LRE is showing daily price chart as like stock market, currency exchange of gold rates which is irrationale.There is no mechanism it is only on one's whims (khahis)Zameen is there from bab adam and we put price on it at every moment. This is greed of a man.I have seen rates of Baharia town sector c it was 15-30 (for 10 marla) the next day it was 16-30.

now this is called "gut feeling".on a nice sunny day pump it up to 16-31 and on a gloomy day 15-30 and make it appear as if you are on the floor of huge trading floor like stock market in front big electronic/digital screen.That's all it takes so chill every body!!

I Still cannot understand Who are the drivers in real estate... Howthe demand vs supply increases only in one day.
Who is the authority to change rates? What are the other varients except demad and Supply.??
there is no price regulatory authority and one can be easily cheated on few lacs.
Real estate is a big market and inolves trillions rupees even the smallest transection in DHA is not less than 20 Lacs, I am afraid that the dealer may over quote me with some fancy stories because there is no system to deifne rates Everything is on Gut feeling and Estimation...
Its too messy.

Files rates are almost like as in stock exchange.In Real Estate Investor and owner of the property purpose is to earn maximum profit.No one control or fix the rates of the particular property.there is no criteria.for example I bought a plot in phase 6 at 58 lacs in B Block after few day I bought another plot in same lane at 56 lacs.

Dear CS, kindly elaborate me that what should be criteria for the rates estimation.

I appreciate the efforts of LRE People they put to assist general public at this forum.

On July' 17 2012 you assessed the value of my Plot # 7-Y-1083 49 to 50 Lacs Appox whereas I have noticed that there is a plot on yr website location of which is near to 7-Y-1089 and asking price is 56 lacs. I am a bit confused as if my plot 1083 is assessed less or owner of plot near 1089 is demanding high. Kindly clarify for my knowledge sake.

i visited suny park last saturday. its access is thru pcsir-2 i like its location, after passing thru pcsir when u enter suny park u feel the difference of development. 5M plot is around 15 lacs. there is no society transfer but registry is made. there have been some problems of land mafia, so if u buy get possession on spot and start construction right away. society office is there to give u possession upon completion of registry. planned 150 ft road is passing thru the society (linking johar town with valencia town) once this road is constructed suny park will boost. currently there is no gas. one major point i felt is that ur kids or some people may feel inferior when the have to use parks of pcsir and its roads and shopping areas, and then come back to suny park where standard of roads is not good. UNLESS suny park management has plans to at least develop its roads at par with pcsir-2.

V 861 is not in the village but around 100 feet away from village.It very next to Chak Dera Village.The village is there and looks like that village is not going anywhere.The development work in V block has not been started yet. We cannot give you any update about land clearance and development of V block.Kindly contact concerned person in DHA about clearance of land and development status.

I have never seen any of my clients to loose money on any commercial plot investment so I think you should go for some commercial plot in DHA Bahria NFC2 or Central Park etc.

I must also say avoid shops in plazas as they are most likely to give you loss or headache.

if it is an investment money then go in commercial.

2 marla commercial sector D AA block is also a good option. this cutting has been made by using the front part of park and foodcourt cinema area.5 million is rate.it is located on 80 feet road that is prime location because going to sector C and further on to sector E and a small Zoo is also being made there in front of this commercial.every one going to sector E or sector C will use this road.but u can not build 2 sorey on it.

in 3 marla commercial bahria overseas B, you can build 2-3 storey building on your plot so that you can make a flat for your own living or rent.it is cheaper than AA block 2 marla commercial.

in cc block sector D commercial,area vacant on left is reserved for Mcdonald. so it might be good option.

My son studying in a school in Model Town, Lahore. he is 8th class, he wants to study on Cambridge and wants to go CA inter. he is not satisfied in that school because teachers are not well educated having no knowledge for O'level or A'level. he wants to change school near township or model town areas. one think I also can afford fee around Rs. 3000 to 5000 per month and wants to get admission in a profession school. O Level tuition is very expensive and no cheap good school. Go for our own education system that is Matric. If your son's got guts, he would go through SAT after Inter, and can get admission in any top universities of the world.

i have a kid, studding in o-level at DPS-model town, @ 5000/= a month.
(the cheapest fee in Lahore) (other classes has a fee around 3000/= rupee)(and btw, admission fee is around 25 to 30 thousands)
good studies and only one section of olevel in each girls and boys wing.
