Plot is worth 62 lacs. Location is good for house construction. Most people want to build and live in DHA6 at this point. No rental value can be given at this time as we have no experience of renting a house in DHA 6.

Price is final at 2 lacs profit on 55 lacs booking. Plot dont have a negative effect because its not directly facing graveyard. Its away from graveyard. If this plot was not 'close' to graveyard than plot could sell in an hour for 10 lacs profit on booking price. If you look carefully truth is plot is not directly effected by graveyard and should be priced must higher as its near populated areas and DHA5. Fact is owner was selling this plot at 5 lacs profit just 10 days ago but he is now in need to sell this plot urgently in next 5 day on cash payment as he is going to USA permanently or for long time and dont want to worry about installments payments of this plot etc.

The roads are required to be re carpeted and all basic amenities are available. Price in E-12 is rising because the plots available are getting less day by day.
If you have 5 years time to construct your house then you may consider the D-12 as well.

It all depends on CDA’s willingness to develop this sector and provide it to owners who are waiting for last 22 years. If they give priority to D-12 E-12, they can make these two sectors livable in few months. I have seen CDA in “action” in the past, once they are in move they provide what capital deserves. But unfortunately, they are intentionally ignoring these two sectors. Authority’s planners/managers are solely responsible for the extreme delay.

Lets see what Mian Nadeem sahib says about the E-12 latest.

Mr.Arshad: Yes i recomend u to purchase. Construction of house is possible in 3-5 years but new buyers in their own intrest are requested to purchase only if they can wait 5-7 years. Post of member Estate CDA is vacant, When new member Estate will take charge work on propesed pacakage deal with old residents of E-12 will start again.
On my pettition Wafaqi Mohtasib has given 1 year dead line to CDA for start of development in E-12.
Islamabad High Court is restored a case regarding E-12 is pending there and hearing is expected soon.

After supreme court decision, i-11/1 was the first sector where CDA started his operation against encroachment but failed to drive because of no support behind ICT and Islamabad police. Confusion had happened between ICT and CDA otherwise CDA machinery was ready to start operation.CDA even announced whithin 7 days vacate i-11 land.prices are reasonable and gud for 3 to 4 year investment.Plot size is 25*60 .rental income will also be gud because of subzi mundi and available transportation towards pindi and islamabad.

Possession of plots is avaulable in I-11. Construction of houses is not started. Price will increase when construction of houses will start.
I agree with Mr.Khan operation in I-11/1 is delayed due to dispute between ICT,CDA and Islamabad Police. Issue was presented before Minister of Interior but no result.
Rs 231 Million are allocated for development work in
I-11/1 & I-11/2 , tender will publish in papers within month.
In I-11/1 10 % land possession is with CDA.
In I-11/2 90 % land possession is with CDA.
Plot size I-11/1 25*60.
Plot size I-11/2 25*40,25*50, 25*60, 30*60. I-11 is good sector near Metro,NESCOM Hospital, NUST, FAST & Islamic University.
I-12 is also good sector but Plots are not transferable.
Supose all stalled sectors are developed rating in my opinion would be as:-

In G-14/1,2,3 no role of CDA in land acquisition. Land is purchased by FGEHF.Land is fully acquired survey of BUP is in progress.
G-14/1 is more populated as compare to G-14/2 & G-14/3. When all BUP paymnets will be clear sector will raedy for start of developement. Possession not possible before 2014.
Plots to Federal Secretaries and Supreme Court Judges are allotted in D-12.

S 779 is worth 45 lacs. i think you should sell it as its facing towards a very large village in V block. its not close to village but house front will have a view of village until more houses are made in the middle.

Dear friends,

Can someone clarify that in the education system prevailing in our country what level of education would be called as post secondary. Also what level would be called secondary.And is there any level called intermediate also because we do have board of secondary and intermediate education Or just tell what would be someones level if he has done

1. Matric
2. FA / Fsc
3. BA / BSc

Class 5 (5 years of education) is primary. Matric (Class 10, 10 years of education) is secondary. FA/FSc (Class 12, 12 years of education)is Intermediate. BA/BSc (Class 14, 14 years of education) is graduation. MA/MSc (Class 16, 16 years of education)is post graduation. PhD is doctorate.

Anything after matric is post secondary. Hope this clarifies.

Secondary is class 8 and 9-10 is HSSC 'higher secondary school certificate'.
FA FSc is freshman.
In past Pakistan's HSSC (9-10) used to be in Urdu medium whereas university education has always been in English, therefore it was helpful for this transition but now all school education is in english therefore FSc is only waste of time for english medium school children.
Those who understands this injustice, they opt. for for cambridge exams, aka 'A' 'O' level etc. and jump to University without wasting time in FSc.

because what others societies r doing, what bahria did,and now what DHA is doing. peoples lost thier worth buying phase 9/10 files at the rate of 45/47 lakhs and now even no one want to buy them even 15 lakhs, what is going on in LDA avenue, curruption, letigation, fraud bundle of problems,compare eden transfer procedure with others societies far better than others in eden u have to pay only 10 thousands for transfer but others society u have to pay more than 10 thouseand as a bribe and transfer fee is far far ur imagination. compare others facilites , i have also two houses in eden and to be handed over at the end of this year. i have been informed by me cousin that hopefully society in interested to hand over them in nov this year.i understand the delay reason but at least we r not losing our worth as people already loose buying files of dha.so please write on facts and reality rather than on conspiracy.

In Pakistan
- completing 10th is called Matric / Secondary School Certificate(SSC)
- completing 12th is called Intermediate/FA/FSC / Higher Secondary School Certificate(HSSC).
- completing 14 years is BA. now some universitites also offering 16 yes BA/BSC/BBA.

O level is equivalent to 10th/matric/SSC
A level is equivalent to 12th/FA/FSC/HSSC

@Ahmed....... yea ur children will get equivalency for Matric/SSC of Pakistan, if they r doing O-level anywhere in the world; it DOES NOT matter if they do not study urdu, pak studies, islamiat being in a foreign country.

also if they do 'A-level' in any country outside Pakistan without studying urdu, pak studies, islamiat, they will get equivalency for HSSC/FSC/FA/Intermediate of Pakistan.

Your question is good and it is also an attempt to understand our education system. Internationally known standards are below:
Upto Class 4 is Primary
6-8 is Middle
9-12 is Secondary
4 Years after Secondary is Graduation/Bachelor
2 Years after Graduation/Bachelow is Master.
Further to this is PhD and so on.

Anything after secondary would be considered as Post Secondary.

On my 10 class school certificate it WRITES 'Higher Secondary School Certificate' it was issued in 1990.
Class 8 use to be 'Secondary School Certificate' and class 5 use to be 'Primary School Certificate'
FA is freshman of arts and FSc is freshman of science.
BA-MA and BSc-MSc are Bachelor-Masters of arts and science respectively.
Phd are doctrate.

HSSC is only used in Pakistan or may be somewhere in sub-continent; in rest of the world normally secondary school means 12th, Amar is right.

Eden Gardens Extension Analysis

AOA.

What real estate market says about Eden housing , there level of commitment,quality, sincerity ??

What are the good and bad points regarding this new scheme Eden Gardens Extension.

I am a hard earned employ and never wants to get in trouble by fixing my money.

How do u see it as an investment ??
and if someone has to build a house over it after the possession.?? is it a good place to live with all facilities what eden gardens has been saying to deliver, if they deliver ??

what is the future of this land or society?

no doubt it is one of the best location i have ever seen. committed approach, main ferozepure road, beautiful road, with green belts, near to interchange, and chances of metro stop at maggo matti.prices r reasonable at present, but if interchange built and metro starts in operation then it will be far from facts to buy houses in eden gardens. eden is a relible company apart of its delay problems. but keeping in view its location, price and facilites in near future the delay factor is not so discussable.

Hassan,
Before investing with eden keep in mind that you will not get refund if you want. you will get the plot in 7years instead of 3.5 year. this is the eden reputation now a days.

I am surprized to see reply from Mr Shahid Khan. Is the delay factor not so dicussable?. I got booked a small houses in Eden Gardens, for my living. The houses were suppsoed to be delivered in 2 years. It is more than two and half years now, but the construction progress is hardly 40%. I am afraid this society will take more than two years more. Eden is not completing their ongoing societies, instead they launch a new society every other day.

i do agree with mr shahid khan remarks what he stated in his comments. in facts we people r very impatient and wish to achieve goals according to our wish and desire.edengarden project i think is a landmark of lahore in future. because of its approach, interchange, metro suggested stop. and if ganda singh border open with india for trade then i believe it would be a dream to have an house in eden gardens,

well guys all of u are ryt at ur footings...

i have visited the site today and i was really surprised and upset to c eden gardens commitment level on ground....now wat happened lets read,

when i met with the marketing represented wearing a kool neck tie sat in kool air conditioned hall....lol it looked all drama frankly (having no substance) i asked him to show layout plan or master plan he said we dont have anything to show....we would show after balloting ....

than when i said about ur LDA approval of land size he said its all most 3000 to 4000 kanal ( he wasnt sure of the real size) as he was sitting to market his product (a fool)..

than he told me that there are two things to book 1) 5 marla plot for 550000 and 2) 5 marla plot for 450000x5=2250000 without development charges.........i was astonished with the later price range...he told me it was for those plots who come just after the eden garden and it is phase 1.....

and the plots which were 550000 (5 marla) are in phase 2

well development charges are 35000/marla and will have to pay after 6 months

well guys the site conditions are very embarrassing....the project which was started 2.5 years back and was committed to deliver in 2.5 years but on ground there is 15-20% progress see the way they deliver ( much embarracing and was a real point to get apart with this new eden garden extension) no link road uptill now even in eden garden and hardly m long boulevard ....in completed houses (trees and plants has been grown up in the in completed houses)...

now tell me after watching all of it on site who wants to fix his hard earned money in such scheme please tell me what should be the best idea ...?

i think u r talking about eden extension but the discussion is focused on eden gardens which is under constructions.and might be handed over this year.

dear see the title which is focused on eden garden extension..not just eden garden.....and keep this in ur mind without discussing the eden garden status we cannot rush towards eden garden extension...

i was saying in the last post..that they have done nothing in 2.5 years....so now how could they make u believe of there performance for the extension ......

so on ground status of there incomplete houses with no link road..and even if u visit u may not find the any construction machinery or the work force...it seems like they have stopped working...well having said all this it seems its hard to convince someone to fix his money on the extension business...

dear mr hassan
i think u r going on a wrong way or definately making a mistake, i lives in london, and having full information that structure of houses has been fully completed, and finishing is on its way soon. u should be aware that roads and others works starts after the completation of house, they need machinery for driange and digging purposes so no need of machinery for finishing purposes. pls dont compare eden exten with eden gardens. eden gardens is far best and suitable for those having low budget. i visited pakistan in november and visited this colony.in my view and to the best of my observation this is of course a land mark of future lahore, if ganda singh border open and metro starts to opertate from here, just imagine, what dha did peoples bought files of phase 9/10 at the rate of 45/47 lakhs and now no one is interested to buy them even in 15 lakhs. what bahria did . at least it nothing with eden apart of its delay problems. make sure no one can offer u a house 2875000/- of 4.6 marla with all amenities and facilites. and even u cannot buy a 4.6 marla plot in dha with this rate. i think the above is clear but if u still in the middle of mixing up then i cannot resovle ur inner intention.

No real construction activity at Eden Gardens. For last six months no real development, accept a tiny bit development on water tank.

It is better not to buy in Eden extension, as you might have to wait for another 5 years!!!!! If anyone is too much tempted, perhaps eden lands is better options as almost 2.5 years passed since its launching.

For investment point of view your plot has lost some 6,7 Lac, Facing school is not Considered good why? I dont Know But this it correct that there is a lot Traffic problem in school hours.
Other problem is it will be bit difficult to sell

Dear friend this plot is now facing school and plot is only worth max 38 lacs today. Before this plot was worth 44 lacs. Sorry that you lost some money due to map change.
