Though U r in USA, but Iam sure U must be able to comment on State Life II future prospects. We see a good move in DHA - 9 files, and the location of State Life Phase II is much much better.
What is the latest about State Life merger with DHA Phase 9/10.

Merger is likely in future but its almost sure a 3 to 1 or 4 to 1 ratio will be used to alot plot.

Few years back there were a lot of options for investment in DHA. There were DHA 6-7-8, Parkview, Phase 5-ext and lastly Phase 9. Now all of the phases except 9 have been balloted and I believe the market has been saturated with plots of already developed and developing phases. Most of the plots in DHA are owned by overseas Pakistanis or investors and their prices is too high for normal Pakistani people. In this scenario, phase 9 seems like the only obvious choice for investors or normal pakistanis who can't afford 70-80 lakhs plot in DHA.

I wonder after DHA9 wat will come next for investors ?

There is no need for State Life II to merge with DHA Phase 9.

State Life II after getting NOC from LDA may start and complete development before Phase 9 and price may be more in State Life II.

So why to get five Marla in DHA Phase 9 for one Kanal in State Life II.

Its a matter of starting development in State Life II and people will sell their DHA Phase 9 file to buy plots in State Life II.

I don't think too many people will be going for it as compared to phaes 9.

I am very happy we soled our 40x80 plot in G-14/3 Islamabad for Rs, 78 Lacs.

We have now a budget of Rs, 1 Crore (Rs, 10 Million)to invest again for maximum 1 to 2 years, then we want to make our own house.

Please advise, where we should invest and what size of plot for what prices?

Madam, you sold it for a very good price at this time, I think your plot was a corner plot..?
I also have a plot in G-14/3, but, I am going to hold it possession of the plot, I believe I can sell it for 1 Crore after 1-1/2 year, as the development is already started.
Next development can be E-12, I am hoping the development announcement of E-12 before March 2013, because CDA has allocated some funds in the budget financial of 2012 – 2013 and on top Supreme Court is watching CDA for E-12 development.

No it was not a Corner plot, but, Margalla facing in Street 93.
Mr. Tarar, I know the location of E-12 is excellent, in fact the best location of sector in Islamabad after D-12. But, I dont know how to beleive that its development will start soon, I also heard that Supreme Court has passed orders to CDA to vacat the sector from illegal occupents, but, when this decesion will be implimented, its a big question mark

By the way we have already one 40x80 plot in E-12/3

With a start of development in E-12, rise in prices of D-12 may slowdown but will not stop or comedown.

For your 40 X 80 non-corner, street plot of G-14/3 you got a very good price Mashah Allah ... I still think its worth is not more than 7 millions in any case.

one in hand is better than two in bush, my suggestion is to go for on ground plot in D-12. There may be an announcement on E-12 but development will take years e.g. D-12 was announced in 1988/89 (if I am not mistaken) and now its 2012.

Yes, u are right, I think we should take plot in D-12 at this time at least for 1 year we should get growth of 15%, I think if we can get good plot of 35x70 for 10 million, we will have at least 15 Lacs profit within 6 months. We are trying to find 35x70 good location plot in D-12.

2ndly, 40x80 plot in G-14/3 at this time is getting very good attention, there is no doubt about G-14/3 is comparitively better sector among others arround, thats why its prices are better than others.

Unfortunately we still dont have 3G voice/data service available in Pakistan.

So you can only have 2G EGPRS/Edge etc... n better go with best service provider that is Mobilink.

Other option for data on ipad or any tab is to have good broadband service (PTCL, Wateen etc etc) at home and enjoy it thru wifi.

@dxb, thanks for your suggestion but I would have VPN access to my work via my smart phone and I have to have better speed internet sim card on my way as I wouldn't be staying at home all the time but meet & greet friends/family in this short time.

Insha-Allah & hopefully, I will try to enjoy my Eid holidays but other than those days I could keep an eye on my other stuff which is why Smart Phones have been invented :)
Please suggest / recommend any good one & that would great favour from you or from any brother / sister like Umer and Persian Frill suggested?

All companies offer more or less the same experience in terms of data plans and internet speed (minus the marketing gimmicks). I'd suggest to simply find out the network that has best coverage in your area of interest and go for it. I'd use the one that is used by my hosts in Islamabad.

No, As I said, simply use the sim of the company which is being used for voice and data by your hosts. You don't want to end up having a sim of any company which doesn't have good coverage in your room where you'll be staying for say 25% of your time in Pakistan. Mobilink is ok too.

No sim card for DATA only for 3 weeks.

You can get a Tablet PC/iPAD from Lahore through TCS- simply go to TCSCONNECT website and they'll deliver at your doorstep with warranties and all.

I am informed by my tenant that there are thousands of small ANTS (cheyountiya in urdu) on ceilings of my house, its so annoying and sometime the roof color looks like brown instead of white because of these ants. although i haven't seen it myself but he was saying that they are coming from the Fan ceiling sides (jaha fan laga hota hai wo jaga fanbox ke liye jo hoti hai)

construction completed around 10 months before,

what could be the reason, is it dangerous and whats the solution. (the bricks used in construction was of good quality).

Instead of bothering you about ants invading the house, your tenant should look around the wiring pipes on the roof to see from where they are coming and just block that opening. Ants in the rainy seasons are everywhere in and outside the house. Simply sprikle DDT at few places and they will disappear.

You may get between 50 to 65 lacs depending on the location. If yours is a good plot you may get around 60 lacs.

By the way, it is not a time to sell but to invest in G-14/3 unless it is your requirement for other reasons.

dear asad never make that mistake. z block is not 'just across barki road' it is few kilometers deep/away from barki road at very bad location. u can check the moza from any z block file or check from local farmers. it has nothing to do with main dha phase 8. the z block land is priced one fourth compared with main dha phase 8 land.

it is not advisable to shift a well green plat from a cultivated land to an other land, you are not sure off. Certainly it will slow down the growth and rest Allah SWT knows better.
