10 Marla
I have a 10 marla plot in bahria town Islamabad phase 3. Recently I got a notice for non-construction charges (2500 rupees per month for last two years). They want me to start construction before June 30, 2012 otherwise pay a fine of 150,000 per year. I know from other posts that BT charges 2500 per month after 3 years of possession but what is this 150,000 per year? Never heard about this. What should I do ? Anybody has experience like this.

I checked the notice again and it says "non-utilization charges". I cannot start construction by June 30, 12 and 150,000 per year is a lot of money. I am sure I am not alone with this issue. Any suggestions?

Have you got the possession of the plot and could not start the construction with in three years grace period? If so, you have to pay 2500 per month, if you did not get the possession the payment has to be 500 per month as maintenance charges but 150,000/ year is not understandable.

Bhatti Sb, Thank you for the reply. You are right, I have the posession and did not start construction in 3 years grace period. I have seen people mentioning 2500 per month charges which is ok. But this 150,000 is strange. Guess I will be calling the BT office tomorrow. Thanks again for reply.

I also got same notice. I do not have possession. I will visit BT office today or tomorrow and discuss this with their officials. It is not acceptable to pay this kind of charges for delay in construction.

How can you do reasoning with a group of people from Gujar Khan who were boasting that during Raja Rental time as Energy Minister, people in Gujar Khan were only experiencing load shedding for couple of hours whereas in neighbouring cities people were experiencing load shedding for twelve hours. They forget when they say things like these that the neighbouring cities are part of Pakistan and people live in those cities are Pakistanis too. And on the larger scale if the neighbouring cities don't function it affects the economy of the country on the whole. It brings you to the conclusion that this is precisely the reason why the ruling elite intentionally kept the masses illeterate. Only Allah can save the country if we honestly pray really hard.

Dear All,
today ive personally seen the letter which is issued to Army personals regarding allotment of plots in Phase ix DHA lahore. The tregic part of it is that DHA has mentioned on the top that posession of the plot will not be earlier then 10 years :( the letter date is 15-4-12 so this mean 14-4-22 :((.
i am sure in 10 years time dollor will be double. My uncle who deals in peoperty told me that DHA/ Army has started this to discourage gambling of files/plots/spaculations :(

You are talking about possession? i think development wont be completed in 10 years time.Phase 9 is the largest of all other phases.
phase 7 is not yet fully developed( only P,Q,R,S T,U)construction is going on in rest but its yet to be developed.
I just don't know why most of the people on this forum keep encouraging others regarding this phase being cheapest buy it or regret it kind of advise.

@Hassan and fried. Actually, we generally are very careless on time lines. If you see all the previous phases, it takes substantial time to develop. I have myself been a victim of this as i purchased a plot in P block Phase 7 when a board was installed by DHA in 2007 saying that P Block will be developed by May 2008 and it is yet to be developed. The board is still there and anyone can go and check this.

It will take years for a phase to be quite livable condition even after possession. DHA handed over possession of dha phase 6 in 2007 and after five years only around 900 to 1000 houses out of which half are completed and half in construction phase out of 8000 1 kanal plots.you have to go metro airport road or bedian road even to buy a bread.Peolpe are saying on this forum dha phase 8 will be ready in 2 to 3 years and will it will be populated even before dha phase 6.DHA phase 9 will be in livable condition at least 10 years.

if one is to spend 26 on a file, why not get a 10 marla in developed phase of dha by adding a few more lacs.

@ all friends,
thr ROI (phase ix) is too low if we look at the maturity time. for easy understanding let me put it this way:
ten years ago gold price was 9000/ per tola @ current 58000/-
ten years ago dollor was 43 and @ current it is 96
the price of phase ix file is 26 excluding dev charges which mean even if it double (excluding dev charges) itself within 10 years is still low as compared to inflation rate 11% per anum and ROI.
brother i bought it in 2008 after strong recommendation of property experts at around 28 (if not wrong) at that time honda civic was 1.3 million which is now 2.2 million See if i would have bought two civics at that time my investment would have been 75% increased.
result: Investing on car is even better then on phase ix :(

Your view point is almost correct but just keep in mind that honda has a limited life with devaluation in price each year whereas plot has no limited life. Buy one honda today and keep it for 10 years, after 10 years you will observe the difference between DHA 9 price and your honda price. I want to say that DHA 9 is a long run investment. This is my personal view only.

I have read few of the orders of High Court and it seems that Bahria has to pay back the price as per current market value if they will be unable to deliver. Very good decisions by Courts and this is same in other foreign Countries.

We should support our Judiciary to make this kind of courageous decision.

based on the news a couple of days ago, China has declined to do the remaining part of the ring road on BOT basis. However, they are keen in taking up the mass transit system and pakistan is negotiating with the Chinese as we speak. However, there has not been any formal agreements yet.

if LDA was sincere it would have given reserve plots to all individuals whose plots are on disputed land in other developed societies instead of auctioning these. With MR of Bahria having gone LDA/GOP can even get the litigations settled.But again it requires will and an honest and dedicated approach...

It is not bad if you compare to the societies. I visited PWD, Sawan Gardens, Jinnah Garden, Police foundation, BT and nearby societies. Compare to few years back, things have been changed and his area is becoming a centre point. If you compare the prices with Islamabad, this area still has some potential. There are schools, doctors offices and markets and other basic facilities. MAin disadvantage is commute form Islamabad, otherwise this area is good and will flourish more as new societies are being built and people started living over there. IT is better to build 1 knala house. If you like I can slo share some pictures from these socities
