Dear LRE Experts,

I wish to invest some 20 million in real estate for one to two years. During my stay at Lahore last month I visited DHA Phases and surrounding areas astride ring road. Phase 8 location and ongoing development work attracted me, what if I purchase one kanal or 10 marla plots in phase 8, will these fetch me some benefits in my desired period of time else where is it advisable to invest this amount for 1 to 2 years.

I think NFC Phase 2 will gain.
DHA Phase 9 is also a good option.

Strongly encourage you to diversify your risk. I would DEFINITELY invest in phase 7 and phase 9. Phase 7 is COMPLETELY ready for possession and its next to phase 6. Excellent development and will shoot up as soon as possession given.

10 marla plot in DHA phase-5 is quoted around 10 million. I won't be surprised if 10 marla plots in Air Avenue are quoted at least the same price soon. Good luck.

No comparison of DHA with Bahria .

Location : canal road, multan road , ring road , motorway and upper and souther punjab flow .

Investment : Bahria better return than DHA . bahria deliver before time and big margin in prices to up still .

Lifestyle : after 2-3 years maximum lifestyle will be beyond than DHA . go and look eyerthing self and think of ahead 2-3 years.

commercial : in future commercial design of Bahria no comparsion .

Bahria....Because DHA seems to be very slow . They annouced DHA Phase 8 in 2004 and balloting of Phase 8 has been done in 2008 and yet there is no clue when development work is going to finish. If we talk about facilities please keep in mind that bahria town is in lahore since 2003 and DHA is in lahore since 1972 and yet there is no big diffrenec in facilities . DHA Club Vs Bahria Golf Country Club. National Hospital Lahore Vs BAhria's State of Art Hospital which has better faciliies and much more Economical than National Hospital. DHA cinema Vs Bahria Gold Class Cine 3D. There are some facilities which are available in DHA but not in Bahria Similarly there are facilities which are available in Bahria but not in DHA like bahria has Theme Park in Sector E .And most of all There is no Load sheding in Bahria due to own power houses of Bahria and Another thing in Bahria we need not to worry about Sanitary and Other Electrical small works at home because Bahria has a very Big Services Department which is available on call 24/7 at very nominal cost and you know very well the security of Bahria . Bahria's security is Awesome 24 Hours monitoring by Bahria Control room and CC TV cameras installed every where So i would rate bahria better than DHA in all terms. Bahria is Future of Lahroe.

1- 1K Plot preferred R / W Block it would cost you about 120-125lack

2- 10 marla plot (60-65lack)on a good location

3- 5Marla file DHA 9 (21-22lack)

If possible Go for a commercial plot in Sector C/E/F of BT Lahore Otherwise go for commercial plots in NFC2. A commercial plot in BT Lahore will be the most precious asset you can creat for your children.

Two days ago , i visited DHA Office and they said that there is a good news in near future. some people says that it is on 20th of this month . prices are going so high and it wl further high in next two months . Confirmation of this news is very solid bcz MIAN THAIR JAVED AND MIAN TARIQ JAVED ( EX owner of air avenue ) purchasing very heavily in AIR AVENUE in these days .Dealer says In next one month 10M wl b on 120 to 130 lacs.

If you consider B Block for house construction, you will get plot facing commercial around 135 to 140 Lacs other wise not possible in Block.
Other than B, you can get plot in C ( boundary side) D, E, F,N Block in the below or upto 150 Lacs.
If you raise your budget upto 160 to 165 lacs then C, G, K, L is really good choice.

In A, B, H, J, Nothing is available below 175. May be can plot near Newslands in J-Block around 165 Lacs.
