Yours are uncalled for sarcastic remarks.
If you look closely, this website is a discusson board for sellers with plots/properties worth over 10 million on average and investors/potential buyers with likewise buyeing power.

Any person with the inclination/preference to own a farm house, and having a capital of 5~10 million can get one for himself/his kids. Which is to say about more than half of the people on this discussion board :) This makes a farm house not exactly an elite symbol but a personal preference. Unless of course, we deem the whole website and every person selling/buyeing here as "elite" :P

Oh...and by same principle, a swimming pool too is a personal preference and is pretty affordable for the same number of people discussed above. Its not hard to imagine a person holding 1-2 plots in any good society of Lahore being able to dish out around a million Rs for this venture, provided he has a swimming pool in his wish list.

As rightly pointed out by Abdulah above, a well off/rich person does not really mean a "bad" guy and a poor guy with no money doesnt quality him to be a sufi. A well off guy having a decent living (with or without a farm house/swimming pool) and giving away in charity discretely is a better guy than a middle class/poor guy who would cheat only for lust ("hirs").

Just to continue discussion, I belong to midddle class family who like to link themselves with 'Sufi's rather than the other rich kind.
Building a Swimming Pool alone is not the issue, it is it's maintenance, e.g, filteration plant, cholirnation, keeping it safe and hygenic for kids will cost exorbitant amount.
I personnlay beleive, having extra huge LCD TVs and personal swimming pools, where one swim may cost equivalent of thousands of rupees in financial terms, is a bit on the extravagent side, when there are other just causes to spend. But then again I have never been to a house that has a swimming pool or seen a swimming pool, except one in Model Town which i saw once from outside, so pardon me for ignorance.

Our Islam is a very flexible, adoptable and practical religion having all "kinds" accommodated in it,there are and there were Rich Sufis too, it is the percentage which matters:

for example if you belong to middle class (dont be shy i also belongs to middle class or a bit higher middle class may be) you spend 2000 Rs charity per month and 20,000 Rs for luxury (TV, Gym, Excursion trips etc), your earning is 50,000 Rs, so in monetary terms you are spending 4% on charity and 40% on luxury.

What about a person having 10 million income per month and spending 5% (which is 5 lakh rupees per month) of his/ her wealth in the name of Allah and 10% (which is 10 lakh rupees per month) for his lavish life??

you tell me Sufi sab which is better??

so chill and enjoy what is given by Allah Subhan Tallah.

Dear Brother,
1)My personnel opinion is that i am more comfortable with bricks rather than blocks.
2)Concrete blocks mixture ratio, you never be 100% sure if the blocks are of good quality.
3) Though construction speed is quicker if using blocks.
4) In Islamabad area where lot of earthquakes come, a lot of subcontractors advised to go for bricks.

with Concrete blocks construction is quick....hollow blocks & bricks good insulators means transmit heat less inside...solid blocks poor insulators and good conductors means transmit heat more inside.... concrete blocks strength more than bricks if properly prepared..also finishing is good with blocks than using bricks.there is no link of earthquakes with bricks..for earthquake prevention its better to use frame structure... beams and columns with concrete blocks..

I am living in a company provided house having outer side wall double, 9 inches inside & 4 inches outside with 2 inches gap. I feel it more comfortable than normal house, one can make it more comfortable by using double glass windows to control heat . But never forget to insulate roof properly as 70 % heat is from roof

If you have already built the house than only possible with insulation.
As a cheap solution paint your wall and roof facing sun with white emulsion paint.
If you have upper story consider forced ventilation of hot air.

If some contractor has build house for you than complain him.
Get your house designs checked by any engineer who have experience working abroad.

In Pakistan all houses are hopeless examples of construction.

Problems in buying plots in DHA Lahore

Aoa,

A friend of mine recently planned to buy a plot in DHA phase 5 or 6 and arranged approximate budget seeing the quoted prices. In this regard he gathered his savings plus some loan from bank. We approached different real estate dealers but whenever we sat on table with a dealer to finalize any plot we were informed that prices are going up by 2 or 3 lacs and plots specially 10 marla are short in the market.

Similar experience was faced about 2 years by my friend and he is still unable to buy a plot. Desperately he is being forced to quit the decision of buying a plot in DHA. Because instead of negotiating on the quoted price the investors start asking 1 or 2 lac above the quoted price which is impossible for a person once he has hardly arranged a budget.

It seems the sellers are a bunch of mafia people who control prices and whenever any ordinary buyer is in the market they try to thug him.

I would request any prospective buyers to get together and say no to these greedy people so that the prices automatically normalize once people say no to these investors wished prices.

On the other hand seller of the plots is the community who suffer a lot due to the greediness of the dealer or mid persons. Hundreds of sellers are desperate to sell their plots but they are always cheated as at the time of transfer his money amounting to 5 to 6 lac is shared by the group of middle men. I would suggest some forum where seller and buyers can meet directly by just paying the commission only.

Some dealers do the same; even when the buyer & the seller want to meet each other. Its better to give ad in the newspaper &, as facilitated by the CMY, u can place an ad on the internet as well. After getting reasonable offer both of them may approach any dealer for the smooth transfer.

Be smart with these dealers. Never show your pocket/budget. Never show your intention on one particular property. Never trust anyone words and do your reaserch. These all are big fraud.Never say a word of appreciation about any property which you like in front of these dealers. Bribe someone in DHA office and try to get direct contact details of seller and directly contact with him.

Punjab lowers property tax by 15 per cent

AHORE – The cash-strapped Punjab government has decided to reduce the property tax from 25 to 10 per cent, while the rate of duty on horse races, and musical and fashion shows has been maintained.
However, exemption from entertainment duty, given anywhere in the province, will continue, and 65 per cent entertainment duty on chairlift in Murree has been completely withdrawn in the name of ‘source of entertainment for the common man.’
These decisions were taken at the provincial cabinet meeting, which was chaired by Chief Minister Shahbaz Sharif here on Saturday. After the meeting, the CM observed that provision of recreational facilities to the masses was of vital importance in the present age of stress and tension, and the Punjab government was taking all possible measures in this regard. He directed the secretary excise to send special teams to various places where chairlifts were operating for ensuring implementation of this decision in the interest of the people.
Reduction in the property tax by this huge margin is a continuation of a decision taken by the Punjab government on November 26 last year when it reduced the capital value tax rate on transfer of property in the Sunder Industrial Estate to two per cent of value from previous rate of Rs 100 per square yard, which was fixed by the federal government.
Reduction of property tax from 25 to 10 per cent is being considered as a step aimed at dishing out favour to the urban affluent of the province only. Moreover, the adversaries of the PML-N government also believe that numerous transfer and registration deeds were pending because of the exorbitant government levy, and now these would be carried out smoothly.

Please help me with designing 5 marla layout

Can anyone design a 5 marla layout for me based on the following requirements. Or if someone have a similar layout plan please let me know.

1. Size is 25 x 50, double storey with each floor having independent gate (but should be possible to be used as single home in case).
2. Each floor should have 3 bedrooms with attached bath, Tv lounch/dining and one drawing (baithak). The bathroom of dining and drawing should be shared. One bedroom should be a little bit bigger.

3. kitchen and small store at each floor.

If 3 is not possible, then make it 2 br in each floor and use the drawing room as bedroom.
I have tried the software (sweethome 3d) but couldnt make a good one.

3 bedrooms along with drawing dining on one floor is not possible, its 5 marla that you are talking about, not 8 or 10! best option for a 5 marla house is having 1 bedroom of good size with attached bath, drawing dining/tv lounge and a kitchen. And then 2 bedrooms at the first floor with attach baths, siting area, small kitchen and a store!

Better ask an architect to design it for you rather than trying it yourself on softwares :) its the most important thing while constructing your dream home and if this goes wrong then everything will follow it!

Planning to Buy Plot in IEP Town

I have visited many housing societies in Lahore. Almost all have some drawbacks. But after long searching now I am planning to buy 1Kanal Plot in IEP town Lahore. It has also some drawbacks like approach from defense road which is too narrow and no activity is on this road. Further, there is a railway track outside this society but the price is very high in good possession blocks. Is it a wise decision or any better options for me? Further what is the future of defense road because there are many societies like, Mohafiz, Nespak, IEP, DHA Rahba, KEMC is situated on this.

I will recommend you to go for LDA AVENIUE1.1 kanal plot price is very much reasonable.Over all good for residence.Here 1 kanal plot price will be
30-35lac on 100 feet road
22-28lac on 40 feet road

Possession is also available in some block.You must visit this and then make your final decision.

I do not have any faith and trust on LDA. They all are corrupt from top to tail. Further, I have visited LDA Avenue I recently and feel very bad about it. I think it will take another 20 to 30 years for LDA to complete this project, hopefully.

I would say IEP is better option than LDA. IEP will be connected to Green Town and also there is a proposed road which will connect to Khyban-e-Jinnah through T&T and Valentia. With some good societies arround like DHA-Rahber, Wapda town, Valentia, and NFC1 it's future value will be good. Listen to your heart. Mostly engineers are member of this town and own plots there so community will be good.

I have a queastion like how far is IEP from Valencia or Wapda town. Is there any access road or how many houses are build in IEP and where people go for Shopping.Also, which sectors are good in IEP and what's the price there.

In loosely regulated societies the problems start to appear when they got populated.
Johar town is one example of LDA controlled society, where no rules are being followed while construction house and later neighbors complain about neighbors.
Otherwise, location wise LDA avenue is fine.

Kindly Guide me how i can recover that or get Duplicate of them?
2ndly Transfer letter is enough for the proof of plot(documents)?

I think it doesn't matter if you have transfer letter then it means you r real owner.Other documents like charges which you mention,are just formalities and noting else.However you can get duplicate from LDA office

When a buyer buys a plot direclty from allotee, he first asks for all the documents related to payments, installments and dues. Not only the transfer letter! so the documents you have lost are of much much importance. Whether you can get duplicates from LDA office or not, you can ask this at LDA help line. However each and every document that you have for your file, a duplicate of it is always present there in the file that is in LDA's record

Breaking News: Bahria Town Sector C Commercial Map Changed

A very sad news for Baria town Lahore sector C commercial plot holders. Bahria town have turned many parks into commercial plots to mint new money. With this action many facing park commercial plots are no longer facing park so shave off 10% or more from the prices. Also all main boulevard commercial plots on ring are no longer facing main blvd and facing only 5 marla plots. Almost 80 new 5 marla commercial plots in market will also hurt commercial plots prices at least for the short term.

For now only middle two parks are turned into plots but be ready to see other smaller four parks to be turned into commercial plots.

In future Bahria town may change any park and make it a commercial plot.

I am not a supporter of Bahria or Malik Riaz but a neutral observer and would still say that “ We shall not blame on intentions of others, May be Malik RIaz has more better rank in the Court of Allah.
I am highly inspired his charity work that everyone may see physically, one of them is Bahria DASTARKHAWN, where a lot of poor people are served with good quality food every day, two times.
May Allah bless him and his fair intensions.
Malik has set a standard living In Pakistan in economical price. Just compare Bahria’s life style VS Price with DHA… His name would write in Bold golden letters in the history of Pakistan (in the field of house development/construction and providing quality living standards).
Now coming to Awami Villas, I personally believe that awami villas would suffer because of certain real reasons, please explore.

b)These false praises( Chamchageeri) has put our Nation into present crises and the truth is always taken as negative approach.
c)If Malik Raiz is so kind and good human being, then he should compensate the Awami Villas allotter by giving the present market price of his constructed awami villas which is a genuine option available to him to fulfill his promise made at the time of launching the scheme.

I already clarified, that I am not supporting (chamchagiri) him or his scheme. But I was just highlighting his positive work and contribution.

Apart of Awami villas, rest other things with him was Ok, is it?
Though I am not a direct victim of Awami villas but still I can feel the pain of all victims, I would suggest you to take help of Media and blow this issue on mega scale instead burning ur hearts on forum or pointing his intensions (good or bad).

2- Setting quality residential standards : NO ONE can challenge on this and Deny this fact..

BY this Bahria Town devalue 60, 8 Marla Commercial Plots .If Bahria need more money and there is no other option then Bahria Town can design the more commercial plot without destroy the 8marala commercial beautiful VIEW , I mean they can design plot direction main boulevard towards 8 Marla commercial. Current designing wrong direction is -------- ploting-----------. They can be like this.
