News report says that disputed land is 2,210 acres in Phase 8 Rawalpindi. Can anyone tell where exactly this land is located within Ph 8?

Guidance for Investment of 25 to 30 lakh

AOA Everyone!!

I am looking to invest an amount of 25 to 30 lakh for a period of 3 to 4 years. I want to invest in on-ground plots / very safe societies only. What are the options for investment?

I have shortlisted a few societies (please feel free to suggest any other societies):
1. Fazaia Housing Scheme Phase 2
2. Bahria Orchard (on-ground plots only)
3. DHA Rahbar Phase 2 Extension Files (When can we expect the ballot?)
4. ...

Can I expect 50 to 60% gain in my investment in the next 3 to 4 years?

I request the members of LRE team, and all learned members of this forum to please help/guide me with your suggestions.

then after ballot youll have to pay development charges, say 20 lacs in installments

for possession you'll wait for 3-4 years, on possession one kanal dha bahawalpur should be 11-14 million

In that budget you can easily get 14 marla on 100ft road in State Life phase 2. Gain will be much more than Bahawalpur file. Choice is urs.

Revised Map of State Life phase 2 is underway for approval from TMA. It will be adjusted in phase 1 extension as happened previously when G extension & J block was given. Only a matter of few more months, you can wait and watch yourself what happens to the price of phase 2 files. Society does have the land it’s only a matter of development.

1. Is DHA Rahbar (Phase 2 extension file) a good investment? I have been hearing about ballotting for a long time, but it has not happened. Any confirm news regarding ballotting?

I agree that property will not give any return for the next 3-5 years. If you want to invest you can buy dollars or euros. In 4 years you ll get around 30-50% return on it. Interest rates on national savings will be increased by the end of this year as we are headed for massive inflation. If you invest in property now, you wont be able to sell in 6 months to avail the increased rates in national savings later. Rest Allah knows best.

I agree with Latif's reply. Bahria Orchard is really a good option. Don't know much about plots under 3 millions but it's much safer and wiser to get hold of an on ground possession plot in Phase 1.

So, if you own a 1-kanal file of State Life Phase II, you will get a 14-marla plot, possession of which, as committed by the AGM member, will be handed over after two years. And if that’s not what you want, you have the option to surrender 4 marlas and get a 10-marla plot, possession for which will be given in about one year.

Prism will populate quickly compared to phase-7 and 9 town.

But still its DHA and number of houses increase slowly relative to cheap localities.

Many people on this forum have many times under estimated "PRISM" with their narrow minded thinking but reality cannot be changed & now its time to face this reality.

DHA Lahore phase 9 extension files are going to get plot in land across Hudaira drain. It is likely to be named DHA Lahore phase 10 soon. Good buy at current price but please dont mislead people. Land file in area above Hudaira drain will only go to DHA Town and Prism in future.


DHA phase-9 Ext is NOT adjacent to Prism or DHA Town. It will be area between Sua Asal one one side Hudaiara Drian on Prism side Ferozpur road one side and than Badian Road.

LAHORE:

The Planning and Development Department on Friday approved the construction of three of the five packages of the Lahore Ring Road’s southern loop.

The decision was taken at the meeting of the steering committee of the P&D’s Public-Private Partnership Cell. The meeting was chaired by Finance Minister Mujtaba Shujaur Rehman.

It was decided that the Lahore Ring Road Authority would seek requests for proposals (RFP) from construction companies in two weeks.

With the revisions approved at the meeting, construction cost of the project would come down from Rs54 billion to Rs34 billion.

Financial plan

The meeting decided that the project would be undertaken in a build and transfer (BT) mode rather than the built, lease and transfer (BLT) mode approved earlier.

Under the BT mode, the ownership of the LRR southern loop would be transferred to the Lahore Ring Road Authority at the completion of its construction (in about two years).

The LRRA would now be responsible for the maintenance and operation (collection of toll tax).

This would save Rs29 billion earlier earmarked as a lump-sum payment to the construction company for maintenance.

Under the revised plan, the LRRA would pay back the construction cost in eight years at a 17-percent rate of interest.

Under the BLT mode, the ownership of the southern loop would have stayed with the construction company for 18 years after construction. The company would have leased the road to the government for toll tax collection.

The meeting also decided to construct service lanes on both sides of the road for only a five-kilometre stretch to bring down the construction cost from Rs54 billion to Rs35 billion.

Packages detail

Of the three packages of the southern loop approved on Friday, package 1 (9.35 kilometre) will connect the northern loop in Defence Housing Authority with Ferozpur Road; package 2 (13 km) will connect Ferozpur Road at Gajju Matta to Adda Plot; and package 3 (8km) will run from Adda Plot to Multan Road.

P&D PPP Cell Member Agha Waqar told The Express Tribune that revisions were undertaken to attract foreign investment.

Land acquisition

The P&D has so far released Rs9 billion to the LRRA for land acquisition.

An official who was present at the meeting says that the LRRA may need to pay another Rs12 billion for the purpose.

The CM said Lahore Ring Road Southern Loop project was of vital importance and there was a need for execution of that project speedily, adding construction of Northern Loop of Lahore Ring Road had resulted in better transport facilities to the citizens.
