BT Sector C Jasmine and Gulmohar Block 10 Marla Plots
LRE Team / Respectable Friends,

We own two plots 10 Marla each in Jasmine and Gulmahar Blocks in BT Sec C, possession of these plots were taken in Feb 2010 and I heard we have to start construction by Feb 2013...otherwise BT Management will impose Non Construction Charges. We have no plan to move to Pakistan in near future. I have two options and need your guidance:-

1) Keep on paying Non Construction Charges to BT Management and sell these off when these plots gain some price ( not sure about Non Construction Charges asked by BT Lahore, kindly let me know if you know these charges details ?).

2) Sell one plot and do construction on other plot and rent out house (not sure about rental market in BT Sec C are).

I will be extremely thankful to you, if you kindly guide me with my options or if you have some other possible option in my scenario.

Dear Mrs. Baig

I am not a part of the LRE team but I have been in similar situation. May be this will help. You cannot build a house with the money that you will get by selling a 10 marla plot in BT, you need to have around twice as much to build a house that you can rent. Renting a house in Pakistan while living abroad is a headache and has implications, I have rented my house with my mother and brother managing it, still it is a big hastle and not enough return. The price of BT 10 marla is not going to give you any substantial markup over the next 5 years, the main part of any price hike would actually be rupee devaluation. Paying non construction charges indefinitely is also not a good idea and will actually compensate any price increase. Therefore, I would suggest that you sell both the plots and buy in another scheme, e.g., DHA Phase 7 where you can buy a 1 kanal plot with this money, or you can buy two Phase 9 files and then relax for the next 5 to 8 years. On phase 9, you will have to pay development charges which should be around 3 million for two plots, but once developed, two plots in decent locations in phase 9 around 5 to 8 years from now should not be less than 6 to 7 million each. This is only my humble opinion and LRE team may be able to give you a few more options. Good luck.

I am not aware of any non construction charges in DHA, as a lot of my acquaintances have plots in various phases of DHA and they are not building. A 10 marla house can get you around 25 to 30 thousands per month in rent.The tenants in this area are usually trouble free.But you can never rule out the possibility of a bad tenant. It is true that the sale of one plot will not completely pay for the construction of the house on the other. Having said that, it appears to be the only option for many reasons. Firstly the cost of construction goes up due to inflation and depreciation of the rupee. With delay You only incur expenses(like non construction charges) today without any income coming your way. The situation remains same in future at all times. At that time too, the sale of one plot will not be able to pay for the construction on the other. But added disadvantage would be that then you will have to arrange for full cost of construction. But if you do it today, you will get some relief by selling the other plot. So delay in construction is never a positive decision. You can analyse your self.

Non construction charges in dha 1, 2, 3 phases are 50k/year and it is applicable since 2009, so check ur surprising dues from dha office if somebody is not aware about it.

Every one is appreciating the suggestion of ADNAN, suggesting to buy a file of DHA-Phase-9, i about 3 million and after 5 or 8 years after paying 1.5 millions (development charges, total 4.5 million) its plot will have gravity of 6 or 7 million. Look.... after 5/8 years it will not even become double. What kind of this investment is?
Awake up, there are so many other save and sound options in which your money will become even three folds in this span of time.

I appreciate your comments, I do not expect anyone to spend millions buying and selling plots just because I said so. It was just an example of what Mrs. Baig can do with her existing investments. Yes you are absolutely right, one should look around before investing and there are many societies available. However I personally like DHA due to their standard of development and you must agree that DHA will not only give the best value for money but would also see the most appreciation in price. I am sure Mrs. Baig will do a good thorough evaluation of all available options. Thank you

almost 45% pilgrims every week came by their cars and rest of the 55% came by buses, the Parking is not a problem except from Hajj and Umrah days, so why are you worried its not a big deal, i always traveled from Al-Khobar to Madinah and Maccah on my own car and Al-Hamdulillah never experienced any thing bad. so its upto you how you want to travel by bus or by car or by plane its upto you....

I have just came back form Umrah, Parking very near to Haram in Makka is very expensive 25 Rayal per hour, We use to park our car at 5 minutes drive away from harm (on raod free) and take a taxi which cost 2/3 Rayal and come to Haram. In Madian in Masjid Nabwi there is hugh parking available underground at 1 Rayal per hour and out side Haram in Madina you can park anywhere free or outside hotel as well and there is no security issue.

I am bit concerned becuase my friend had his drive side window broken and some belongins gone, the car was parked near to Haram Shareef, and car I will be taking will be value more than 200 K Riyals, as it is brand new 4 x 4 so just wanted to be safe than sorry :)

There is no threat to the cars, if parked in allocated area. These days it is NOT rush days therefore should not be an issue in Makkah as well as in Madina Munawara. Parking plazas are ideal but why to pay if free of charge areas are aailble.

You can park in a public parking near Haram (Kudai Parking). Take a taxi or Bus to haram 5 min drive. I have done it couple of time with no issues.
Madina , Parking is available easily if you are not going there during high season i.e Hajj or Ramadan.

Car Parking near Haram Shareef 1 KM away no any problem. We visited last month by road. We reside at Ajayan Amar 500 meter away from Library . Parking was available with our Hotel on streets. When you reach near Haram Park the Car approximate 1 Km way at plces where no sing board for Non Parking Area , take a taxi and perform Umra. After performing Umra search Hotel and permanent Car Parking. Due to vast dismantling near to to Haram, getting nearest Accommodation is little difficult. Good luck and have nice journey. As Mr, Khan also described almost same.

If you have received a plot in Phase-7 then you should also have received a detailed payment schedual.
I think you should not expect anything until you pay all the payments.

Can you confirm which block will be developed first and then normally how much time it takes for NLC to develop one block etc.
The prices of DHA phase 8 proper is already high, how much will the price increase, and after the handover of the plots lets say in phase w after 3 years how much will be the price of 1 Kannal plot.W block.

in my view prices in dha phase 8 will rapidly surge to 5 per cent of what these are today. meaning thereby that a plot of 95 lac in phase 8 will rise to 1 crore approx with immediate effect. after three years things would be much better than now and if the standard of development comes as promised for phase 8 the same plot will rise to 2 crore very easily given also the inflationary pressure and usual rise of prices of real state over a period of three years.
