It is a good strategy

Prism will have a correction in short to medium term.Asking prices are artificial and will see a correction of upto 15-20 lakh possibly.

It is very clear that current development charges are eating into it, with no increase in price. However if can hold it for more than 5-7 years it is better to keep it.

Yes there would be correction of 15 lac in coming 1 to 2 year. Still possession is five years ahead.

Think twice about your decision.
consult LRE, difficult to purchase 1 kanal good location plot later due to price increase, transfer charges, commission etc
You already have a good location plot better to hold it.

I dont see any correction in Prism for coming times provided nothing major happen on political grounds. Prism is still OK on prices not over valued.

Correction in Prism is just a matter of time now. All other phases lost some value and that will happen with Prism. Even Phase 8 with possession lost 2-3Million.The prices are inflated. There is endless supply of plots in Prism and it will take at least 5 years for possession.

For years now, correction is being highlighted on this forum but the reality is that Phase-9 plot prices are inching up day by day. Very hard to find and have a deal on good location plot. Now the price is touching 160 Lacs. If we are decided to buy a plot, should not wait for any correction to happen. Sooner or later, Phase-9 is going to be at the same price as Phase-5 and/or Phase-6. Little bit up/down does not matter for long term investment (3-5 years). Phase-9 commercial plots (4, 8 marla) already double in price since the ballot and increasing with no availability. Same applies to residential (good & medium location plots).

Go through older post in forum and you will find steady increase in Prism.. I will continue on slow pace till it reaches the 200 lac mark....Further raise will depend on prices of DHA ph6 and DHA ph8 price. DHA town is not a good investment as its stagnant for few years now. Reason is its not proper DHA phase with roads less in width

Gee haseeb there was always steady increase i bought file of phase 9 in 2006 for 44 lac and then it reduced to 14 lac with passage of time.and till 2015 for 10 years it went to 57.yes you are true brother

Ali, if you bought an over inflated file at wrong time it does not mean that Prism had any issue.
Also 2008 downfall impacted every single person in Reality market so it was not just Prism that got any hit. All off plan properties had drastic fall during that era.
Further, as you truely mentioned that in my old post i clearly detailed that whole Prism is not yet balloted. There shall still be a huge supply in future but the location of Prism is so excellent that current prices of 120-140 shall not be impacted by such supply as the supply shall be launched far above current values.

Aoa if you are talking about bahria orchard phase 4 it means its an open form but the plot is on ground if buy an open form you can save your transfer fee which is 11000 pkr.

I was wonder how it was going on.
But i think its 1st time when orchard phase 4 booking could not be completed

Sir I have to respectfully disagree with you, I am very greedy. Most of us are greedy, today's property prices in lahore are proof of it. How a common man with a decent salary of 50K per month, can own a home for his family in lahore? how long will it take to buy a plot first on installments (probably near raiwind or sheikhupura), pay off the installments and then build a house on that? This is all because of our greed, we have made it very difficult rather impossible for our kids to own a place to call home and we are still continuing... the gap between poor and rich is increasing day by day, middle class is disappearing swiftly... you take middle floor out of a three story building and it will collapse... how can a society last with one class being completely wiped out? But that's ok lets not think about it and keep investing in property rather than in a "Proper Business"

I intend to make house in one year time in Lahore, currently have plot in phase 7 block Y which i think is not to be populated in a year time.

Can anyone advise that if I sale that and go to populated area than which is the good society in budget of 1.35 crore to have plot . I am thinking of Valencia ..

It is a peaceful, beautiful, clean and well planned area. If you like Ronaq Shonaq yes it is upto you. Have you got posession ! I think posession has not been made for most of Y that is why it does not look to you populated. After posession the things change and people start to construct and move like you can see in Phase 6. It was like phase 7 in the beggining.

There is too much difference between DHA and Valencia. It is a lifestyle choice if you get what I mean. The fact that you originally bought in DHA means you were inclined to it, so don't give up! If you need to construct early, suggest to reduce construction budget a bit and pay more to move to a more populated block of Phase 7.
Or look at HBFC or State Life, where you are on periphery of DHA with close access to all the same amenities, but big price difference.
Sui Gas phase 1 is the best but price has crossed 2 crore.

Well said by Saudi and HM. DHA is a status symbol. If you start your house first other people will also follow you. And after the possession of Y block within 1 year lot of people will be constructing their houses, so you start first.

This is a posession plot since 2 years and no sign of population. I bought plot in 2010 and at same time was getting plot in valencia in same rate.. now valencia is at 150.. and this one still at 110...

I mentioned local address, may b thats the reason i didnt get corner plot. But i am disappointed to see the map, such narrow roads, even main boulevards are 40 Feet mostly, parks hardly 3 kanals.

@Aman, you have to call and request them to tell you plot number. Else wait for the letter, which may come in about 2 weeks time at your residential address.

Very good societies to live.
Askari 10 is near to airport. Schools, hospitals and Markets are nearby.

1 kanal house is around 40 to 45 million.
Well maintained roads, parks and gym.
