assalamo alaikum friends,
expert opinion needed i have a residential plot in bahria town sector B Comprising of 1 kanal.i have purchased in installments.some one from pakistan calling me and asking me to sell my plot and invest in bahria sector E RESIDENTIAL plots.well i am good settled here ,never thought about my plot back home there though i have already house in johar town.so freinds what you people suggest whether sell plot or hold.every one here in overseas are excited to invest in SECTOR E.
REGARDS,

AG replied on Tuesday, January 10, 2012 11:06 PM PST

If you want to sell your residential plot in Sector B to invest in Residential plot of Sector E Then "NO".
If you want to sell your residential plot in Sector B to invest in Commercial plot of Sector E Then "YES"

Reason: You already have a house. Now think of "Having some regular income" in the days to come. Further, in my opinion, Price of Commercial plots of sector E will increase in a better way than its residential plots.

cement bags: 820 Nos.

My experience tells me that 900-1000 bags of cement are enough for 10 marla double story house if you go for RC lanter

Keep in mind 1000.

bricks versus blocks

Dear Experts,

Can you please share info on whethere it is true that blocks life is less compared to bricks. I am planning to consider hollow blocks for the construction of my home for insulation purposes.

Shahid,

Khanjee replied on Tuesday, January 10, 2012 11:24 PM PST

Dear Shahid, psi strength of Hollow block is 1900 where as brick psi is around 900.In view of seismic waves, a good architect will always go for frame structure where bricks or hollow blocks will be used for filling the frame, hence your choice to spend more on bricks or less on blocks with more psi strength.By using blocks your expenses will be less by 40% in structure as compared to bricks. In Karachi 100% construction of residential/commercial buildings is done with concrete solid/hollow blocks.Hollow blocks are surely most suitable in winters/summer. In Bahria town Islamabad, all their own projects are made of concrete blocks. In Islamabad famous "Centaurus Mall-Residencia" is made of hollow blocks. The one who has not used these blocks will not advise you to go for hollow blocks.
Any how choice is yours.
I myself using hollow blocks in my kanal house construction in Islamabad.

jk replied on Wednesday, January 11, 2012 12:30 AM PST

This topic is being asked many time and I never intervene as it is not easy to sum up in few lines neither easy to make understand for those who have no knowledge of construction field.

For those who have no knowledge should agree with this wise men’s proverb saying “Do as the Romans do”

Simple thing is that our work force is not familiar for the use of concrete blocks neither local manufacturer ( 99%) make the blocks in standard.

By nature two different concrete mix design of different age do not bind to each other therefore special fixtures and tying are required. Block works walls need to fix with columns and beams. Similarly block work need special attention at opening and treatment for expansion and attraction point and in local market these fixture and skill is not available or very expensive to deal with.

reinforcement is very expensive and if the wall comes under compression with any reason walls get crack and to avoid this normally reinforcement is used vertically and horizontally within block work walls and it will cost a lot.

Blocks are also more absorbing then bricks and in heavy rain paint on inner side of wall can get corroded.

Normally people give advantage of concrete structure saying one can remove any wall he needs in later stage but you can do so with bricks as well by providing roof beam while casting roof slab.

So my suggestion are use bricks.

hollowblock replied on Wednesday, January 11, 2012 02:02 AM PST

Can anybody from Lhr mention here some good suppliers of Hollow blocks?

Habib replied on Wednesday, January 11, 2012 03:58 PM PST

Hollow Block should have 1900 PSI strength but most vailable in Karachi where mostky Blocks are used it not true
Good Brick has 3000 PSI strength
Sold Concrete blocks have strencth Comparable to Brick or even high , if good ratio of cement is used

no balloting yet.

sohail replied on Tuesday, January 10, 2012 08:54 PM PST

Muhammad Saad, Thank you for you reply, can you please brief me why phase 9/10 changed into one phase i.e.,9, and file holders 9/10, have they received official letter from DHA regarding this?

Muhammad Saad replied on Wednesday, January 11, 2012 01:53 AM PST

No official letter to existing phase 9/10 file holders from DHA but all new transfers says phase 9 instead of 9/10 and DHA has announced that there is no phase 10 rather only phase 9 now and all old 9/10
files are basically phase 9 files. When these files would be transferred to some one new then the new allotment letter would show phase 9 alone not 9/10. This is what I learned from this website.

Nadeem replied on Wednesday, January 11, 2012 01:56 AM PST

Please call DHA, they might give u better answer that why 9/10 changed to 9.

dear property experts

lets do a debate about property prices in next coming 6 to 12 months.as every body knows that pakistani rupee is gatting weak day by day and doller is getting stronger comparitively rupee and gold prices are also getting stronge.mostly in property markete oversease pakistanies invest their money.if currency remains weak and gold price remain high what it will have impact on property markete in next 6 to 12 months.

Muhammad Saad replied on Tuesday, January 10, 2012 07:44 PM PST

If currency becomes weak then
prices of plots would go high as well but the increase in prices would take longer time then the gold prices, which reacts very quickly to fluctuation of currency value.

Muhammad Saad replied on Tuesday, January 10, 2012 07:50 PM PST

I don't know why I am not able to submit the full text that I want to write. Whats the problem :-(

Muhammad Saad replied on Tuesday, January 10, 2012 07:52 PM PST

I am not a property expert but let me tell you few things from my experience.

Muhammad Saad replied on Tuesday, January 10, 2012 08:02 PM PST

As overseas Pakistani one would not gain much even if the price of the plot go up because your capital would remain the same in foreign currency.

Muhammad Saad replied on Tuesday, January 10, 2012 08:02 PM PST

However such increase in plot
prices (due to change in currency value) looks good to Pakistani's living in Pakistan because their capital seemed to have gained from original but in reality the inflation would also be high because of change in currency value and you still might have the same buying power even though you have more cash.

Muhammad Saad replied on Tuesday, January 10, 2012 08:03 PM PST

This is the reason why sometime cars in Pakistan appreciate instead of getting depreciate. My friend bought a brand new corolla for 6.70 lacs back in 90s and after few years he sold it for 7.25 lacs because the new car at that time was around 9 lacs :-) Same thing happened when my father sold his used corolla for 4.25 lacs which he bought for 3.77 lacs as a used car. I sold my Civic 2004 model to my brother in 2007 for 8.25 lacs (I sold it slightly cheaper) but 2 years later he sold it for 9.85 lacs. Amazing isn't it? Cars appreciate in Pakistan instead of depreciate.

Muhammad Saad replied on Tuesday, January 10, 2012 08:09 PM PST

Let me give you another example. I bought one file of DHA Phase 9 back in April 2008 for 21.25 Lacs with transfer charges. At that time riyal was 16.76 which means in riyals it was 1.27 lac riyals. Today Phase 9 price is 23.65 lacs in rupee however riyal is now more than 24 rupees. So according to the currency conversion rate if I sell my file for 30.43 lac rupees, I would still only be getting my original money back in today's price. There are other factors like inflation etc. which I am ignoring to simplify the math.
No for someone living in Pakistan, it might appear a profit of 9.18 lacs but for overseas Pakistani it is just like getting your same money back in today's currency rates. The file price has to go more than 30.42 lacs in order to be considered profitable.

Muhammad Saad replied on Tuesday, January 10, 2012 08:18 PM PST

So questions are

Q1. Did I make right decision in buying DHA phase 9 file.
Q2. Would I buy it again?

Muhammad Saad replied on Tuesday, January 10, 2012 08:22 PM PST

A1. Yes, I made the right decision.
A2. Yes, and I did bought a plot after that.

Muhammad Saad replied on Tuesday, January 10, 2012 08:25 PM PST

A better way to counter inflation and currency rate changes.

Muhammad Saad replied on Tuesday, January 10, 2012 08:27 PM PST

People who don't want foreign nationalities and still considering Pakistan as their home would continue to invest in plots for profit or making their dream house. Now more and more Pakistani's are going abroad so property market should get hot. There are no safe alternative for overseas Pakistani if they want to invest in Pakistan. Yes they can invest in gold and silver but they can do it anywhere in the world but for property they consider Pakistan being the homeland.

Muhammad Saad replied on Tuesday, January 10, 2012 08:30 PM PST

Another option is doing your own work but it is not possible for me at this point in time.

Raheel replied on Tuesday, January 10, 2012 08:44 PM PST

There is no correlation between USD, Gold and Plot
prices. Plot prices depends upon simple rule Demand and supply.
where as Dollars depends upon internation market like consumer banking, Imports and exports, Manufacturing................ Just a quick refernce last month consumer banking budget was 1 billion USD against actual 1.5 billion USD.............
similar with the gold factors as well Its really very difficult to write evrey thing here.

Conclusion: No correlation between among three.

Muhammad replied on Wednesday, January 11, 2012 02:07 AM PST

Muhammad Saad sahib thanks for your input and examples. I am a oversees Paksitani as well and thinking about return back in Pakistan. What do you think is safe place to invest and have regualar income.

Hi all,
I want to purchase a 1 Kanal plot in Laore for building my home i have a budget of 35 Lakh for one canal.
Secondly i want to start construction on this plot by middle of 2013.

So guys kindly recommend me any good scheme where i can get plot as per my budget

Thanks

Muhammad Saad replied on Tuesday, January 10, 2012 06:00 PM PST

Check in State Life Phase 1 or Bahria Town. These are places where you can find one kanal in 35 lac and they are good societies as well. In Bahria it is difficult to find 1 kanal in 35 lacs but some plots are available (very few) for 35~36 lacs.

This is all I can think of right now.

Javed replied on Tuesday, January 10, 2012 06:47 PM PST

It is more appropriate to go for better place, instead of bigger one at comprimised
location. 10 marla plot at wide road in Bahria Town will cost you about 25-30 lac.

AG replied on Tuesday, January 10, 2012 05:25 AM PST

@Maajid Khan.

1. You should think of this option only if you already have a house or a plot other than this plot to build your house because you may not be able to get a good plot in good
location of your choice in future.
2. After launch of Sector E prices of commercial plots in all sectors will stagnate for some time & it will be difficult to "Make Quick Bucks"

3. If you intend to build your own Commercial Plaza you will need at least 1 Crore Rs more for this purpose. Look into your finances carefully before you decide.

Further be sure of the availability of commercial plot before you sell your residential plot.

From the language of your post I feel it is some property dealer who has given you this advice. He will made his commission & only you will be looser.

Hope you will not mind my blunt advice.

Dear Experts,

Please advise pros n cons of plastic water tanks and RCC water tanks for domestic use

Thanks for your help in advance

AG replied on Tuesday, January 10, 2012 04:58 AM PST

RCC Tanks.
1. Costly & take time to build.
2. Have better thermal insulation than GRP tanks.
3. Evaporation from the outer surface have a cooling affect & keep the temperature of insde water lower.
4. May experience seepage & cause damage to itself & surrounding areas.
5. Very difficult to clean properly.
6. Very difficult, time consuming & costly to rebuild/replace.

GRP Tanks.

1. Cheap, Quick & easy to Install & connect.
2. Easy & Quick to clean.
3. Cheap & easy to replace.
4. Poor thermal insulation. Inside water temperature directly affected by ambient temperature.
5. High Temperature of Inside Water May Cause Some Chemical Reaction leaving the water UNSUITABLE for Drinking. IT Is Extremly Important That Rooftop GRP Tanks Are Covered by Permanent Structure/Shade so that Summer Sun Does Not Shine Directly on GRP Tanks.

Regards

RCC Tank replied on Tuesday, January 10, 2012 12:38 PM PST

I got constructed RCC tank for my home in 1994. Fortunately it came under a tree shade and believe me it is simply fantastic. No problem whatsoever so far. It is properly covered and needs cleaning perhaps once in a year. It had cost me quite a heavy amount but I found it excellent.
I think fiber tanks cannot give such good performance.

i also have rcc tank in my house last 20 to 30 years.it is under a small tree.water remains tooo much cold in summer season and we enjoy to much to take bath in summer season.we have not face any problem of cleanliness.roof of tank is very thick thats why water is very cold in summer season.
