E-12 is very low priced at this stage and its twin sector D-12 is three time expensive.
I believe E-12 has passed its bad time and this sector is close to development and as soon these issues get resolved price will increase drastically

Comments related to State-Life and Formanites are as follows:-
State Life and Formanites are situated close to DHA Phase-IV. Whereas, DHA Phase-9 is located beyond SL-Phase II and Formanites, This would give problems to DHA related to the link roads and pheripery roads between Phase-9 and Phase -IV. Thats the main reason that State Life and Formanites would merge in DHA in Near Future.

Dear All.

The size & asked unit cost of this property can attract only those who have handsome funds available in cash & there are , in fact, not many buyers with this option with them. So, dealers/owners need patience.
Further repeated posting is counter productive because it creats doubts about the property or a false impression of the financial needs of the seller & either drives the genuine buyers away or results into lower unit rates offered by the buyers.

So we need to be carefull & professional.

If you are phase 6,7 buyer Buy as soon as possible supply is being absorbed soon. Next step is always higher price, Prices in phase 6 might stay where they are for a while as good Locations are touching Phase 5 average location prices.

AA.Mr Nouman you can buy a 5 marla plot in Jubilee town canal road in 8.5 to 9.5 lacs and then you construct single story house in this budget.In Jubilee town 5 marla blocks (E,F).Very rapidley construction on going these blocks people already live there all facilities avaliable and gas will be within 6 months development good 100% safe LDA society you should visit this area and than decided.Good option for residence and investment purpose.

Dear NOUMAN:

I think no body will able to give you precise idea about buying a house in 22Lacs. Although i am sure its possible to have one within your budget but possibly it will be 3-4 merla house. You have to go to PAKISTAN, spend some time in searching of house, talk to different real estate people and get it ( preferably 3-5 years old constructed house). I can understand your situation (impossible to construct a house if you are not present at site) as i am also working in UAE and had same problem. Eventually i bought a ready-made newly constructed house and spending monthly almost 3-4 thousands ( as an average) for repairing/maintenance purpose. Builder has really used B grade material just to save as max. as possible.

Distance is not an issue. As I mentioned in my earlier posts, I am ready to go on Multan Road or Raiwind road. The amount mentioned is within hand, I can arrange more if you could please lay down the prices area-wise or guide me where should I go online to see updated price list range of 05 Marla houses in Lahore.
I'll be coming for a week to Pakistan somewhere in June. I want to have the visit more fruitful by getting the market idea earlier on and arranging money in advance.

How u can say that its illegal.Do u have any proof of that?Its legal.Its a paradise for small budget people and specially ideal for 5,10 marla houses.
I was also thinking to buy there but due to urgent need of money,i didn't manage the amount.After that price is raised up to much.

It is not a co operative scheme. as per LDA record it is illegal scheme and buyer are responsible for for their profit and loss. ADA legality guranttes that
1. There are not land dispute issues.
2. Development work is inspected by LDA and that should be as per standard.
3. Being registered to Co operative registrar means a lot, they monitor the maintenance of facilities.
However Location is great and Population is also good, As a matter of fact 90% Lahore is populated by illegal schemes, So there is no harm only thing is that you will see there is no maintenance in few years, and it will look below average and disputes also arise in land which is not occupied.

It has very good location and below average infrastructure, To my Knowledge it is not registered with Registrar Co operative societies Punjab. So I am not sure how they are transferring it. For the peace of Mind of Land issues one have only these options

1 To Buy in society which is registered with C operative Housing societies Punjab all famous societies are registered namely DHA lahore, Wapda valencia NFC etc. These are legal sociabilities which are developed under the guidance of LDA or Cant board.

2. Is the Option to buy with old Patwar Khana transfer system which is again full of frauds and is byers own responsibility to check which is impossible as Patwari never tells you if there is any problem, As he is looking for money what he will be paid to facilitate the intqal and frad etc [How he will Kick his own belly]. Rather they welcome problem case because they make 10 to 20 times usual "fees/bribe".

3 LDA schemes with all record to them

. If you are buying in so called scheme which is not legal nither they offer Registry, then you are at great risk as this just "qabza" and land issues are not resolved

Some of the societies like NAZ town and Tariq Garden are doing Dual system they have non recognized system so to be on safe side they do "tranfer" which have no legal value as well as registry.
90% of societies we discuss here are illegal. But still people are living there disputes arise in some 10% cases. But not suitable for those who are living abroad

Dear, I told you every thing best thing is to Confirm from Registrar Coperative office and LDA , I Could not find the list of Illegal housing societies in Lahore that was published a while ago,
Regarding other options in this price I dont think you have any option in this area best thing is if they do Registry in Patwar Khana and also have some society office then it is Ok , this is the Process which about 200 Private housing societies are doing.
Regarding legal schemes these are only few and you can count on Fingers.

I have a plot in Gulshane Lahore Society near Wapda Town, when i purchased this plot i also got the registry transfer. If u do the registry transfer process than it is safe and you have some legal documentation in your hand. For low budget people it is a good society and location is also good.

Naz town was acquired by LDA in jan 2012 I guess, if some one google search naz town LDA can find the related news. Naz town new map by LDA was issued in June 2012. So til now it's condition is much improved. The prices of plots r really low as compared to adjacent societies and # of hoses constructed are just like any old society. Hope it wil be in best shape in future.

i just need to know if mr cmy kindly help me,about eden gardens.majority of pakistanies here in england buying houses rapidly in eden gardens, after media news that gajju matte of ferozeure would be one of the metro point under transit rail schems signed with china.i did contact with eden office in lahore but they dont have any house in eden gardens, i contacted one of the agent and he is asking 56 lakhs of 8 marla house in eden gardens, dear mr cmy, is it worth to pay such amount or what u sujjest me. i m ready to give u my private cell no if u kindly contact me on my email adress. many thanks for ur kind anticipation in this connection.

At Eden Gardens several projects were launched. Like eden Dream Homes, Eden Gardens & Eden Lands.

First project launched was Eden Gardens which were due to be handed over this year. So far Few houses are under construction, water tank etc, only main Road is Partially built. Eden also launched Eden Lands at the spot. These plots are due to be handed over mid next year. It seems unlikely as houses are not built in time, so it will effect the Eden Lands (plots) handover as well. I visited the society few days back and took some snaps. If you like i can email you for you idea.

I also invested in Eden Lands keeping in view that it will be at Ring Road interchange, RMTS (Rapid Mass Transit Sytem) (which is like 5-7 years old project and so far nothing concrete has been done in this connection). Because of this LRMTS news, there is little stir in the market and agents are after sellers offering them only 70% or so of their investment and selling at whatever Allah knows better.

Eden Garden/Lands will be good future investment keeping in view
1. Ring Road, interchange,
2. LRMTS (a far cry)
3. DHA 9/10 adjacent
4. Central Park & Bahria Nasheman societies on Ferozepur Road.
5. Great improvement of Ferozepur Road, (still going on)

Before investing on eden projects please see the comments of people on various web site. Project may be good but when will be deliver and who will get possasion. Now a days Eden mostly projects delayed and construction works are very slow and does not seems that they can handover on time. examps Eden abad was due in 2008 and many other

Please do not Invest with Eden. These are projects of two brothers Mr. Arshad Choudry and Mr. Amjad Choudry when they were together earlier than 8 years their all projects were credible and their name grow. But when they splited both are launching their projects with Eden Name but you can differentiate by their phone number.
Both have one policy using their last credibility collecting money from people in short period say for 18 to 24 months and getting profit on your money for long period but their comitment is false extreamly. Now currently in 2009 I purchased their product of Eden Vista but their land is ready and with boundry but not constructing the infrastructure according to their comittment to give us possession in Jan-2011. This type of situation came becasue property prices are not going high as before. They only sold 20% of project we are from those 20% effected. Unfortunately we have paid 74% rest we stop becasue of no any develpement.

sorry i was a bit busy so couldnt contact u well in time, i shall be grateful if u kindly send my the snap,i also understand the comments of my friends about eden delay tactics but this is not a problem for us. we dont have any plan to get house on time. but what we know that eden is one of the reliable company, apart of its delay problems,pakistanies in england love to invest in eden. because it is safe and sound. there is non transfer problem, no hurdle and even no hazards with eden,i m only interested in eden gardens which i believe nearer to main ferozepure road,i also discussed the matter with one of my friends and he told me that eden is going to handed over houses in the last quarter of this year, which i think is correct as i did dicuseed with eden and saying the same words. anayway i m looking house in eden and hopefully will get before my visit which is due at the end of this year. in the mean time take care and Allah Hafiz to all friends

Surprisingly, it was 5 lacs on loss but today I asked about the latest situation and now no one is giving at even 2 lacs loss. I visited the place and it was good that I decided to pay a visit.

The job is ongoing on massive pace and there are as many as 500 units under construction. The model houses are just awesome!
They are going to launch another 1000 units at higher price. I suggest to go and visit the place, come back and then comment here.

I am thinking to buy another unit.

Nothing is created as yet. I wanted to visit the place where dha homes are being build but DHA people stopped me not to spoil my day because there is not clear path to that site and they told you have to take some village road to reach near by place which will take lot of time/day. The current market price is -5 lac (minus five lacs) to paid due amount. I think in this price is good to buy but not more.
