What is the current status of DHAI Phase 2 Islamabad. Is it a good time to invest there?
What is its potential to grow?

I understand they have renamed the Ex-commoners as DHA 2 and now constitute of J,K,L,M blocks.
And DHA extension is planned further east before DHA valley.

Which block is the best for living with a better landscape and on high ground?

What are the prices for 1 kanal in J, K, L & M blocks?

Thanks

Mux replied on Monday, May 28, 2012 03:43 AM PST

my budget is around 2 to 2.5 and I want it for residential purpose.

I wish to construct house there in 2 - 3 years time.

ZNS replied on Monday, May 28, 2012 04:04 AM PST

its coming up nice, proper DHAI-2 is better. Newer blocks J, l, L, M will take at least 10 yrs to get populated. You could get 10 marla in older/original blocks from 30-35 lacs. In newer block b/w 20-15 lacs, L block plots closer to main road are ready to roll.

Munneeb ullah replied on Monday, May 28, 2012 06:32 PM PST

You Should increase your Budget to get a plot in DHA Phase II .Minimum price starts at 70 Lacs for one kanal plot.
Phase II extension you can get the plot from 28 to 35 Lacs.If you want readily Built house go for DHA Homes 5 Marla single story 23-27 Lacs. 8 Marla 52-55 Lacs.( Depending on the
location & view)

ZNS replied on Monday, May 28, 2012 10:58 PM PST

i think 70 is too high for DHAI-2, one should be able to get plot b/w 45-60 depending on
location. DO NOT pay 70 lacs for DHAI. Buy in Bahria, much better living and you will get plot in same range.

Mux replied on Tuesday, May 29, 2012 01:00 AM PST

Thanks bros.

I am contemplating if i should buy a plot in DHA 2 or Bahria Enclave.
Which one has a better future for living in 3 - 5 yrs considering the
location, neighborhood, landscape, access to zone 1 and value for money.

Bahria enclave costs 6Mn now with no posesseion and completely isolated.
While in DHA 2 proper i can get a top plot with posession.

And after completion zone 5 will have much more population than any other zone.

ZNS replied on Tuesday, May 29, 2012 08:25 AM PST

I still say Bahria Enclave, you do your due deligence before buying. DHA is good too.

kindly confirm this is dha 8 park view.

Fakher replied on Sunday, May 27, 2012 12:31 AM PST

Not only Main boulevard seller are demanding 230-245 lacs but normal
location plots seller are demanding 175 to 190. Plots you quoted are not worth discussion.

ua replied on Sunday, May 27, 2012 04:19 AM PST

Mr. Fakhar, I don't know why are you having this conversation here. From what I understand is that if I want, I can buy a 2K plot at Rs. 115 lacks in Park View today and that's what is meant by a price range that Mr. Adil has put out there.

I don't understand the point of the discussion. BTW, what is your 2K PV plot number and are you planning on your selling it soon?

A Statistician replied on Sunday, May 27, 2012 03:42 PM PST

Mr. ua

When we talk about the price range, it is not only the lower limit but the upper limit also. According to Mr. Adil "on mail boulevard 2 kanal seller demanding above 200 Lacs', but the price range Mr. Adil showing is 120-175. The correct price range would be 120-245, or whatever the maximum a seller is demanding. Mr. Fakhar is right when he says range is not correct, upper limit needs to be corrected.
Thanks.

a common sensitician replied on Sunday, May 27, 2012 04:47 PM PST

statistician says "or whatever the maximum a seller is demanding". hey Adil, one seller is demanding 20000 lacs. please
update your price range.

ua replied on Sunday, May 27, 2012 08:18 PM PST

Statistician Bhai, A seller can demand whatever he wants. If someone wants 245 lakhs (as per Fakhar Bhai' claim), it does not mean that deals are happening at that rate. Anyways, the ranges here are to give an idea of the price and they pretty much do. But anyways, as I said, this all is a pointless discussion as any of the rates posted here are not going to increase / decrease value of anyone's property.

A Statistician replied on Sunday, May 27, 2012 10:10 PM PST

ua

Thanks for your comments, you are right, as was "common sensitician' and Fakhar also. But most of all, it shows how difficult Mr Adil's work is. He gives his precious time to this forum and provides lots of useful but free information to so many of us, even when sometime we have different view-point. It is not easy to accomadte view-point of all.

Thanks, Mr Adil and LRE, keep up the good work, I salute your dedication to the community through this forum and your help to so many of us. Best wishes.

Tahir Ali replied on Sunday, May 27, 2012 05:24 AM PST

This is good commercial area very under price and overlooked...In these days if one can buy 8 marla plot here ...lets say 120 lacs... and then make a plaza...spending 120 lacs...then its 8 marla commercial plaza ready to rent out in DHA most centrally, approachable and much used Bhatta Chowk...This area has Head Offices of many textile firms and usually plaza get rented quickly...GF+Maz+ Basement rent is around 100 to 125 thousands Per month and first and second floor can be rented for 60 to 80 thousands ...depends what u make in them... min if this plaza goes for 180 thousands then its .75% which is much better than getting half a percent from normal commercial properties these days.. If fruit and vegetable market goes from this area i think it would a little jackpot hit for any plot owner here...but in any case a good rental market is always there...i think under developed areas are good for rentals...try to get somthing more near to main road...with parking at front of the plaza...u would never go wrong....

Hydropower potential in Pakistan

Such a shame that a nation so rich in the cheapest and everlasting resource of energy is silently bearing such artificial shortage of energy imposed by oil mafia.

Jameel replied on Sunday, May 27, 2012 05:42 AM PST

Feasibility of thermal power fluctuates with the availability of cheap oil , in 1997 oil was 18 to 20 Dollar a barrel and for many years was low, In 1995 when Benazir formed (private power infrastructure board), I was boiled to see the details of agreement that all was in favor of these companies, at that time a single sentence came to my mind that these one sided agreements will bankrupt the country, same happened. After 3 years when these PPI started production the Nawaz sherif was not in position to renegotiate. I remember there was a meeting of experts to save the country from this biggest Dakaitee, they read all the terms and conditions, fortunately one was that power will not fluctuate more than certain degree in 14 days. This was practically not possible. WAPDA at that time Continued test for months and kept failing the PPIs [the biggest I shall not name]. At later stages due to this technical hitch the company reduced the price to reasonable limit. Hence these PPI started supply in Nawaz Sherif period.
Unfortunately the price of Oil Touched Max in 2007 when it reached 180 dollar barrel, that broke the back bone of Musharraf going govt, Now we all know that average price of oil is above 100 dollars, That is the reason the country highly dependent on thermal power can neither afford to buy the oil and if is able then import bill will increase the deficit. So basically it gift of last period of Benezir Govt who instead of local resources preferred making thermal power plants.

Naveed Yaseen replied on Sunday, May 27, 2012 01:58 PM PST

Almost all of these thermal plants buy huge quantities of hydrocarbons controlled by oil mafia. Some influential politicians and bureaucrats serve this mafia.

I think media can play a key role in continuously exposing ‘mafias’ names. Once they all are exposed to all, authorities can confiscate their assets and squeeze them in the name of ‘larger national interest’. I think it should be done asap for the welfare of common man instead of waiting for a miracle.

amjad replied on Sunday, May 27, 2012 09:14 PM PST

Naveed sahib thank you very much for your detailed reply and it gave lot of useful info.
sleeping in open air is good option but when water is sprinkled you come under mosqutios attack at night becuase surrounding areas are very green and i am doubtful that using water matteress will also increase the mosqutios problem.

any special white paint is requried for roof or any type works?
