buying property in Lahore

Salam CMY sahab,

I am making a trip to Lahore in October and wanted to make a purchase of 1 kanal plot. I have a budget of around 40lac and I hope that this plot is ready in 3-4yrs and it sees the most gains. I would like a property on land not on paper.

I haven't been to Lahore in 5 years so as far as the area goes, it needs to be safe, easy access to major roads.

What are your recommendations?
How much time should I spare for this whole process starting from showing a few plots to finalizing the complete sale?
How much are additional costs on top of this?
Do I have to book an appointment with you in advance?

Fate of land in River Ravi near Moza Shadiwal - Niaz Baig

Dear Brothers,
I have a piece of land baught decades ago which is inside River Ravi.
Its in Moza Shadi wall near Tokhar Niaz Baig. I think its inside Ravi which is very near to Multan Road Interchange.
There looks to be some interest in the land as one of the agent has already baught land next to this one from three other people adjacent to my land. And he has asked me to sell him my piece of land as well for 40-50k per canal.

I would be greatful if someone (some agent or CMY Sb) can tell me if something is happening in the area or some development as I am in not in Lahore at the moment.

I have read a lot on this forum about the State Life 2 that it isn't good, management is not fair, fraud factor is there etc.

What is your feedback for State Life 1 Phase, is it okay, worth of buying and investing? I am interested and looking for a 2K or 1K plot over there, Facing Park. Please comment and advice.
