Dear mustafaaa, Bahria orchard has very bright future ,it going to become main bahria town of lahore as all main offices are being shifted here within three months.It has a lot of potential and best for short term investment.8m price range is 45 to 55 lac and 10m is 48 to 65 lac, it still underpriced project as compared with bahria canal road.C and D blocks are superb for buying.

Possession only in phase 1 yet and here 10 Marla 50-60 lacs average.

Possession for phase 2 block C D E phase 2 will be shortly and here 8 Marla 40ish lacs range.

It all depends how much you can wait. The 4 marla comm file price is attractive & most likely in a year's time it might give its full benefit when a plot is allotted against it.

You should wait. Your plot is at prime location. Prices on this road would be very rising sharply once construction starts there wich is expected very soon, as this is already possession area. If you can wait for another year, you can sell it aboe one crore.

Hi, friends on this forum a lot of fruitful discussion remain continue about Prism verses other blocks like DHA phase 7. I am not exert but in my view both projects of DHA are very good as per their surroundings and currents factors.
Jiss ka ghar jahan hoo ga woo us kee Jannat hoo ga.

But here I heard few discussion about the things that should be considered in frame of purchase my point is VALUE ADDITION THINGS OF PRISM

As we see Block C & D are very expensive due to Golf Course, so what would be impact of THEME PARK on the Block Q and R.
Are these block getting the full advantage of this hidden jewel or not.

What is the nature of this part and what will be the future impact of this unique proposed park on sector Q, R and overall Prism.

I recommend you sale now as you have made a good profit and invest Dha phase 7 or Prism. I do not understand why people say prism will go down, why ? It is very underpriced, and you all will see by this coming Eid. This is best time to buy for those who are looking for good plot at reasonabke price, you will see at next few months at least 2 million jump.

@Khalid. My friend get a bigger map of Lahore and compare the location your self. You will get the answer. Secondly Dha town is better for many reasons, you can compare its price other nearby phases of Dha. And also it will populated within 2-3 years whereas Dha Rahber needs long long time.

Got one Kanal in phase 4 AA facing park. Alhamdu li Allah :)

The price difference between market price and DHA price is approx 50-55 lac and that too on instalments. SO thinking about putting it on sale at market price plus a premium of 10 lac (for instalments benefit to buyer OR buyer can encase that benefit by paying lump sum to DHA and get a 5% rebate on price which will be approx 8-9 lac)

I think you have not heard correctly... Just pay good attention while listening.. Prism prices are not going anywhere except stagnant. Those will definitely increase next year end when some roads will be visible, but not now. Just sit back and relax

Think about this Mian Sahab. Who is the end user of these plots that will be developed in Prism after a considerable period of time? Can anyone construct a home there in the next 6 year ? Even 10 is unlikely.

I dont understand people are not thinking this phenomenon that prism is still far away to be liveable.. They increase the prices artificially nothing else. There will be 2-3 cycles of prism prices in next 4-5 years. For now prices will stay as it is or minor growth if pace of development is good.

As soon as construction will start prices will grow gradually. More wait more profit.

- Up side phases (Phase 5M, Askari 11) Already developed)
- center of attraction of all investors for next few years or till no new mega project launched by DHA

The prices in prism are now being capped by phase 7 prices...
I would say it in another way....i.e. The greater the prices of phase 7 NOW, better impact it will produce in the rolling year on prism prices....

DHA 9 Town still has leverage of increase in prices(5-10 lac)-- Increase in prices of DHA 9 Town and better access to this will have a good impact on upper blocks especially prism sector A (being neighbour to 9-Town apart from other properties of location and early development there!). So Sector A,D,C will keep on increasing smoothly from now onwards, even inspite of being overpriced!...
