Defense road widening

Kureshi Saab today I saw machinery on ground for defence road widening.
I want to acknowledge that your prediction was correct as on April 6 the you mentioned work will start soon.

Now I see till new kahna flyover they are making new road from raiwind road.

Since you have inside info what do you predict what next wil be made inshallah in terms of ring road etc.

Canal road widening already started cutting of trees which will help SOUTH LAHORE societies.

Not challenging your intellect, but saw on defense rd yesterday from Bhoptian Chowk side a lot of sewerage work is going on. And looks like its just started, so it would take atleast 6 months if they dig complete defense road for sewerage pipes.

Road widening can only start after that.

Qadeer Saab yes sewage lines first and then road work but what I meant was contract awarded and work started. Though ZKB the contractor claiming 3 months timeline let's see. But overall a welcome development what you say.

But for now, pace is really slow. Far slower than Raiwind rd, so I don't think they can complete sewerage work till flyover before 6 months if not a year.

Ring Rd's construction is still shady, every week we hear that the work gonna start any day now.

But its so many months already, latest news I heard was that its awarded to FWO who would build the rd at their expense and then would have rights to collect TOll Tax for 20 years.

I think would start it in a way to complete it before next elections and use it as a seller along with the orange train.

Agree with Qadeer. It would go slow.

MNA/MPA Khokhar's style is that 1st they would make the road condition miserable for few months, would halt the development work, LDA would raise objections etc. So that people would start selling their land/properties. They would silently buy it and then would develop the road on govt funds in a quick manner.

They did same in so many Johar town Rds, PIA main boleuvard, but they couldn't do that in Raiwind Rd project since it served as a Road way to Shareef Palace.

Hassan bhai , as far as I know , this road shall be completed in 3 months time. Let's hope that the govt stays so that all road projects are completed.

I will update the folks as I get more information.

Btw , I took a ride from bhooptian chowknto gajju matta on defence road and it's amazing. When kahna flyover is done , it will be a matter of 10 min.

I live in gulberg and feel that in future people living in model town , gulberg , Dha , garden town , cantt will use ferozepur road and defence road route even if the ring road is not completed.it's a very good initiative.

Is there any expert of Khayaban -e- Amin here. Just wanted to get a suggestion, whether to buy 5 marla plot in C block or L block. Prices are almost same but C would be inside proposed LRR and L would be outside of LRR. Also L block has possession but C hasn't.

Want to keep it for investment.

I would say L block since it has the main park and as you said no LRR issue with this block.

I guess this is the right time to invest in Khayaban-e-amin. LDA has issued NOC for the revised plan and rates are showing an increasing trend since than. Starting of development work and any progress on Defence road and LRR project will shoot-up rates here.

On one webpage, I have come across a statement that J and H sectors of Bahira Orchard are going to be Commercial Hub. With in next two years, the Price of both Commercial and residential plots will be more costly than any other sector of bahria i.e 8 marla residential will be above 1 crore. Still I am arguing what the reason behind it. If there are some gems buried there or just a rumor it is?

Agreed with Aziz. Big gems would be come out in near future. If you have any type of plot in this area so should need to hold it for best reward. There is a rush of buyers but no seller in the market at the momment. Prices are jumping toward up trends.

Thank you all for your precious inputs. I can accept what you said just considering the previous history of Bahria. Honestly speaking, 5 years back the investors mainly dealers who perhaps opened their bank accounts first time in their life only for dealership, some of them are billionaire today (May God Bless them more). And common people who studied the whole life day and night for higher education, are working for people on limited salaries. I am sorry, it is not a satirical remark; just thinking of the destiny of person with higher education having limited resources in our country who can neither be easily entrepreneur due to limited financial resources nor be the handsome salaried persons due to lack of industrialization or facing unemployment in our country. It is clear that due to forceful increasing trend of property prices, now an educated person cannot build even a single room for himself because he wasted his time in education; not in politics and property business etc.Long Live Pakistan!

Bahria Orchard was always a market anamoly. Its current t prices are normal prices and from now on it should take a hike.

A good 8 Marla plot in C and D top block is for approx availavle for 48 to 50 lac which means it is 6 lac per Marla. In Bahria town a 10 Marla is available for 80 to 90 lac meaning per marla price is minimum 8 lac.

Now Orchard has many advantages over Bahria town because of access roads and no confusion like Ring road passage. Ring road is a menace to Bahria town for the time Being and an advantage for Orchard. To me Orchard will surely gain 2 lac per Marla bringing 8 Marla plot price to 65 lac easily in 1 year time. So in 1 year these plots can gain from 50 lacto 65 lac, a net gain of 15 lac.

Don't worry my friend if you like to buy prism just wait for another year or so it will be same price with dues clear. Prism has no future for at least 10-15 years it is just promises for future. Phase 8 and 7 folks have not received possession yet and it's being almost 10 plus years now. Prism is just hyped by investors and everyone will see a price correction soon. Mr Surfer please don't misguide people. It is there hard earn money, retirement funds that lets invest now otherwise you will miss the train.

Your projection are not accurate which is why I am suggesting keep your two cents opinion to yourself. Most of the people who are investing in prism 90 percent of them did not even visited prism and they have not even seen from there own eyes where they are investing. I have seen ground realities where I see just Phase 6,7 and 8 is so huge and undeveloped that it will at least take min 10 years for them to fully develop and our second generation will probably see prism develop. I am not criticizing you but I do care of thousand of others who get influenced by people like you and some dealers out there who are marketing prism bec they have invested it their. Mr Surfer I have over 30 years experience in Dha and I know what exactly happen or have happened in each phase 5-8 after all the development charges are paid off.

Thanks fair point I am not doing any point scoring at this platform and don't have any personal agenda here. I just request the reader to please use there own minds and brain instead of hype created by few people, dealers and few foreign investor. Yes prism will be good investment or place to live after 15-20 years but in today's date there are many better option in Dha in the same price range to live and build a house. People don't realize every single time dha launch a new phase they create a big hype with lots of promises and same dialogue that we learned from our past this phase will be develop in 5 years and now people in 6,7 and 8 are waiting over 10 years just to get possession. Prism turn will come at very last when all the above phases will be developed which will at least take another 10 years. Plus people don't understand no one is touching prism bec it has become a liability with the development charges. If some one is so much in love with prism than best time to get in after all due are cleared.

Prism is a profitable investment (5-7 time frame)
Prices are somewhat inflated in avg to poor plots at the moment. hence correction is expected before Ramazan
prism deveopment will be fast paced due to high development charges. however i dont see prism full developed in 4 years as promised by dha admin (5-7 years is a realistic time)
For those who are looking for a good plot at right price, i believe they have missed the train
for those who are looking for an above avg/better plots, they might get a chance this year (near Ramazan)

Isnt it normal to invest for good returns ? I m from dubai with long term plan of investment which i have in Prism.

Everyone is mature enough and think twice before investment with best possibel returns, dont you think investors will try to do everything that he can before investment ?

Secondly, once you are able to see development in DHA, its prices are already at very high level than that time when we dont see things and obviously we believe it to invest just becaus of name tagged DHA.

If you think you advise better than others, please come up with better options within the same post that requires the sam budget and approx equal return of investment in same period. Obviously no one can clearly mention exact returns but past helps to assist for a reasonable assumption.

But still yes phase 8 is deep land and I am in Lahore and all I see Prism in terms of transfers and deals. Once ring road made all key points will be accessed very easily.

Mr Surfer if my apology make your day than I apologize for being upfront especially if you are planning to build a house. But the only way to predict future is look at past. I understand you have a investment in prism. People who lives in wapda town they always advocate that wapda town is the best but mr surfer no matter what you say I am sorry I can't buy it. Yes in my 30 years experience I have seen right after balloting they started some initial work which is still now ongoing. You like to build a house in prism in four years I really wish it happens but I am certain you won't even get the Possesion for at least 12-15 years you mark my word as well. Like I said I did not mean to offend you but I do have the right to express my point of view for a phase who is over hyped over priced by investors and also Sir you also mark my word as well that this prism will become prison for most of the people who get in now at this price because it will take them at least 5 years to recover or make some little profit and exit out of Prism. Lucky ones are those who bought prism one kanal file for 43 - 50 lacs. Please note I have nothing against Prism. I have investment in Prism as well but I will never ever purchase one kanal or 10 marla at these prices. Yes 5 marla plots still are reasonable. My only request to the readers is before you invest a dime in Prison sorry I mean Prism please personally visit Phase 7 and 8 and even 6 and I can assure you that you will think 10 times before spending a dime in Prism. I have large investment in Prism bec I bought few one kanal files for 19 lacs each. A very good location plot in Prism Max it should not be more than 80 lacs at this point. Plus location wise I rather raise my family at a place where we have Knowledge park. Kidney center or BRB Canal instead of Solo Park, Hudrain Drain.

Hassan I am not debating with you. I have my own opinion. Hassan I am not sure why people spend hours and hours supporting there phases and investments. We are here to make money. These phases are not our kids that we should get personal. I visited both prism and phase 7 in person and based on my experience and analysis Phase 7 plots will cross 2 corors in 2 years and phase 8 "W" BLOCK will be over 3 Cor just in 6 months. Hasan no one knows the future up and downs of the market. Few things are just seasonal or just based on hyped but I am passing you my opinion based on facts, realties and experience. No matter price of Prism Plots are right now BUT in long term after 5 years Phase 7 prices will be much more higher than Prism. (Don't forget I have my own investments in prism too) Phase 7 have so much room to grow that you have no idea. It takes less than 5 minutes to drive from phase 7 to phase 8. 15 mins away from Airport and in my opinion prism location is no way near to phase 7. Please don't kill me but I strongly feel that way.

Dear brothers dont fight like kids argument on basis of FACTS and FIGURES as well as PAST PERFORMANCE speaks and without any faintest of DOUBTS whaterever JK has said is 100% right ALWAYS STAY ON SIDE OF TRUTH iam not against anybody al know phase 9 is excellent investment but will develop only after phase 7,8 are done with and it will surely take 10-12 years before phase 9 becomes LIVEABLE
