As Market is Changing Fast so my estimate is rough, It must be 130, Good Point is near DHA Raya and near hoses, Only Minus is near Village but seperated by road, Investment point of View average potential. Due to it s location, If you are buyer try to find flawless plot in this budget no matter in T Like on Back of Main. If you are holder then hold it as it is not bad location no benefit to pay transfer 2 side Commission and buying and selling difference which will mount to about 10 Lac

DHA will give acknowledgement receipt for receiving Payment Order / Demand Draft .For Cash you have to pay DHA Challan in Bank.Choice is yours how to submit.


Prism development charges how to pay from out of Lahore or Pakistan?

First keep in mind these are total development charges. You will get am intimation letter from DHA Lahore about due date. Same size plots could have different days of last due date for each installment. Must follow own schedule as indicated on your own intimation letters.

Residential Plots total development charges.
I Kanal : 19.50 Lacs
10 Marla : 13 Lacs
5 Marla : 9 Lacs

Commercial plots
8 Marla Commercial 37.50 Lacs
4 Marla commercial : 19.50 Lacs
Above total amount derived in 12 equal installment and each installment due every three months. Let's move on to how to pay from out of Lahore or Pakistan.

To pay development charges in Prism from out of Pakistan please make a pay order or demand draft in favor of DHA Lahore. Than write a signed letter on plain paper indicating your full name address CNIC number and Prism DHA Lahore Phase 9 plot number. Request attached demand draft to be credited against plot number in letter. Attach your CNIC copy and if available copy of allocation or intimation letters to this letter. All plots MUST have separate pay order or demand draft.

Mail that letter and demand draft to DHA Lahore head office, DHA Lahore Phase 6 via DHL etc. If you want a receipt and trust Lahore Real Estate mail these to Lahore Real Estate 98 Y commercial phase 3 DHA Lahore.

If you are in Pakistan. Go to DHA head office with pay order to deposit or get a challen form made from DHA office to deposit cash in any nearby DHA authorised bank bracnch. Deposit money in bank and bring back paid stamped copy to DHA head office to be put in your plot file. Each plot must have a separate challen form issued to make cash deposit. DHA never handle any cash in its offices.

Dear experts in need your attention as I have hard earned money.I have a plot in a society Formanite housing scheme. I have paid all the installment and developmeny charges and got procession of plot in 2007.later in 2010 society have increase the decelopment charges 6 lac which were other than the development charges which i paid.As I got pocession in 2007 after paying all charges.I also did registry of my plot. I did not pay that charges 6lac which were imposed after getting pocession.so society cancelled my plot and sale to another person.now problem is that there are 2 owners of plot.I have computerized registry

Procession letter
All installment slips
When I came to know about cancellion of plot what I did
I have make wall all around the plot
Take stay from court
Now 2nd owner to whom society sell also suit a case.he have also same documents which I have except computerizes registry.
So plz tell me how much my case is strong in this situation as I buy this plot in 1997.it's my hard earning plot.

very sad , all buyers must write application to nab to take action against this society as in above case both buyers are victim of society , if one has allocation or possession letter its his no one can undo or issue letter to other having said that and motivating you to use other institute with courts , in coming days i am also launching an issue to higher management of dha by law though my uncle support in dha there but to benefit all i am doing , for a minor issue i faced during selling a smaller plot in prism k. dealers and registered dealers fond of blackmailing so taking 3 dealers to cleaners in coming days ,it will be fun lawyers already working on it 8 violation of lawso far :) so never ever give up on your right and use rights law give you fight for right.

@FAIZ ,it all denpends on how much time you have in ur mind to build the home ..awt phase in my view is muuch better because it is already developed and people living here and its close to ring road interchange and it have only 10 marla and 1 kanal plots ..fazaia 2 is good for 5 or 7 marla plots and will take another 2 years before anyone built a house there.

as of my personal opinion ,market price of 10 marla in awt phase 2 would be between 45-60 lakh(50 to 60 lakh in c1 ,d ,e1) for all blocks ,and 1 kanal 65 to 110 lakh(A AND B 80 TO 110 LAKH) by end of 2016..best way to verify this is to check the prices in the surrounding societies

And people r keep beliveing on them.They will make their boti and go away. Their r dealers on this forum who keep saying LRR will go to bahria orchid. I don't know where from they got this.just to make their investment more expensive.

LRR shifted to Orchard was the biggest lie. People are naive enough and they believe without asking how on earth they can move LRR 7km South just to facilitate Orchard or save some plots in Bahria. It is far better to compensate the plot holders than doubling the LRR budget

If House is not rented the Tax is Nominal, in LDA area on 10 merla I am paying 3500 per year in non rented 10 M 2 story house.It is Category B area, Most of Lahore is B or C only few Mains are A , rented House have about 30,000 Tax
5 Merla in C Category area will be exempted in B and A will have even lesser Tax

I think prices have already appreciated all over DHA very much. IMO they will stay here for some time or may be they are at correctional level. You cannot expect property to appreciate all the time, unless there is a solid reason behind it.

my friend dha 9 town prices in last 3 weeks have already jumped up. Plots which were of 52 to 54 lacs now are trading for 58 to 60 lacs and this is because of the main approach road work. Pray more house construction starts over there and than only prices will move ahead. I have amazed to hear plots facing park and big roads people are asking 65 to 68 lacs for 5 marla.

Selling and buying is a technical game and most of people do it in hap-hazard, but some stick to what they ask no matter how long it takes to sell. One of my friend has sold his plot one row before your for 54.50 lacs this week on tuesday.

If you wait till end of this month you can get arround 55 to 55.50 lacs provided there is no DB or Pole infront of plot.

Remember Dha 9 Town is hot at the moment and prices are changing on fast pace. I would say to sell this plot asap and buy in block C or A on big road and good approach.

People who will buy good location plots in Dha 9 Town even at this point in coming 3-6 months will make 6-8 lacs easily.

I have 1 Kanal in Prism but I still haven't got intimation letter. Tried to contact by phone during working hours but they couldn't connect to concern department. When raise ticket online they responded with standard reply as
" As per feedback from our concerned branch the intimation letters with developmental charges of Phase 9 are still in postal process. You will be intimated on your mailing address which is given to DHA. Regarding due date of development charges depending upon the issuance date of the intimation letter. You may contact on the given numbers for further assistance."

My Plot is in "N" block, is that DHA sending letters to intial alphabet block first or is it randomly issuance of Intimation letter/development charges letter?

Should we wait as I'm not physically there in Pakistan.

Are residential plots in DHA near to any CCA considered bad or average location plots? I know that plots facing commercial are considered as bad ones, but what about near to commercial? Are they better than facing commercial ones?
