82.65 per US Dollars. If the current trend continues, we may hit 90 by end of this year.

Falling Pak rupee is also a negative factor for real estate in Pakistan, as potential overseas buyers hold off on their investment and wait for some stability in rupee.

Interest rates are now going to get lower so real estate will benefit most for these coming lower rates. Lower interest
rates move all parts of our economy. We cant get worst with lower interest rates.

May be some one will hold for a week or month but what will he do after that? He will buy property because there is nothing else to do in Pakistan. Mostly people send money to feed their families in Pakistan and for their sisters weddings and for their
houses. They are not going to stop sending the money to Pakistan because they will get more rupee for a dollar latter.

Their leave plan.
and of course market direction.
So often i went to buy in pakistan but could not do because of these three things not matching.
At present market is at the bottom and Convertion rate are in favor too so one can Tap this oppurtunity. The only problem to get best bargain rates and reach Pakistan at right time that is not easy.

I started to convert my all foreign currency in Pak rupees when it started to appreciate against dollar few years back.
I even advised my foreign friends to invest in Pakistan property and currency as it was quite profitable.
Eventually (as we all know) it turned out to be a big loss. both property and currency took a nose dive.
Now, I will only send just enough money which is just required to feed my dear ones back home. I will not use any banking channels to transfer the money... I will hand carry my foreign currency and convert it from local dealers on daily basis and this is despite the fact that property
prices are lower and I can earn more ruppes against every dollar!
Please, review the geo politics of Pakistan and election process... you will realize that the light at the end of tunnel is mere train which will over run every thing and all of us.
Just wait for next elections in 2011-12 and you will clearly see clearly what is the future of Pakistan.
There is a ban in Pakistan on telling truth about the qualities of politicians hence I will not comment but I see a war brewing up among the activists of political parties, where as non popular parties have support of foreign elements

If you are Planning stuff for short term then try to enter when maket take upward turn and set your target of gain and exit the market when it is rising day by day [in unrelistic manner which is sign for crash] you will end up getting good profit.
when you are buying for long term holding or making asset for your Kids you Tap the Market when it is on Bottom.
If you are permanently settled in some other country then case is diferent
