Safest House Society

I am an overseas Pakistani,currently having house in Lahore Cantt but it is small and not having better approach. I want to build a house in a society where I can leave the house vacant when I am abroad. My parent doesn't want to shift anywhere from the old house but I do not feel comfortable whenever I go back with my family. The atmosphere around the locality is not suitable for my kids.

Is there any society where one can leave his fully furnished house un attended without any fear of theft or insecurity? Please guide me, I am quite confused.

Bahria town and sukh cheyn Gardens are safe and secure housing societies. one can live there with out any fear and insecurity. Askri 10 and Askri 11 are also good security vise.

You wanted a house locked for 1 year and in use for a month when you will be going for vacation. practically it is not possible in any part of the world in this era. I will suggest you to look a poorer and reasonable member within your family who can live in a portion of your home and move out when you are on vacation if necessary .

It will be a help for the poorer and you will enjoy security of your home.

Dear KSA, I suggest you buy a house and rent it if you want to invest, when you plan to come, you can get it vacated. On a better note, you should invest in plots, when you come back, you can sell a plot and build a house or buy one. For your annual visits, you can find furnished accomodation in gulberg and defence, you can stay in a hotel on a monthly rental, or something. But you cannot leave a furnished house alone for 11 months in Pakistan. Your stuff will be stolen, the house will be raided and most probably occupied by qabza group or thugs, or worse, it will be haunted, trust me, in Pakistan, everything is possible. DO NOT BUY A HOUSE AND LEAVE IT ALONE.

I second wajhi, Sukh Chayn is the best among all, gated society, 24 hours security guards roaming in the society. No one can enter without proper identity, even the workers working inside required permanent IDs. Very neat clean and green society. I guess, this is the only society which meets your requirement.

I guess the person making inquiry is least bothered with few extra kilometers on traffic-less road, while choosing for a secure society.

I'm in a same position and have narrowed Bahria Lahore, once you are in Bahria, you do not need to go out for any business.

you can buy a good 10 marla house in Tricon village (for 70 lacs), it is on canal opposite jubilee town. It is a well maintained, gated and walled society. It has good security similar to sukh chayn garden, it comes before sukh chayn garden when going from thokar to bahria town. I have a house over there with some furniture and tv, i am in same situation, go to pakistan only for one month. But still i suggest that you should have some relative or friend over there to visit the house once a month to get it cleaned and ventelated. In tricon village they have appointed a retired major to look after security matters. and so far there is no complaint regarding security.

What are the non construction charges in Bahria Town Lahore for 10 m and 1 Kanal plot per year? Are these charges applicable after the possession of the plot immediately or there is some grace period to construct the house/

This question has been answered before many times my friend :) But since you have asked, it would be helpful for many other visitors too who have missed the answers before. I can reply you for 10 Marla plot only, Non construction charges for 10 marla plot are Rs 500 per month if you have not taken the possession, once you get the possession, there will be no charge for 3 years, so you have to construct your house within 3 years, if you do not build the house then after 3 years, Rs 2500/ month will be charged. I am not sure but I think same charges apply to 1 kanal category, NOT SURE THOUGH :)

Thank you brother, but I heard that this 500/- is maintinance charges and their are other charges if you do not construct house for long time. Someone inquired earlier also who received letter from BT for about 150,000/- fine for not contructing house within three years after possession.

I conclude from your reply that if someone did not get possession he has to pay only 500/month no matter how long he takes to build his house.

I talked to two senior propery owners about wether to buy phase 9 file at 30 lacs or not. they said it is not advisable to buy file at 30 because including 15 lacs development charges and other expensed it will cost about 47 lac whereas after balloting one will be able to buy avg location plot for 50 lacs and may be bad location plots will be around 40 lacs.

since you have already talked to 2 senior property dealer and you have taken their advise what do you want to know now ? Keep this 30 lac and keep saving to reach 47 lacs. They may get you a plot of your choice other wise at least you will know they were not experienced.

I don't believe him a property consultant who stop you from buying DHA-9 at current rate.

When you compare various TV brands, the difference in picture quality is so fine that you need to have side to side same signal, best tuned color resolutions, in order to notice any difference.

While, the video signal quality available in Pakistan, through cable system is pathetic.

Any one having info about Canal Road Widening from Thokar to Sundar is requested to share with all members.

This project was planned since long to construct road on both sides of canal but put on hold due land litigation and environmental/plantation issues. This will actually impact the property in southern side of Lahore quite positively.

most of the people on this forum are non resident pakistanis, and i think most of them want to live in pakistan if there is security and stability in the country. Main problem in pakistan now a days is security, corruption and load shedding, due to which people working outside can face very tough time on return. Plus people in pakistan think that we expats are making tons of easy money therefore no harm in depriving us of our hard earned savings. Living abroad normally create a mindset of honesty in a person, this way he thinks that others will also treat him honestly , which is not the case while doing business in pakistan. In my opinion best option is to stay abroad as long as possible and send valuable foreign exchange to pakistan. If one has no other choice but to go back then he should try his best to get a job of similar profession as he is doing abroad and use his savings wisely. And be careful about doing some business with your relatives or friends in pakistan or to drown your money in stock market.

Let me tell you why not. Its not because there is an inherent fault with Pakistanis but years of sluggish economic growth has not resulted in economy not offering many jobs to the young people. Consequently buying power has gone down. Therefore almost no business opportunities. Unemployment has made crime attractive. After spending time abroad, you will be afraid for your family all the time. Almost no senior level jobs available. Extremely bad gas and electric situation meaning more costs and finally, very high food and energy
prices.
Positive is tthe good feeling while living near your relatives.

First of all, we are pakistanis and there is no other county on earth we can homeland like Pakistan.
I have been living in the USA for more that 25 years and still Pakistan and homeland. Also not a day go by when I don't think of Pakistan and moving back to Pakistan. No matter how comfortable living is here in the USA. It is a foreign country and most of us on this forum know what foreign mean.
It is all tru mention above by other brothers that Pakistan's situation, but I still believe we can live in Pakistan. This may be our contribution to Paksitan to make them realize how people on west live. We can change one person at time!

prices of G14/3 are higher.
The prices are going up in G14 due to development work which already started and when development is at a stage when u can physically see your plot, prices will definatelly be above 90lac.
I suggest to hold your property for good returns in short time.
