With regards to the earlier posts i would like to know the effect of this condition in the bt market. Some people think it will have positive effect as it looks nice that each and every home looks alike in design and also in color. I think it will have negative effect as every body wants his house unique and different from others. And also builders are left with no choice to build houses with beautiful elevations like in DHA. Please serious comments

Agreed. Everyone has his own choice. One should have the liberty to plan his dream house as per his requirement and design, of course, in compliance with society bye laws as far as covered area, open space, orientation of the house, ventilation requirements and minimum size of the rooms etc. Keeping all the houses look alike gives an image of govt colonies and barracks. The design of the house portrays the background, taste/choice of the family living in it. Honestly, I put my plan of building house on an owned plot in BT at halt due to this reason.

I am living in RC, KSA where majority of houses are same design in terms of window shape/size, exterior finishing/color/material but all are having different floor plan but each house is designed as a corner house having minimum two sides open, they look fine. Case in Pak societies is different, we are having a series of plots in one line with fixed size, the idea may not be a successful one.

Everyone has right to like or dislike but for me it will have great positive effect. One can see following areas with identical elevations, looks great.
- Safari Villas in Lahore & Islamabad
- Bahria Homes in Islamabad
- Defence Villas in DHA-1 F Sector Islamabad
- Meadows in Bahria Islamabad
- Emaar Islamabad on main Islamabad Highway
- Commercial Areas on both side of Bahria Express in Bahria 7 & 8
- Commercial Areas by DHA on Bahria Express Islamabad

I do remember one person changed his elevation just because his neighbour house top level was 2 ft. higher due to some difference in groubd level, everyone tries to defeat his neighborhood.

It will have negative impact for sure, it's your piece of land and you would like to build your way keeping society by laws in mind, height requirements, coverage and other things are in bylaw to ensure good look of society. In past due to same policy my cousine not bought plot in Bahria, instead he build two houses in I-8.

According to the law I am obligated to pay taxes only to the country I am resided at and to one country (not to 2)and I am paying taxes over there which include “income tax, Property tax, Car tax, GST etc. Its not a big deal paying $125/- but it burns my blood that what we are getting back from this country and its against the principal that I have to pay property tax for 5Marla house where as I was told it is examted from property tax. I know eventualy I have to pay but wondering why?
What we all those who live out of pakistan are doing for the country is sending money and with no export our reserve stands at 14B US Dollar and we have saved pakistan not once but many time going bank crupt so is it not enough or more over if some one buy his principal house in back home his blood should be sucked. Sorry if I am over reacting on this subject.

As you are staying outside the country I think you are exempt of this tax, but you have to remind this to the tax department yourself.

Dear Latif as per post #60822 your issue has to do with whether your house which is 82sqft extra can qualify for exemption availed by other 5 marla houses or not. Strictly according to the law it does not, but you should try filing an application with the relevant authorities after finding a logical basis for your argument. Your logical basis can be that the plot was intended to be designed as 5 marla by the cantonement board. Try locating owners of other houses which exceed 5 marla by small margin. If you can show that others in your position are getting exemption then it will be impossible for the cantonement board to reject your application.

There is no such law that you are obligated to pay taxes only to the country of your residence. Tax is paid in the country of PURCHASE i.e. whereever you consume/purchase goods and services OR in the country of INCOME i.e. whereever your income is generated.

Correction: I later noticed that as per your last post your house is extra by 1/4 marla not by 82sqft. Sorry.

If you are not satisfied with their decision on your application you probably will have the choice of going to the office of Ombudsman with your complaint. They will decide your case for free. Don't blame the country. In any country you will have to pursue your case through proper channels if the situation is not clear cut.

i have completed the 10 marla structure of my house with the covered area of 4500 sq feet in Islamabad

i want the advice in the following areas.

1. whether to use marble or sonex tiles? pros and cons? if marble which one and whats the price. i have heard that parlino is reasonable.

2. there are 22 doors in the house. tell me weather to buy 107 sq feet(estimate given by a carpenter) wood from whole sale market or order the ready made doors? can we bring the wood from hawalian timber market to Islamabad without any litigation?

3. whats the option in aluminum windows and glass?

4. any pros and cons of chakwal stone? is that recommended?

5. best interior and exterior paint options?

6. kindly quote the labour charges of the above services in Islamabad.

go for master tiles(long lasting and excellent quality) or good quality marbel. sonex tiles will fade after 5-6 years ,while the life of tiles by master is upto 25 years.

use aluminiun windows as they are good and air tight. once closed they stop rain water during storm or air in winters.

good quality Diar will cost you & RS 2400/SQFT no need to bring from Hawaliya. For paint use ICL Dulex . remember fixing marble or Tiles and for use of timber a good squad of workforce is very important and you check and get recommendation and person from the supplier. Generally they have good persons in
contact.

I have don’t have any experience of sonex, with recommendations of friends, I have installed Master tiles in all washrooms and very much satisfied with the quality of tiles. If you will visit Murree Road (Rawalpindi) and find Master tile dealer, they will show you huge variety of master tiles. You can select according to your taste.
Also, we used the same sanitary fittings of masters (you can check the warranty of fittings from the dealer) I believe some are for lifetime and some are for 3 years. It’s all depends on you which quality of sanitary fittings you would like to install.
2)
We have installed tiles in two kitchens, and rest of complete house, we installed the marble and very much satisfied with the decision. There is lots of marble dealer in I-10 industrial area, which them and select the marble.
3)
ICI dulux is best. For exterior use ICL weather shield.
Please note that for tile and marble fixer, try to find the best person in your area, check his work before hiring, if you will get excellent worker to fix tiles and marbles, he will make job excellent even with average material. Don’t hire any cheap worker. I have seen in my neighbour just because of 5 Rs difference of labour, the worker did very poor work, so it’s very important to select best worker for tiles and marbles if you want excellent finishing.
Same request for painter, my plaster was just average, and later I selected the best painter in our area, and he has done perfect job and hide all minor issues of plaster. He really worked hard and removed all minor defects.
I got a chance to visit both Farooq, and Shakeel near Faizabad, both have good variety but I found farooq is very much expensive. He is not dealing with master tiles but most of the Chinese made tiles. Looks great in display but not sure about warranty.

Marble or Tile both are equally good and depend on your choice. price wise also there is not much of difference. Marble will give you homely look while Tiles are used in commercial but these days equal in homes as well.

Parlino Marble will cost you around RS. 70 to 90/sqft. and it will cost you RS 20/sqft for fixing.

Aluminium will cost you around 400/ sq ft including every thing 2mm thick powder coated aluminium with 6mm colour glass.

Good quality Diar wood is available with Fuji Timber Store on West service road G-11 Cell No.

All quality sanitary fitting are available at Shakeel or Farooq sanitary wear Faizabad oposit survey of Pakistan. Where as some cheaper quality items are available from Gulam Nabi and sons Committee Chowk tel No.5541488 and

Khaprail are available for NLC precast on Chack Shazad road.

For electric cable use Pakistan Cables Best of Luck

i have completed the structure of house with covered area of 4500sq feet in islamabd.in the next phase i want the advice on the following issues

Dear Haroon, Khayaban-E-Amin is a good place to live as per my opinion. You may visit the society and decide. I think the management of this society is bit weak and so marketing too as their response to customer is not swift and satisfactory. Most of the staff in site office is not attended customers properly. They only need a good
team to attend the customers with proper information i.e price, exact location of plot/house, development progress, possession time etc.
This is not the best but very good society in Lahore to live.

Well, I am satisfied with the progress, My Installments were completed in Jul 2012 and then waited for the possession letter. Just 2 days ago I got the possession letter and the possession will be given in November 2012 right after Eid al-Adha (INSHALLAH).

In 2009 I bought brand new 5 Marla’s house in DHA Lahore. The other day I received Property Tax notice from Contonment Board of Lahore Cantt, asking me to pay PKR 4600/- also it is noticeable that there was zero arrear (previously unpaid Tax) on this notice.
I took the notice to CBL office to find out that why do I have to pay property tax since my house is in 5 marla cutting area. What I was told the area of my house has 82sqft extra land.
When I asked why tax notice was not served from 2009 till now for the previouse 2 years. Then Here the insteresting thing happened the staff forwarded my same notice to his officer and he added the arrear amount of around PKR 9000/- to notice making the total tax around PKR 12000/- to pay.
Yes I admit that either I was stupid or Innocent that why did I mention the arrear but it was not my intention. I have never lived in Pakistan in the last 32 years and this is the first house I ever bought in my life.
The officer reprinted the notice with additional amount and handed over to me. Every body in office was smiling except me and I left office sadly without the arguments.
Can some one please explain wether do I have to pay this Property Tax?

But my point is the property dealer who got me this house told me that all 5 marlas houses are exampted from property tax though mine is only 1/4 marla more than 5 which I did not know till now. Now the question is why am I obligated to pay the amount Tax which is almost close to the house of 10M.

As per my information, once the plot size exceeds 5 marla limit then the higher tax rate applies. The tax authorities may be expecting you to bribe them. It is better to try to find a person of 'know-how' in the tax office. Take care of the end dates to submit money. If the end date is breached, they usually multiply the tax amount. Better pay 4600 to avoid hassle. Otherwise, you may have to bribe someone to avoid tax but i will not recommend this since you are living abroad.

Come on bro, plase pay tax of just PKR 12,000/- ( USD: 125/=) towards your homeland not by thinking of some one cheated ...just by considering that you are returning something to your country.....

I had similar incident where the CBR person has given me the way to save aroung 22 K for my rented house in Lahore, but prefer to pay the full tax rather than saving 22 K by bribing someone.

When I received the property tax first time of my 10 marla rented out house my property agent told me it can be reduced to Rs.8,000 in stead of the actual Rs. 27000/-. I preferred to pay Rs 27 thousands and ever since paying the same annually.

Good, We all should pay Tax what ever amount is, once we pay the tax we will care about the facilities govt is providing in return.
If Govt do provide then we have right to comment of govt working toward people of Country.
May be we can use our vote for right party then.

In Last visit I paid life Time broken Tax of My 800 CC car, Agent was asking bribe 1500, But I thought once I am in Office then why not to explore, i paid it without paying any bribe it Took me about 2 Hours, I agree that system Could have been better than this but still it was Ok. Nobody asked me vitrification from previous post ofices as agent was telling me.
In my last purchase of House I did not Pay any bribe to LDA offie, No bribe to Sui Gas offie for change of name, no Bribe to WASA for change of Name nither to Board Of revenue/Tax Dept, But Unfortunately LESCO Turned out to be Most Corrupt i I had to pay Nominal amount rs 500 Only.
I Think we are Corrupt nation Because it is tolerated by us, To save our time and usually we are ignorant of procedure, Once officials thinks that money can be extracted easily even in Routine matters they try to Make Procedures lengthy.
Always for for Purchase of property I buy Stamp papers directly from Window [Kachehri]
IN UAE each year I renew my Car registration I spend about 1/2 of working day ,There is No Bribe but long procedure, similarly there many things like Visa etc where we have to wait days. But we Tolerate . Back in our own country we are in hurry we want to pay bribe to get the things done in minutes.

If You are OK with Bit of Uncertainty in terms of Time and
location 28 plus 14,15 Lac development Charges makes total 42 to 43 Lac , this is good if you are delivered good Location level Plot.
If You want more certain thing then you may go for DHA 7 today, You may get Bad Location near Village or Average location Near BRB, or Good Location in Z2 Block. If I am in your place I would Like to Find in DHA 7 in 45 Lac Budget.
I agree with arguments of friends that many of Phase 9 Plots will be better than DHA 7 Location wise, but what if you get on village Boundary, near hadiara drain or 12 feet Below road Level or Facing Graveyard then what?
You Know Many deep Plots in DHA 5 are still waiting for construction, Have a look of L and B Block, Even If You are ready to make House in deep Pits But others are not then You are stuck, left and right pits can spoil your expensive construction. Track record of DHA is that good locations are always given to dear ones.
