DHA Phase 7 or 8

Hi, again posting the same question, can LRE experts please advise if I should buy a one kanal plot in Phase 7 or 10 marla in phase 8, budget can be around 10 million or slightly higher if needed, can hold property for long time, meant for long term investment.

dear sir
i suggest to invest in dha under development areas instead of developed areas because undeveloped plot will keep appreciating on each and every step towards possession
moreover developed areas have gained considerably already, not to expect high gains comparatively
no doubt ph7 n ph8 will give good return but not as high as undeveloped dha
files in LONG term

Thank you for your reply, although it is not clear which areas you are referring to. I bought a prism plot in J block on the convincing of LRE earlier in the year, i have already lost 15% on the value of the plot, which is very frustrating. Therefore, I would not want to hear anything about prism, I have had enough of prism already with one purchase, it is over rated to the extreme, and will probably take at least 5 years to recover what I have already lost on my investment. I think the message that I get is to buy phase 7 without possession, possibly one kanal in lower cuttings. Please advise what we have available in better locations and what the budget is. thank you

Adnan Sb, I think you don't need any advice. On one hand you ask for advice and then if the results don't go according to your wish you complain. Best is to do your own research and rely on your own effort.

Prism remains a future jewel in
DHA Lahore for some time to come.

@ Khurram, we should understand that development authorities like LDA protects public's interest and grant NOC to housing authorities who meet strict criteria. Bahria Town sector F example is infront if us, they didnt get LDA NOC and most of the file holders are still waiting for their plots. BT are making false promises everytime and giving fake hopes to file holders. Central park is another story, its only few blocks are approved by LDA, they have added several new blocks which are not approved by LDA and society still shows previous NOC to customers to trap them.

@Rizwan, If society issues the map. Then we should go for it or not. I heard Bahria Orchard phase 1, 2 is not approved but they have issued the map. And people are investing and even making homes.

Thanks for reply from Fahad Khan, Rizwan Ullah and Atif. But my query is not completely replied and needs more discussion from experts. My query was what risks are involved while purchasing plot or house in any society not approved by LDA. I think risks can be (i) LDA can demolish houses built in such socities (ii) LDA can block civic facilities in such societies (iii) LDA can fine owners of such houses etc.etc.
All are requested to highlight the risks with actual references if any.

Late payment fine for development charges.

LRE staff. Please can you tell me how much fine does DHA charge on development charges for phase 9-p. How they calculate it. Is it a compound interest or simple interest. If i am late in paying the installment , first they deduct late charges or development charges ?.

What i was told by DHA office recently is that the fine is 16 % per MONTH. Is it true ?. That means 192% per year. Was any such intimation given at the time of issue of allotment letters . It is very heavy fine.

Definitely they imposed huge fines on non paid development charges. Better to dispose off if you are not able to pay development charges on time.

Rs 5000 for 2 months delay is reasonable. But for phase 9 they are asking for 26000 for 1 month delay, i.e about Rs 900 per day ( for 1 kanal plot). this is not justified by any means. Do they give some compensation if the development is delayed from their side.

E - Form

Hi All,

I just want to want to have your opinion on E - Form which I have signed recently for the purchaser as purchaser mentioned this form will be used for his tax reduction as he will submit the form with DC rate. the form simply states I have sold this land to him.

This all happened after transfer from DHA office.

Kindly shed light is there anything wrong I have done by signing this document?

Sir there will always be a differnce let say if Prism Good Location is 255-260 then Multan Good location plot will be 170-180 lac. Most likely after 3 years both project will reach these prices.

dha multan,
Both are yet to be ballotted, both are files,
Both are in land acquisition stage, both have development charges yet to be announced and yet to be paid, both are very very large phases in terms of land,
Both are same priced
Yes, Dha multan is a little bit ahead in land acquisition as compared to dha 10 but Lahore-factor equalises dha 10 in time lag for land acquisition


Both will be developed in 2035 ,
N both will be sold at 3 Crore in 2035 ! Cheers
