Sir Dha had some issues with shop keepers on old road, so bought this new land. This is a new road on new site next to Darbar. This road is before these shops on old approach. (Old road is after this) This road is before the point from where you turn right towards 9 town at Bedian road. I have taken this pics standing on bedian road facing towards 9 town. This road curves from farm house which dha has bought for weddings etc and cut old road towards block B and join the main Boulevard. One can easily see kacha road been done by DHA.

Suleman @ Thanks for uploading the pics. Now I think that I should visit DHA 9 Town in 3 weeks time to get you pictures of the carpeted section of the road. Also, as winter is coming to an end it is ideal time for construction and we will hopefully see the home construction activity speed up in March.

Dear Ibrahim sahib,

This new road joins the same main road between blocks A and B. I was bit surprised as well when called few dealers in DHA they were asking about 3 to 5 lacs extra due to main road construction activity. I am sure by the end of this month prices will hike. We were looking for 5 marla option where my uncle can build his house next year in dha in reasonable budget and ended up in dha 9 Town as best option if one want to build home in next 4 years. Good location plot near to main road 60 lacs. Plus you can enjoy all modern facilities of Phase 9 Prism and Ring road approach. Rest God knows better.

Dear shehzad, usually 1 year is less for holding property as you have to pay transfer charges, commission, taxes etc So effective gain in one year might not be that significant! unless you buy in highly underpriced area and it gain afterwards! For real estate keep in mind a period of 3 years at least! So be reaslistic and don't expect too much!

Dear friends,

I visited dha 9 Town today and was so happy to see the main road approach work going on. There was FWO buldozer and trucks and tractor trolleys working on site. One can very clearly now see main 150ft or 120ft road from Bedian road going towards Dha 9 Town. 2 Dha officials were there and confirmed that the road will be carpted very soon in coming 2 to 3 weeks. I have taken few pics as well and will try to upload them shortly. I am sure this is a great news for plot holders in 9 Town and prism and will boost plot prices especially in Dha 9 Town.

Investors should be very careful now before investing in Prism. The big fishes have sucked enough juice out if it now. Its a long term project and will require time to give reasonable returns

Dear KJK its not really called a dip. some people in C block 10 marla strip was asking a little higher for their plots which is just corrected a little bit. A dip is when to see plots selling for 10-15 lac lesser than their actual market value. and there is no situation in market about prism. right after ballot thinking that plot will take dip i did not buy then but it never happened and i ended up buying a plot by paying 15 lac more for approx. same location in P

usually most of the people use to comment about prism just by watching prism map in front of their eyes. A week ago i visited and spent approx. 3 hours in prism(A,H,P,L,B,J)physically very early in the morning.i explored the area by foot starting from asiana through azam chowk till A block. most of the land is leveled and easy to develop. i must say its a beautiful patch of land

@KJK,

I am not sure if your an investor in Prism or not but I'd strongly suggest that you dont worry too much about a few dips (or rises) during the next three years in Prism unless your a very short term investor looking for quick gains before jumping off to another project. Property business isn't equity trading business where you hold long/short positions. In property, a lot more patience is needed. If the project you've invested in is good, gains shall be great. I hunt for good plots on a daily basis in Prism and I can assure you, good deals are VERY hard to find.

Thanx opinion and Mr Ahmet for your valuable comments actually i am investor and i purchased plot @ 61 on 80 ft road in jan, 2015, now its going down day by day at this stage i am thinking that was wrong decision to go for 10 marla at very good location because this location is best in Prism for 10 marla cutting. I can wait for a year maximum please comments where you see these 10 Marla plots in C in January, 2017.

I am following daily basis PRISM I purchased few plots in early Jan16 thought I bought in peak as I purchased in range of 92 to 93 lacs. I was mentally prepare for slight dip during Jan onwards ......But really by grace of Allah positively surprised within 45 days time I am getting offers 6-7 lacs plus on all four purchased plots.

Now after development announcements, ceremony, continued activity and day by day people awareness and every day overseas increasing interest there are very rare chance of even slight stagnation even .

Any way we have target of 3 to 4 years holding plan and that should be wise rather than exiting before to get optimal and maximum gain

You have to make each one complete application for any plot, you can make as many applications as you want, even if its for the same plot or different plots with the same id, but have to use seperate form, seperate po and complete aaplication with photoes and id card copy.

Brother trust me, my humble opinion is don't even think about it.
K block is dead market and the plots offered are on dead end
One that is offered in centre has transformer (electric ) in the middle. I wanted to invest there as well but after seeing ground reality I would suggest to avoid such pathetic locations.

Dear HC and SYED, thanks for your sincere advice. My point is that instead of buying home right now, is it feasible to try my luck in developing area of lahore ie RAIWIND road surroundings, manage a portfolio of small investments in different pockets or go for DHA side, my main objective right now is to buy a nominal semi commercial property and let it grow for 3 to 4 years and invst rest in different societies, being living in a rented house. Respected members and property experts, your sincere advice means a lot for me at this time. have to bring up 3 daughters and a son!
