I am sorry to disoppoint you that I am NOT an expert of Bahria Town Lahore. I am in learning process so my views should be taken as a student not as an expert.
Your plot (366 Overseas Enclave A, Bahria Town Lahore) is idealy located. Though I am not involved in direct selling or buying but can give you idea of on going rates. Its price is about 16 Lac thought its worth is more than 20 Lacs. Good luck brother!

Sector E-12 Islamabad and you Analysis

Dear expertise of Islamabad. :flg
I purchased a plot in sector E-12 in 1996. It is more then double in price now even if I sale it in USD but my intention is to construct a house but unfortunatly there is hardly any movement or progress in developing of this sector.

What is the true story will this sector ever get developed or remain as it is for many more years to come. Is it advisable to sale it and can I buy same size of plot in G-14. What do you think standard wise where does this sector will stand I mean will this be better then G-13 or G-14 .:h
I know the situation is not good but do not exaggerate the situation in commenting negative and write the inside side story if you know any.
This will be a great help for me to decide.

Dear Atta,

E-12 has a very long way to go. There is no activity there. It may be another 10 years. I personally don't consider 'G' sector as nice part of Islamabad as sector E or F. However we all know both sectors are very pricy. My advice is as follows:

1. Sell E-12.
2. Buy in either E-11(if you want to build today) or D-12 (if you want to build with 6-12 months.

In my opinion D-12 will be better than E-11 once completed since it is CDA. However some sections of E-11 are also very nice. You cannot go wrong with either.

Dear Brother u have a plot in E-12 .wt is the size of plot?It is long term investment but if u want to construct your house in 6 months or in coming one year then sell the plot and purchase a plot in D-12 high Exeuctive sector of Islamabad.Development is under process.and it is going to be hand overed in 6 months INSHALLAH.
on possesion its rate will increase and if u will want to sell then u will earn profit wid the investment point of view either u can buil a house.

My cousine expired in an accident 5 months ago. Now there has erupted a dispute over the property he has left between my cousine's wife(with 3 kids) and her in laws (mother, elder brother). Also a big insurance amount is also expected from his company as the accident that he met with occured while he was going on his duty through company vehicle.I just want to know that who is supposed to claim all of his property and insurance amount.Will it go partly to his mother and partly to his wife.Just share if someone knows exactly what is the legal and sharai position.Thanks

Hassan I have spoken to Dr Khalid Khan of (Islam Channel) this morning and he has advised me to ask you to see a local scholar with all the details as it's difficult for him to give advice over the phone. He has also advised that we should not use online software to workout inherittance as it's a very difficult matter.

He has confirmed that two Step children have no share in his (deceased) property.

Allah says:
Allah directs you as regards your children’s (inheritance): to the male, a portion equal to that of two females. If there are only daughters, two or more, their share is two-thirds of the estate; if there is only one daughter, her share is a half. For parents, a sixth share of the inheritance to each, if the deceased left children. If the deceased left no children, and the parents are the (only) heirs, the mother has a third. If the deceased left brothers (or sisters) the mother has a sixth. This is after the payment of bequests and debts. You know not whether your parents or your children are nearest to you in benefit. These are settled portions ordained by Allah; and Allah is all-knowing, all-wise. [Sûrah al-Nisâ’: 11]

To all Muslim brothers,

`Abdullah bin `Umar (May Allah be pleased with them) reported: Messenger of Allah (PBUH) said, "It is the duty of a Muslim who has something which is to be given as a bequest not to have it for two nights without executing a written will.'' [Al-Bukhari and Muslim].

Commentary: The emphasis of Messenger of Allah (PBUH) on the necessity of making a last will shows that man has no knowledge of the time of his death. It is necessary for the rich that they should keep with them a testament so as to leave their affairs settled after their death and to ward off any untoward situation with regard to the distribution of their property among their inheritors.

A father who puts his property in his sons’ names to the detriment of his daughters has sinned by acting in defiance of what Allah has bequeathed to his daughters.

Each inheritor must receive exactly the share that he or she is granted in the sacred texts, no more and no less. These fathers should fear Allah. They should resolve themselves to Allah’s decision and not seek to bar their daughters from what is rightfully theirs. They should think about “a Day in which neither wealth, nor sons will be of aught, except for those who come to Allah with a pure heart.”

@ Raja Aqib: according to the Islamic Law through his will a muslim can only give 1/3 of his wealth to whoever he wants, all the rest is distributed according to the law of inheritance derived from the Qur'an.

This is very simple mater, just have to pick a proper scholar for guidance (if they really want to solve this matter) and he will let you know. But if the family don't want to solve this matter then nothing can help.

Now for Solution, well, basically your cousin's family have to look into many things like, in which country money is residing, what that country law speaks of. So far i know most of the countries gives share to the childern (including Step Childern) and wife, parents and others don't get anything. But according to Islamic law, step childern gets nothing, while his only daughter will get 1/2, wife 1/8, mother 1/6. I doubt bothers or sisters get anything from it. But again I am not a scholar.

Its better to consult some scholar, and lawyer of that country.

Everything has a solution, unless you want to solve it (this is basic rule)

I really appreciate comments of Mr Hamid on the statement of Mr. Rajab Aqib. We should avoid to say something which is not logical. There is no fight at all. He is just asking that how the distribution of insurance money as well as property money should be distributed. Who will take care of widow and orphans, if his money is spent on charity.

Mr Hassan, please just go to a good Scholar and get the distribution procedure of property and insurance money. It is very simple. Islam has made everything very simple but we do not follow it straightaway.

Please delete the post from this site as you will get different opinions which will just confuse the matter and nothing else. Therefore, just go to Scholar and get the islamic way of distribution money and property and act accordingly without delay. It will save you people from unlogical and unnecessary suggestions.

In the end, widow and kids deserve as much as possible not only financially but morally as well. It is first & foremost duty of your who family to support them in the education of kids, morally, and if needed, financially too. Widow should not feel without umbrella and the kids should not feel loneliness. This is waht Islam teaches us.

Muslims must follow all the commandments of Allah (SWT) as Allah the Almighty says, "It is not for a believer, man or woman, when Allah and His Messenger have decreed a matter that they should have any opinion in their decision. It is forbidden for anyone to make a bequest in a will giving some inheritors more than their appointed share of the estate except with the express and willing permission of all the inheritors – including the daughters. This is a point of unanimous scholarly agreement.

Anyone who bequeaths his wealth to some of his inheritors at the expense of others has disobeyed the command of Allah and the teachings of the Prophet (peace be upon him). He has not only oppressed his inheritors, he has oppressed his own soul.

What is the difference between Phase 5 M block and Phase 5 Extension?
This question gets asked and not answered. Before you get on my case to review past discussions, i have done that and still do not understand.

In past discussions, terms used were Phase 5 and Phase 5 Extentsion. Now the terminology is morphed to say Phase 5 Extension and Phase 5 M Block. Adding to my confusion is that at one time the explaination was that Phase 5 Extension was goign to become the new M block. Also, why 5 lac difference?

A buyer for
files max time available is 2-3 days for making final payment. For plots in some cases 3 to 4 week time is possible but for files people want payment with 1 to 3 days.


Need clafication sahib or madam DHA Lahore phase 5 M block is DHA 5 proper files. Their plots could be located in current DHA 5 area next to A and J block near HBFC or they could be next to 5 ext area that is in beween DHA 5 DHA 4 A block and State Life phase 1 and DHA 9-10.

On other hand DHA 5 ext is going to be "A BETTER" block of DHA 9-10 or you could call it a worst block of DHA 5 that will be located on other side of ring road.

Qabzah Groups in Johar Town

Yesterday in a meeting some one mentioned that it is easy to make permanent Qabzah in rented houses in Johar Town.
I wonder that if it is true? How they can make ownership documents?
I want tat brothers should discus their personal experience in detail for the benefit of the community especially overseas brothers.
If it is true than how much it is easy or difficult?

Yes it is very common and happened with one of my close friend (in Iqbal Town area)...he gave his house on rent thru one property dealer in the area. Tenent paid two month rent regularly, and refused to pay further. When contacted by owner the tenent abused and threaten him. Finally owner decided to go the rented house with his family. when he reached there, he was received by numbers of "gundas" arranged or friend of the tenent fully equiped with ambunition.
the level of tension rose to a very high level in police (as the tenent also "informed" police that someone is coming to loote him. Finally owner got his house back after 6 months with a very high level interference of an interior ministry official.

What are some of the precautions one can take in avoiding Qabza? i can see if the house is two units (duplex, or upstairs/downstairs) and rented to two different parties, then qabza could be hard. What else?

Do these groups operate in cerain areas only? are they attracted to certain price range of rental? home value?

Do not pay a single penny to any architect ..just visit dha 10 marala houses and get its complete file from DHA office after paying a little informal fee privatly to relevent employee of dha office..

Do not pay a penny ..... just steal the architect's work and pay rishwat. Nothing wrong with doing that in constructing a house where one expects to live with family and have a good long life. Perhaps, a prominenelty displayed "MAASHALLAH" plaque or a longer ayet will wash away any ill effects.

I am really amazed at our Zehniyat. We can spend millions of rupees in constructing a house in which we have to live with our families for most of the rest of our lives but cannot pay a small amount to get professional services so that the house will be constructed properly.

Also as Rana Sb. said how can one live in a house which was constructed by stealing and paying a bribe and have piece of mind. What a great education we are giving to our children.

And yes of course putting a plaque with "Mashallah" will wash away all your sins and ill effects. My former landlord used to proudly boast how he made loads of money while working for the Auqaf Dept. which enabled him to build a Luxurious 1.5 kanal house in F11 sector Islamabad. Of course he had a huge "Mashallah" plaque carved on the face of the house.
