Regards. I live in UAE.I am going to request your countable opinion on the following.
1-I want to purchase a 1 k plot @ pkrs.50 lacs (with 20 % tolerance) somewhere at a nice place for my home.No specific area in my mind but only security, less noise pollution and quality of living is priority. House construction can be started with in 2 years.
2-How you compare DHA with Bahria town??
3-why Bahria is expensive than DHA..?
4-What you say about sukhchayn gardens.

I am sure that CMY will provide his best opinion. Just a clarification that rates in Bahria are less as compared to DHA. You can view plots for sale in both socities on this website and it will clarify you more on this.

Living presently in UAE, do you want to have the house for own family living or are you to have flexibility of good rental?
DHA provides better
location and better rental options. The value of your property will be another consideration. DHA has better potential.
DHA phase 6 and 8 are ideally located as compared to Sukh Chain,Bahria and Fazia.
If I was in your position, I will look for a good Real Estate company and trust them with the shortlisting of plots in DHA Phase 6 and even 8. Kind regards

Rigestry / Transfer of owner ship.

Dear CMY sahib & friends on this beautiful forum,

I am staying out of Pakistan and planning to come back for 10 days. I am interested to purchase a property in LDA Avenue 1.

I need your sincere and experienced advise, is it possible to complete documentation for ownership transfer in one 7 to 10 days ???

If You have already finalized property and papers are already been processed ie Transfer set is submitted, then it is possible otherwise it will take min 3 weeks.
Process is like this
1 Finalize purchase Biana Token etc.
2. seller submits application in LDA that I want to sell this property and Pls bring my file from record room.
3. hen file comes it is reviewed by officer if all OK then it is sent to Computer section for issuance of Challan form.
4. After they issue Challan form then they will tell you to pay transfer fees and Purchase stamp papers equivalent to stamp duty.
5. There must be similar papers for CVT and that will be submitted to state bank [when i purchased in LDA it was not applicable on 10 Merla but now it is there]
6. After completing all fill the transfer set and submit to office.
They will issue a token which will mention a date for transfer.
Go on the date of transfer and you will get letter in few days.

You might be interested what happened in my case after completing all formalities in about a month the plot was transferred in my name. But after one year it was discovered that the Plot does not exist. It was clear in LDA 2005 record but after that record was not updated and plot was not under possession of LDA rather on litigation area.
I am thankful to owner he paid my money back and I lost only transfer expenses and time etc.

The Pakistan Real Estate Report provides industry professionals and strategists, corporate analysts, real estate associations, government departments and regulatory bodies with independent forecasts and competitive intelligence on Pakistan's Real Estate industry.

The last year or so has been very challenging for the protagonists in Pakistan’s commercial real estate sector. Rents have fallen in Islamabad and Karachi (although not, apparently, Lahore) and across all three sub-sectors. It also appears that there have been sharper drops in prices and capital values, with the result that yields have in some cases increased.

This has happened even though Pakistan’s economy has suffered far less from the global financial crisis than its counterparts have in many other developing countries. The fundamental problem is a lack of demand from potential commercial tenants. The dangerously unstable political and security situation has resulted in the overall level of demand for commercial space falling well below that which is available. Our sources report vacancy rates of 40-50% in Lahore and Karachi. Perhaps because of the larger government presence, the vacancy rates in Islamabad are only around 10%.
Property owners also have to contend with the looming completion of a number of new, mixed and prestigious developments, such as the Centaurus in Islamabad. Our in-country sources (interviewed in mid-February 2010 and again in July 2010) indicate that the likely impact of these new projects will be to attract tenants from surrounding, and older properties not least because they offer better physical security.

That these developments have continued at all is testament to the fact that a number of the protagonists understand, and are extremely tolerant of, the risks of doing business in Pakistan. Foremost among these is the Defence Housing Authority (DHA). Projects have also been supported by Middle Eastern multinationals; however, some of these companies, which are both developers and potential occupiers of space in Pakistan, have suffered as a result of the financial crisis in Dubai.

The comments from our sources in Pakistan indicate that rental yields have been volatile recently as a result of the slippage in rentals and (often) a greater fall in prices and capital values. Looking forward, we envisage that yields will stabilise over the 2011 to 2015 forecast period at levels that were prevailing in 2008 and 2009.

On the macroeconomic front we estimate growth to come in at a respectable 4.1% for FY2009/10. However, despite this flash estimate we remain cautious on the prospect of a return to the booming growth enjoyed through the middle of the last decade.

Property tax, water and allied charges

CDA to launch drive for recovery of Rs 61m from defaulters
ISLAMABAD: Capital Development Authority (CDA) has decided to launch a campaign for recovery of Rs 61 million outstanding dues on account of property tax, water and allied charges from 77 defaulting owners of the commercial and residential buildings.

CDA Chairman Imtiaz Inayat Elahi has directed the Revenue Directorate to expedite the campaign for recovery of dues and initiate legal action against the defaulters who fail to clear their dues, sources told Daily Times on Friday.

They said in the first phase notices would be issued to the defaulters for immediate payment of the dues.

According to CDA record, Rs 47 million are outstanding against the owners of 478 commercial buildings. CM inaugurates Kalma Chowk Flyover

LAHORE – Punjab Chief Minister Muhammad Shahbaz Sharif laid the foundation stone of flyover project at Kalma Chowk costing more than Rs 2.3 billion.
The flyover, which will be the best of the country, will be completed by August 14. Two flyovers of three-lane each will also be constructed on both sides of Ferozepur Road, which will not only rid the people of traffic problems at Kalma Chowk, but also streamline the flow of traffic at Main Boulevard and Ferozepur Road. In the first phase, flyovers will be constructed at Kalma Chowk while in the second phase underpasses will be built. Members National and Provincial assemblies, Commissioner Lahore, Director General LDA, Sector Incharge National Logistics Cell and senior officers of NESPAK were also present.
Addressing a briefing meeting at the foundation stone laying of Kalma Chowk flyover project, the CM said the Punjab government was implementing a comprehensive programme of infrastructure development, and a network of flyovers and roads was being laid in the province. He said the projects executed in his last tenure were also unparalleled with regard to their standard and transparency and Lahore-Kasur Raod, Ring Road, Shalimar Interchange, Shaukat Ali Road and other development projects implemented during his current period were also comparable with any international project.
He said transparent utilisation of every penny of public money was being ensured and third-party audit system was being strictly implemented in the execution of development schemes.

Punjab board offers plan to develop Lahore Trade Centre

LAHORE: The Punjab Board of Investment and Trade (PBIT) has proposed the development of Lahore Trade Centre in line with the Real Estate Investment Trust (REIT) to attract both local and foreign investors, a top official of the PBIT said.

“Despite offers to privatise the Lahore Trade Centre’s land, no investor took interest in the biding process. This means that we need to explore some other way of developing LTC,” Moazzam Hussain, Director General Projects PBIT, told a conference attended by developers, banks and brokerage houses.

REIT is a mutual fund that invests in real estate development projects and the Punjab government has given fiscal incentives by lowering stamp duty for such funds to buy and sell property.

“REIT offers multiple benefits to the economy and can bring transparency to real estate transactions,” Hussain said.

The funds can increase participation of general public in profitable real estate projects and kick start business activities, thereby eliminate housing backlog and provide quality living, he added. “REIT can bring standardisation and best practices to the construction industry, efficiently channel Foreign Direct Investment (FDI) and substantially increase government revenues.”

The conference focused on recent incentives as well as the procedure, policy and regulatory framework for opening up the REIT and to engage in a dialogue with all stakeholders.

A Developmental REIT Scheme, he said, invests in real estate to develop it for industrial, commercial or residential purposes through construction or refurbishment and generates income through its subsequent sales. “REIT will provide a viable channel for FDI into development of the Lahore Trade Centre,” Hussain said.

He said that the PBIT was actively promoting the new REIT structure and initiating real estate projects.

Can any one guide me for some investment in Plot on installment. Initally i can deposit 12 Lacs remaining in quarterly installments. Plot size should be 1 Kanal. Plot cost should be under 40 Lacs in 3 years installments plan.

Also if you can update me on the ring road, will the completion of ring road have any impact on the commercial value of the plots near to interchange...
People say that block “K” will have more value due to its proximity to gold course but i came to know that Golf course has been blocked by DHA with boundary wall, is it true?

C block in Phase 6 might become somewhat like Y block in Phase 3 of DHA with nearby commercial area, school, mosque, park etc. Since
prices are not that high in this block, it might be a good place to invest or build house.

DHA 9 & 10 only file is there.every time thing are chaning there.I have big dot of
location on the whole it will cost you 50 lac inculding development charges.i suggest get only for real plot if u have 1 or 2 million. if u have 50 million then buy files and play on it.
