You have replied to this question whether the prices for 1 Kanal Sui Gas 2 inclusive of Development charges or not but your answer is not clear on that. Please confirm whether buyer needs to pay additional charges on top of the buying kanal price for example 40lac kanal plot.

yes in Sui gas 2 it includes development charges, Development charges of Sui 2 were sorted long ago, However they imposed extra possesion charges as development was costly, This also is included in most deals, The seller have to aplly for NOC and clear all dues then he can sell.
Incase of NFC 2 most people are asking Cost Of Land and 6 Lac development Charge is due, last date was June 2009, still no fine seller have already paid that in past then he will demand exttra 6 lac or whtever he has paid.
It is Confusing if you could not undertsand then ask more questions

I have a 5 marla plot in DHA 9 town (good location but not excellent) valued by LRE around 53 Lacs. I need your advice whether I should move to prism for 10 marla (average location) or 1 Kanal (little bad, not worst location)? I can add 10 Lacs and can pay development charges in installments afterwards.
In my opinion, 9 town is undervalued and prism is overvalued, do you suggest wait for few months or a year?

What an assessment. 5 Marla plot in 9 Town @ 53 is under valued and 1 kanal plot at the same price in prism is over valued. No sir, position is otherwise. By the way, do you have a readily available buyer @53 in Town ? Probably, don't have. For you, right would be to find a buyer, first. Buyer's search and completion of transfer formalities, may take some time. Don't get into initial steps of any buying deal, till availability of total funds i.e, funds required for concluding the intended buying. That would be the time, LRE and this forum would be in a better position to guide you, where to invest.

I don't consider Prism to be over-valued. At this moment Prism appears to be properly valued but not much scope for quick gains. The price in DHA Town is under-valued for sure as non-possession deep plots near villages in Y-block of Phase 8 that fall too near to the ring road are priced higher than the clean and possession plots in DHA Town which is located next to the population of Askari 11 and is the gateway to Prism. The blocks A,B,C,D of DHA Town have a superior location to any of the blocks in Prism. Regarding R-block, I am sure plots in R-block will be worth 50-60 lacs a year after possession; that should take 5 years. However, DHA Town plots will be worth 85-100 in 5 years as this area will be fully populated. Anyway, even for short-term holding an investor can expect to gain 10-15 lacs in a year and then buy a 10-marla in Prism with that money.

Phase 7 doesn't seem to have much room for growth remaining. Prices already mature and will increase at quite a slow and steady pace in the coming years. Better to buy a top location plot in Prism which can becomes worth 2.5 to 3 crores in 4 to 5 years

This Move can fetch you an average location plot in Prism upper Cutting 70+20 with 6 to 8 ys promise to hand over, The Location of that plot will be definitely better than your old location,
But looking at history of DHA 5, and 6 I learned when property is high priced or developed it still gains, So the imagination that DHA 7 will remain at that value it is not right, Other thought is we have seen late 90s and Late 2000s slump in such situation phase 7 will be better than prism. The Point you are standing [feb 16] move looks right but aim should be approx 5 years ahead.
