Even N block is also very ideal to live in where 02 Kanal plots exist and few 01 kanal plots .it is expected that DHA might announce some mega project in the no possession area like big recreational area or five star hotel etc because they have acquired lot of land in that area . Once the announcement is made
prices will shoot up. And keep in mind that N block is located at two Main Boulevard and to main commercial hub.

I just had a look at an LRE post from 11 August 2016 (roughly 3 years ago). It showed residential 1K plot price range in prism to be 65-140 lacs with updated development charges paid. Assuming 3 installments paid at that time, the implied land cost for a prime
location one kanal plot at that time was around 135 lacs (USD 128,000). As we can see in the above post, today, the upper end of the price range for a one kanal plot in prism is 145 lacs with all development charges paid. This implies land cost today of a one kanal prime location plot at around 125 lacs (USD 78,000). This means a loss of 10 lac rupees in three years on the cost of land for a one kanal prime location plot in prism (i.e. around 7% of value). In US dollar terms, the land cost today is around 40% lower than 3 years ago in August 2016. This probably sums up quite well what has happened to the real estate market over the past 3 years with prices either stagnant or showing slight decline in rupee terms but major losses due to depreciation of the rupee against the dollar.

This may be viewed in two ways. Positively, people with cash, especially in foreign currencies, may view it as an opportunity to buy their desired properties so much cheaper today than in 2016 if they believe that rupee will not slide much further. On the negative side, people who invested in 2016 and 2017 may be so scared of the losses already incurred in real terms that they may stay away from further investments causing a prolonged recession in the real estate market. Only time will tell what turns out to be the case.

Aoa,

Whats the present and future of DHA town? My little input is that areas like town and rahbar with 5 marla plots have the maximum growth potential as there always will be small plot buyers in the market and with small amount involved it will always be easier to invest and justify the investment. What is ur opinion?

DHA Multan Negative aspects

DHA Multan will be under immense pressure as there will be huge amount of plots available in market and will be no buyers.
very small roads in maps and most of the plots on small streets.
Not much space for mosques and parks etc,,
most of sectors with land not fully acquired b DHA, not surre what will be in this land plots or park or commercial or may b graveyard.
people are disappointed same as the first balloting where DHA made 9 billion profit on non refundable applications.
people with installmen files @68 lacs hav no way to go out...

DHA Multan Vs Prisim 9 Lahore

This was a very hot topic after ballot of prisim back in 15th May 2015
People used to compare 5 marla of Prisim with 1 k of Multan some said that after 4 / 5 years 10 marla of Prisim will be equal to 1 K of Multan and very few compared 0ne kanal to one kanal.

Dha promise of fast track development within 3 years for prisim has totally failed and no gain after June 2016 has been observed

So one can easily predict that Multan will take 10years to develop
No significant gains are expected and installment file holders may have to bear heavy losses

May Allah save them

Wrong......I got a 10 marla plot in 2017 balloting and extremely happy.

10 marla plot locations is best..both are next to entrance gates, one next to Bosan road, one next to Mattital

Addtionally, U sector is next in line for development

location Ka Aya hai !!! Koi BAAT Nahi inshallah it would be good.
I suggest to keep it hold tightly don't be panic things would be alright gradually.
By the way plots direct access from MB and close of MB commercial are wonderful choice in today's world.

Soon when Govt would fail to get revenue from property market ultimately it would reverse its policy within this year.

Most of the overseas Pakistani invest 5 to 6 billion USD every year in property market and if they would stop it would not only reduce the revenue but also minimize the remittance so ultimately Govt will have to change its policy

I agree to KSR. Or rather I hope what KSR is saying happens. Currently gov is taking strict actions due to FATF too. Once FATF sword goes away, may be government can show some leniency in its policies. The
prices are not down due to taxes ( tax increase is not over the top ). Prices are down because FBR is looking into people who are buying properties/cars etc. So anyone with black money is keeping it hidden instead of parking it in property.

Dha Multan Ballot - From the eyes of an investor

I would start by reminding ourselves that by purchasing a property we have accepted the risk of business investment. A successful investment strategy is almost always dependant on the right choice and timely decisions suitable to each individual thought out carefully weighing the risks involved.

Friends, before I begin, let me admit that I am just an ordinary Dha Multan investor and you have full right to agree or disagree with my personal views. I can write freely as there is no chance of any market sway or direction from my words :-)

There is no denying the fact that Dha Multan is one of the best property investments in recent times as advised, time and again by the big property gurus.

The ballot reaction: Firstly, I believe the reaction of each person is based on his plot location. People seemingly are unsure how their location plots translate into profits in days to come. Estate Agents and even some experts are very cautious to predict what lies ahead.

My perspective:
Alhamdulillah, my plot files bought 3 years ago are now an on-ground reality. I am happy with this reality and accept the plot locations I got as a result of the recent ballot. Ok, I got excited by the pre-ballot and pre-taxes hype, but the balloted files were realistically always going to be around 50 lacs. Yes, I admit that maybe we did face an almost 5 lacs "setback" to start off, due to various reasons.

Though we did not have a clear idea of the expected number of plots getting balloted, still everyone knew that the numbers will be in excess of 20-25 thousand, minimum. The sheer number of plots balloted surpassed all expectations. Another reality is the presence of a big percentage of investors from outside Multan, which is one crucial variable in the futuristic projection analysis of Dha Multan.

Now everyone is tight-lipped and watching intently how the market moves ie the number of plots coming in the market for sale and the buyer’s reaction. Property investment has its own risks which an investor generally mitigates through the timing of his decisions. The investors with the least risk appetite exited the marked even before the ballot. The daring that went into ballot is now in the wait and watch mode.

Let me try to present apparently the most difficult scenario ie a person getting a bad location plot in a sector farthest from the current development. I believe even this is an opportunity for the plot owner as a local resident with a limited budget and a longterm approach for building his property may be on the lookout for such offers available in the market. The point is that each situation can be exploited to your benefit. Just try to be positive and hope for the best.

A temporarily unfriendly market situation can possibly emerge if too many plots are put on sale and do not have buyers. Hence, the predicted worst-case scenario could be a longer than usual "cooling period", where the market corrects itself due to the huge supply of available plots in the market. And the supply-demand game may take 6 to 12 months to settle down. I think whoever sustains this period of market settlement, has a very good chance of setting eyes on the ultimate gains this quality property development scheme has in store for its committed investors in the months to follow. We will just have to be patient and react according to the emerging market trends which the experts are even hesitant to predict at this moment.

I believe that Dha Multan is well on course to be the destination of choice in a residential, commercial and recreational activity, setting new trends in quality property real estate market of Multan for many many years to come. I wish you and myself good luck in reaping the fruits of our hard earned investments !

5 marla file rate before billeting May 2015

28 Lacks
Development Charges + Overhead of Transfer etc
28 + 9 + 1.75 = more or less 39 Lac

Today availability of above average
location 5 marla plot is 42 lacks

Total gain in 4 years is 3 Lacks
All this is due to slow development and false promise of Fast Track Development

Multan DHA will take 10 years for development as per track record of DHA
One May easily calculate gains in Future

prices need to be high because only then people will surrender more land to dha. Second people have suffered alot and I think dha's top priority would be to accommodate them and handover the project as soon as possible as ordered by the Honorable Supreme Court and before It was a 25000 kanal project but If you read the judgement in which a table is made for division of the time frame of delivery there it is clearly mentioned that 2 years are given upto 2021 for land acquisition of complete project that is 10,982 kanal. So in my opinion the remaining of 25000 kanal might come into future extension of dha phase 13 or something else. What do you say sir?

No logical analysis: There was just one effort and it was to ask some people to sell their plots being not good and at the same time to ask some other people to purchase the same plots, telling they are the good ones: please get some other dealers analysis also and make your decision because it would be your hard earned money involved in commission and huge taxes.
