The best use of time

How our daily routines & time can be better managed; a thought provoking article:

Since last night my young son has been unwell. When I got back from Work this evening I decided to take him to hospital despite my exhaustion.

There were many waiting; perhaps we will be delayed by more than an hour. I took my number and sat down in the waiting room. There were many faces, young and old, but all silent. Some brothers made use of the many booklets available in the waiting room. Some of those waiting had their eyes closed, while others were looking around. Most were bored. Once in a while the long silence was broken by a nurse calling out a number. Happiness appears on the one whose turn it is, and he gets up quickly; then silence returns.

A young man grabbed my attention. He was reading a pocket-sized Qur`an continuously; not raising his head even once. At first I did not think much about him. However, after one hour of waiting my casual glances turned into a deep reflection about his lifestyle and how he utilizes his time. One hour of life wasted! Instead of making benefit of that hour, it was just a boring wait. Then the call for prayer was made. We went to prayer in the hospital's Masjid. I tried to pray close to the man who was reading the Qur'an earlier in the waiting room.

After the prayer I walked with him. I informed him of how impressed I was of him and how he tries to benefit from his time. He told me that most of our time is wasted without any benefit. These are days that go from our lives without being conscious of them or regretting their waste. He said that he started carrying the pocket-sized Qur`an around when a friend encouraged him to make full use of his time. He told me that in the time other people waste he gets to read much more of the Qur`an than he gets to read either at home or in the masjid. Moreover, besides the reward of reading the Qur`an, this habit saves him from boredom and stress.

He added that he has now been waiting for one and a half hours. Then he asked, when will you find one and a half hours to read the Qur`an? I reflected; How much time do we waste? How many moments of our lives pass by, and yet we do not account for how they passed by? Indeed, how many months pass by and we do not read the Qur`an? I came to respect my companion, and I discovered that I am to stand for account and that time is not in my hand; so what am I waiting for?

My thoughts were interrupted by the nurse calling out my number; I went to the doctor. But I want to achieve something now. After I left the hospital I quickly went to the bookshop and bought a pocket-sized Qur`an. I decided to be mindful of how I spend the time.

Pardesi Saib has given very good advice for muslims to get benefit of the time not to waste and read Quran. I would add if you are not carrying Quran with you keep reciting Holy verse(surah) which you know or keep reciting Kalma. You will be rewarded in both worlds Insha Allah.

With all due respect, understanding Quran is important so its important to read in your native language. Quran is a quidance, how one would be quided if he/she can't understand the language. All these ills we have in society are becuase we dont understand Quran. We leave it to Molvi to recite quran and be the sourse of understanding and each Molive build the story as he feels. Quran is not for Molvi's, its for all humanity. You know how Yousuf Islam became muslim, reading Quran in English and so the other non-Muslims who became renowned muslim scholars. You read Quran in Arabic but at the same time read in Urdu to understand what you read is understood.

While on topic, is anyone familiar with any late-age attempts on commercial gold mining in Indus river sands in Baltistan? Historically this region (recorded as 'Dadi' or 'Dradi' in ancient scriptures) had significant gold mining activity until a few centuries ago. Even today some people, though poor, make their living by manually sluicing gold from sands in this area.

I think this area may have some potential of heavy minerals and/or gold if explored by hyperspectral imaging and mined by scientific methods. Following is abstract of a geological survey carried out in late 50s, perhaps by some German entity.

"Title: URANINITE OCCURRENCE IN HEAVY MINERAL SANDS OF THE INDUS VALLEY
In the gold-rich sands of the Indus River, especially in the northern part of West Pakistan, uraninite, monazite, scheelite, zircon, ilmenite, and previously unknown minerals were discovered. Uraninite exhibits an abnormally high radioactivity which could be traced back to the decay products of the radium series. The type of radiation was investigatod and discussed. Chemical and physical separations were made to detect the raniation source. Uraninite is especially enriched in the smallest grains, generally in idiomorphic form. The occurrence was compared with other known occurrences. It was shown that a weathering of uraninite can follow different patterns and that a liquid transport of several 50 km as well as an enrichment in alluvial ores results. The economic possibilities were mentioned."

TOKYO (Reuters) – Resource-poor Japan just discovered a new source of mineral wealth -- sewage.

A sewage treatment facility in central Japan has recorded a higher gold yield from sludge than can be found at some of the world's best mines.

An official in Nagano prefecture, northwest of Tokyo, said the high percentage of gold found at the Suwa facility was probably due to the large number of precision equipment manufacturers in the vicinity that use the yellow metal.

The facility recently recorded finding 1,890 grams of gold per tonne of ash from incinerated sludge.

That is a far higher gold content than Japan's Hishikari Mine, one of the world's top gold mines, owned by Sumitomo Metal Mining, which contains 20-40 grams of the precious metal per tonne of ore.

The prefecture is so far due to receive 5 million yen (39,075 pounds) for the gold, minus expenses.

It expects to earn about 15 million yen for the fiscal year to the end of March from the gold it has retrieved from the ashes of incinerated sludge.

"How much we actually receive will depend on gold
prices at the time," the official said.

What a Beautiful Story!

I am living in Toronto, Ontario, canada.

Last year I bought 1-Kanal plot(136-Shalimar Block) in wapda housing society Sargodha thru Arshad Estate at wapda Town Sargodha(Mr.Arshad)

The secretry (Mr.Waraich) who transferred the plot in my name and gave me the documents after getting signature from the President of society.

-member ship book
-transfer letter
-Society membership letter

after a week's time.

A property advisor from Lahore offered me this plot (136 Shalimar) to buy as it is in the market for sale. I told him that I have bought this plot last year.

Then I called and contacted the Secretary(Mr.Attique) of society-wapda sargodha-he replied that you were the 5rd buyer of the plot-District Registerar Officer Cooperative Society Sargodha has issued order for cancellaton and your plot is transferred to the orignal person. I cannot do anything in this regards.

Any person who can advise how should I proceed.

Unfortunately 90% are fraud in our beloved country, you have to find those 10% and you might find one if you lucky. Many innocent like you loose millions of Rs every year here.
The only advice is to go through courts and you might get some of your money back but then make sure its not false economy i.e. you dont spent more on courts than you get back from plot.

I would suggest you should take the following steps before taking your matter into a court. I am giving you these suggestions based on “When you are in Rome do as Roman do” strategy.

-Find out some police resources in Sargodha and you may have to offer them some bribes.
-Find out some politician link, PML N or PPP representative in your area and use all their sources.
-Find out a councilor in your area and use their sources as well.

I believe Police resource would be the best resource to recover your money. Of course you have to waste your time and money to accomplish this task.

At the end God forbid if there are no results then take them to the court.

Unknown, Zardari is not a part of every single problem. Bashing Zardari will not fix any 60 years old issues. Inshallah, these problems will go away with the passage of time.

I think we can pursue our politician to follow India’s example to protect overseas investments and real estates.

I understand what you are going through, I was in process of buying one plot in (DHA)Pakistan, after so much bickering, I couldn't transfer my money to Pakistan to make this purchase, it was about two years ago.. Now I feel so blessed that i didn't..not only
prices, but also my own brother was trying to make commission from sales folks, because he brought me in..like prostitution. It is such a shame what you have to go through, I just made decision that whenever I go back to Pakistan, (I'm from Sargodha)I rather rent it then to go through the all the headache..why loose all the money just because you love your country..
We are bashing Zardari cos everything comes down from leadership and if he is known 10% and his approval ratings are no better then out going Mush, who else we can blame..they all are crooks, and I don't believe in our life time this is going to get better, it will get worst. My fear is that if Zardari gets the right amount, he will sell DHA and Lahore to India, and justify that we can not survive without that money cos we have to have meetings in DXB...

House construction in Islamabad

Dear brothers
I am planning to build a house in Islamabad on my plot at G-13/3 which I bought some time back. I seek advise and experience share from you brothers.
1- My plot size is 35 x 70
2- My plan is to build:
a- Basement on half of the plot with 2 bed, 2 bath and a kitchen
b- Ground floor: One bed, drawing/ dining, lounge, kicthen and two bath rooms
c- First floor: Three beds with bath rooms and lounge
3- As I am not living in Islamabad currently, I have to give contract to some builder

My questions:
A- What would be actual estimated cost of the house?
B- What should I pay to the contractor in total which will be reasonable as per current market rate?
C- Can anyone give me contact number of a good and honest contractor

my double basement house is 80 percent completed on one kanal house in e/11 it is a beatutifull design house and one of the beautifull house in e/11 , covered area is around 12000 sqft,4 unit house with 5 servent quaters seprat porch and entrances,i supervise my house there is no contracter no experence but very strick supervision and purchase of Aone material and selection of best by part contractors,keep in mind it is 100percent that the contracters wast your material and try to hair cheep labour,it is non sense that water is coming in basement through concreet walls,keep in mind if water acamulate and seep in soil,due to this water toch inside wall and seepage comes,thickness is not counts,it count the surface,be sure and make proper slop that water dont stand near to concreet wall.

Sorry Friends,

The rate quoted is Rs. 220 per sq ft NOT Rs.120. Actually the rate without basement was Rs.170 AND He asked for the basement Rs.40 extra, as He had to do all concrete walls and double shuttering for the basement walls plus other extra expenses for him in basement. The aggregate total came out @ Rs. 220 per sq ft. We made extra beams, you can call it as "semi Structural" building. Normally contractors do the column concrete mixing manually but we made him to do with machine which would cost him extra.

Rs. 220 is actually very good rate as my friends are now finding it hard to get the same quality of work at these rates.

now the dampness thing: If concrete is having good sand, good crush (no dirt) good cement, good mixing (no air bubbles left)and good curing and watering, after it gets dry, you make a pond of water on the other side and keep it for years. No water will ingress into the basement. It does depend on the wall THICKNESS also.
People have strange theories, such as do the 6" concrete, then make a 3" gap and then do the 4" brick wall. I am, challenging it being WRONG.In G-11 I can show you a house, just go see it if you wanna see for yourself.
Regarding suggesting a good contractor, the construction companies cost fortune and if you see them during construction, you will not feel happy.Again I would insist! get the Architect supervision and get any good guy, already working in DHA, you may find plenty, check their work physically, ask questions and get a good architect. Mine is DHA approved and the cheapest in the town. He charged me for the plan Rs. 100,000 plus supervision amount on monthly basis but like I said before, you can have his visits on critical stages and fix money as per one visit.
Zaraj is also having good standards and if they build at good rates, their work is nice as I have seen their villas in Zaraj, really nice ones but would they make at, let say Rs. 230 per sq ft, including basement?

I have computer bzness in Pakistan and here in gulf, I am working in an oil field.I had to wait for 15 years of my halal income here in gulf, before I made myself able to start my house in defense!
I am a poor man, friend, not a Bill Gate? and where I said that ALL of Pakistanis are cheater? I said most of the construction material suppliers, who are sitting around BT and DHA are cheaters. Ask anyone who had experience with them, you will come to know? It seems you are somehow involved in this bzness or my comments just hurt you! Thanks for your nice response @ Mohammad Yousaf. But, unfortunately I never seen any honest Billionaire in Pakistan. All rich people came from certain mafia, and the truth is they portray them self as a noble person in the society.

Butt Saab, please don't be angry. Yousaf's experience is not that every Pakistanis is interested so. Bhai, It's not a miracle to make a house in 1.7-2 Corer. If you make it in 50-60 Lacs that something is a remarkable achievement. The construction style is Islamabad is too weak and too much expensive, if you compare it with Karachi even with Lahore. I am so expert in this area, but I've seen construction in Islamabad, so weak and in non-professional manner. The constructor doesn't install proper beams verses Columns/pilers. In some areas, I've seen very small sized beams which is surprised to see. Thats what we called "Choona Lagana." If one can have budget of 2 corer then why they use bricks. Why not using some latest trends/technologies for making walls like LCM which is so light weight and more reliable then bricks.

@ Mr. Bilal, I think you don't have budget of like 1 corer to built a 272 S. YRD house. I suggest you to 1st survey in Islamabad as well as in Karachi and Lahore and get some idea about the construction. Survey about the rates in all area and then negotiate. To be honest, most of the architects/ doesn't know the ideal structure needed to built a house. They just follow the trends, no research no innovation. If you need any assistance then I'll recommend you to some guys, who can help you in all matters, without cheating..etc.

You are such a knowledge person, why do not tell us something professional, rather than being cynical and worrying abut others crores and try to ponder upon how they have been made?

@Mr. Yousaf, mostly of the people visiting these sites are just Middle class people. They don't have 2 corers like you. Thats the main problem. People like you not only give them wrong direction/suggestions but also effect on the market (Labor Market). Islamabad is not located in any heaven then why the rates are too high. Brother, just think 1st coz in Islamabad most of people like you living and show their money while make houses. Thats the reason the problem started. You are constructing House in Defense Phase 2, which is 25 KM far from Islamabad and even the land price is much cheaper then in any newly Sector of Islamabad, but sharing your 2 corer story will effecting the market harshly. People like us can make 35x70 house in just 30 Lacs, MAN! and with good quality material. It's because of proper management of money as well as the labor. Please think 1st whom you are guiding and then guide in proper means, like Musharaf Said. Daal nahi tu Chiken khaloo.....

DHA 8 Parkview Open file?
Any one that holds that file can get it transfered in their own name. Seller have signed all needed documents in front of Parkview society. With open
files in hand on transfer day DHA could argue some signs of sellers dont match or some needed docs are missing. Buyer could be in deep trouble if that happens.

DHA Transfer Files ?

Seller must come in DHA office on transfer day and sign all docs in front of DHA. DHA only transfer file after all legal requirements are met. Like no past due amounts till that day. No legal challenges or disputes on file or property till that day of transfer. No loans pending from banks on those properties ( If banks have loan on property they must give give Clearance to DHA first before transfer could be held).

Allocation file ?

A paper or letter from DHA that you will a one kanal plot in this or that phase at time of ballot for giving 4 kanal land to DHA. It is a guaranty that you will get a plot in ballot.
