i just know that it is in illegal list of lda but you must confirmed it from lda office onece you take this decision.Bceause i think when illegal housing schemes will pay some amount to lda then they will approved it.

HI, Grand Avenue is one of the LDA public notices list. It's not approved by LDA and they have warned that if you make any purchase, it will be you own responsibility so better to check first. LDA advertised public notices many times and I had seen Grand Avenue in the list as well.

if DHA-8 was launched at 55 lacs 3 years earlier Why DHA-9 will be less then that I believe it will be 60 lac minimum 45+15 and the balloting of DHA-9 is well under consideration and it will not be later then March 2013.

Hello all,
I live abroad and have no insight into the details that all of you have.
I need some suggestions and help from you. I am looking to invest into a file/plot and have been given 2 options

1) Phase 9 file for 28.5 (no information about the balloting)
2) Phase 8 Z block file at 39

I was told that balloting or phase 8 z block will for sure happen in February/March, 2012 and the price will go high, much sooner than phase 9 and rate of return will be much better with phase 8 z block file than for phase 9.

Please advise.

Dear Ehtesham Every plot was a file one day. I don't know why some of the friends are allergic from files. It is like buying seed instead of plant and trust me a quality seed can produce equally good plant and it is way cheaper.

You seem to be in initial phase of planning your house. Irrespective of your intended use, you must plan your house to serve multi-pupose utilities. It should be planned according to the market demand to have ready re-sale option. The two portions,GF & FF should be independent to rent them out separately.

If you don't see any need of selling or renting out in foreseeable future even then plan so to serve the above-mentioned purposes.

I'm sorry but the advise of Aamir is stupid.
House is home! It has to be purpose built as a dream house.

You didn't mentioned the area but 250 to 500sq.yard. should be for single family.
Number of rooms for a single family shall be 3-4 respectively.

There shall be reasonable open area, usually bylaws define minimum requirements.

Do not built a house targeting multifamily, it will prove to be a foundation stone of the costlier blunder you have ever made.

Focus, more on structural strength and quality control.
Distribution of rooms and space is fundamental.

It is difficult to answer your question but I like to have following parameters for my 1kanal house:

-There shall be 3-4 B.Rooms.
-Minimum size of Master B.room shall be around 13x16
-Minimum size of B.Room shall be around 12x14
-Minimums size of Kitchen shall be around 12x14
-Minimum size of D.room shall be around 12x14
-Minimum size of Bath Room shall be around 6x10
-There shall be dressing with master Bathroom
-Ventilation and lighting is fundamental

I do not the size of the plot. Best is to get in touch with some architect to guide and help you through to use the the money in most useful and efficient way. You can get the namesand addresses from DHA office itself.

Thanks for your valuable suggestions. Area of plot is 500 sq.yd. Preseently, I am living in Karachi but for future planning to live in Islamabad,. Rest God knows better what would happen in future. So I feel that given this situation, construction of marketable house would be more suitable.

Jangle main mor nacha kis ney daikha! Ask someone who already has spent millions in constructing house in DHA Islamabad.
DHA Islamabad zabardasti ka Islamabad hai. It is around 30 km away from actual Islamabad. So better spend your money in some developed Sector of CDA / Islamabad than throwing in a will-to-be-worth place.

Posture of dha islamabad is not same as karachi or lahore, because bahria in islamabad has more worth than dhai, thats why dhai prices r almost stopped for last 2-3 years. U can say like this

Even if you live in Karachi,you will have to do a few things: 1. Visit the site and the neighborhood.What is the land like, in respect of rolling, or flat, on a height, or lower than neighborhood. 2. See what kind of houses are being built? 3. Get in touch with some architect that are registered with DHA or you know and ask them to show some of the houses they have designed or built4. Compare their fees and scope of their work. Then decide. Allah will bless your efforts and money.

These are all property dealers discouraging you, because plots rates are reasonable there and they can not make big commissions. Moreover they can not pay bribes and play with documents. DHAI is a nice place to live and is future of Islamabad. Plot prices are in Lacs, while in CDA sectors these are in Crores. This place is worth living and is becoming better everyday. You do not get robbed as it is common occurance in CDA sectors now, you get water and excellent other sercice which is a dream in CDA sectors. Its location is 1000 times better than one in Lahore and Karachi.

DHAI is no way comparable to DHA lahore or karachi. DHA lahore is comparable to F sectors of Islamabad if MARK,Riyadh had ever visited them. No offence but DHAI can be comparable to Valencia Town, NFC, Izmir kind of societies.

DHAI is almost 30Km away from CDA sectors. Sheikhupura is also 30km from lahore.

i am not a property dealer. Location of DHA 1 cant be compared with any sector of the CDA. as DHA is the most far flung area its not in the real islamabd you can even see it in the map . Main islamabad consists of only zone 1 and zone 2

Even if DHA and Bahria decide to save their face and get DHA Valley going it will take another 5 years for the possession and all. This is likely since they've already used these billions for 5 years w/o any interest. However, my view is that they'll gradually develop these sectors in the next 5-10 years (Oversees first (in 5 years)to reduce pressure from abroad since any further bad word will reduce the business in other ventures run by DHA and BT).

i'd suggest to just forget about this investment and focus on other things in your lives- Hopefully your kids will benefit from it.

Do keep raising your voice through media every now and then.

Shanz, Most of the people here are property dealers and investors who only comment if there's anything of common business interest for them on best effort basis (which is ok and makes sense). I have also posted few queries regarding my sunk investments but no one responded so don't lose heart, you're not the only one.
Leaving the "how and why" part, I'd simply suggest you to take your money out and invest elsewhere where you can touch and see the property that you are buying. Don't buy files etc..buy small but buy on ground things.
Note that the above advise is for you only and doesn't apply to someone who can and afford to take the risk and hence gain high margins if it gets through. Take the money and run.

I doubt, this budget is not enough to buy 1k plot ready for construction in phase of DHA. You have to go for 10marla or to increase your budget by 1.5 million more. Experts may give their valueable opinion.

@ Ayyaz, you are right that its town planning is very poor. But M block will have high return for those who bought file at right time like me, I spent on Rs 25 lakh in total.
