Sector G14 Islamabad - DAWN News - Please Comment

ISLAMABAD, Nov 30: The Federal Government Employees Housing Foundation (FGEHF) has requested the local administration to deploy Rangers in Sector G-14 for land acquisition so that the much-awaited development of the sector could be started as early as possible.

In a meeting chaired by Housing Secretary Kamran Lashari, it was decided that Rangers’ help would be sought to clear the sector from the landholders who have already been paid the cost of their land under an award announced in 2005.

However, the FGEHF has so far not paid to the locals the cost of built-up property (BUP) or their structures still existing in the sector. Under the land acquisition policy, any authority which acquires land from landholders pays both the cost of land and structures.

“The district administration assured the foundation that Rangers would be provided after Muharram, so that the award of land could be implemented in a peaceful manner,” Zafar Haider, the director finance of FGEHF, told Dawn.

He added that the foundation would start payment for BuP in a couple of weeks starting from sub-sector G-14/3. “Payment for the BuP in G-14/1 and 2 will be made in the second phase,” the official said.

The meeting was informed that some 1,000 houses existed in the whole sector whose plots had already been allotted under the foundation’s housing scheme launched for government employees and others in 2007 and the award of land was announced in 2008.

The FGEHF spokesman said the meeting decided to launch development work on the much-delayed sector from January 2012.

The report on assessment of the built-up properties falling in sub-sector G-14/3, prepared by Public Works Department, was also submitted to the FGEHF. The housing foundation has been directed to forward the list of genuine BuPs to the land
acquisition collector (DC Islamabad) for announcement of the award.

The scrutiny committee has been ordered to finalise the list of BuPs, falling in sector G-14/2, within 10 days and PWD shall carry out the assessment rates of the BuPs by December 31.

The meeting was also attended by senior officials of the local administration, police and the foundation.

G14/1 is more populated as compared to G14/2,3 due to its easy access to road and its land acquisition will be difficult task.

Dear All,
I am an expat pakistani.
Can someone advise If I have a budget of Rs. 50 to 70 Lacs, want to buy a shop anywhere in Lahore where I can start some business, like mobile shop, PC/ laptop sale shop, grocery store, hotel etc.,
Reason for mentioning these businesses is that without much experience one can start these sort of businesses easily.
Shall be grateful if any of the respected reader can help me for some specific shop at a good location with the apprx. price and which business to start with?

Khalil Bhai Mr. Jameel is right. To run an hotel, even a small one, you need more than one persons of your own family (brother or son only)& need a lot dedicated work without break.
However, it may sound against the ego of some, I have done a bit of home work on a ""Gents Hair Saloon". In short if your saloon is at the right place you will have an average income of PRs. 2500/- per day per chair in your saloon. The space required per chair is around 4.5 to 5.0 ft. So a 30/40 ft long shop will accomodate 6/8 chairs. So the saloon will earn 15,000 to 20,000 per day. If we take a net profit of 30% of the income (after accounting for all the expenses)the daily net income of the saloon will be 4,500 to 6,000 which amounts to PRs. 135,000/- to 180,000/- per month. which, I believe, is enough for a family to live comfortably.
So far the investment is concerned a good shop fitting will cost you less a million PRs. & you will need to have two persons to supervise the shop (yourself & one more reliable person)
Other good businesses are Stationary Shop, A coffee shop with a frenchise from some good bakery manufacturers but their
location is important because you will be targetting student community.

dear khalil , it is good idea given by AG but islamic point of view this business is bit doubtful as i had done some workout in dubai for the same business and there is good return and no risk but when consulted with moulanan Ilyas Qadri he said barber shop is only halal if it does not shave the DHARIES. Mr AG and P. Paki are requested to suggested some ohter business in the same budget of 01 to 02 million PKRs with some good return.thanks

Let us think for a moment. Haraam has been very clearly defined in hadith and Quraan. No matter how much shaving and not keeping beard may be bad or against the sunnat ,no where it has been prescribed as haraam. Please go back to Moulana and please ask him, the authority on which he has declared it haraam. The authority has to be hadith or Quraan and not his own understanding. Or you give his phone number or

Buy 5 marla plot in johar town in 20-22 lakh, build it wi.th 20 lakh n sale for 50 lakh. Whole process takes about 6-8 months on average inlcuding sales time. U can save 1 lakh per month in start without any risk. As many houses u can start at a time is as much profit u will get. Rest 20-30 lakh u can keep in diffrernt business or phase 9 file of 1 kanal.

I have a budget of 30-35 lac and have to decide between DHA-2 Islamabad and DHA2 –Extension (EX-commoners Town). Please advise in this regard whether it’s better to buy the plot in DHA2 located in sector D along the boundary (street 6,7 etc.) or to buy plot in DHA2 extension (sector BC). Price wise they are almost same and within my budget. My objective is to keep the plot for next 3-5 years for investment purpose.

Looking for expert advice on above. Thanks in advance.

Mr BM!,For short term (3-5)years Go for DHA-2 but long term (7-10)go for DHA-2 EXTENTION for investment. Nothing will change at least 5 years in extention.I wrote mail to you regarding this issue Please forget extention. Honestly i am advising you if you are serious other wise my friend got a plot in Extention for sale .on sector D he purchased at 1.4 milion before three years.

BM, ex-commoners now part of proper DHA-2 no extension. Sector BC is not sector-K of DHA-2 (check DHAI website). If you find a good plot, go ahead and buy as these are possession ready plots.

Dear Irfan Sahib, In pahse 8 proper plots rates are from 45 Lacs to 75 lacs depending on
location.it will be appreciated when developement works start in phase 8 but town planning of phase 8 is not as good as in other phases of DHA. According to me, you should go for 2 files of one kanal in DHA Phase 9 after selling your plot of phase 7

In Phase-6 you buy a good
location plot but then you have to drive all the way up to an average location where a U turn enables to back track to your superior location because of service lanes and lay out of roads etc. This extra up and down miles, tough a little, shall remain to drive for ever in Phase-6.

Don’t spread panic about dha 8, how you can say that planning is poor? Phase 8 will be the most modern & updated phase.
(1)-When authorities planning for the future, they always tried their level best to improve their previous flaws / mistakes regarding the town planning & on other issues.
(2)- Yes Dha can change the locations, but only for areas which comes under litigation likewise near the village boundary wall etc. So instead of providing the negative feed back you can suggest that one should always choose the area / plot within clean vicinity and on level area.
(3)- while you are entering from the flyover junction into phase 6 / phase 8, keep in mind that phase 8 will be on your left side & phase 6 on right! So is not bad that you are trying to prove!.
(4)- definitely development will take certain time, at this moment the price difference is much higher between phase 6 & 8, which is due to not development. But location of phase 8 is much better than phase 6.

DHA-8 is designed with highest level of security and a lay man can observe areas are devided in to small portions with very restricted entry and exit points.

For sure DHA-8 will be the best area to live !

- As BaBa explained South facing is good for green lawns, only one disadvantage that even in 22 ft. long size porch your vehicle is exposed to greater sun heat over nine months. Some people use folding sunshade to overcome this problem but it does not give nice look as after 3~4 months cloth gets dirty & also color fades. In noth facing even 14 ft. long porch works well.

I live south facing house. These days sun light is wondering all around the house, so if you love big windows plenty of sunshine in winter and greenery, south facing is best, in summer you can use thick curtains and insulated front wall is enough.
North facing rooms of my house are always dark, mosquitoes infested and like old hindu houses.

brother Aamir, it is not that south facing is best for only 3 months. With sun low on the horizon in winter you get sunshine for most of the day during winter time. In Summers, the sun is high up on the horizon so you do not get excessie sun.

So, south facing is best when you want a green lawn and winter heat. For summer you should build shades in such a way that the windows are not exposed to direct sun. Something also called passive solar design. Also use insulation in south and west walls. Though it will cost a but will make your life comfortable.

North facing - No good!!

Location of E-17 is little bit better from B-17. U can purchase 500 yards plot.
E-12 25*40,
No sign of development/living in near future but good investment in main Islamabad.

Here, only the sector A is worthwhile. The fate of B-17 depends on Margala road which is a far fetch prospect. I think you should shift your investment from sector C to as suggested above.
