I have a budget of 30-35 lac and have to decide between DHA-2 Islamabad and DHA2 –Extension (EX-commoners Town). Please advise in this regard whether it’s better to buy the plot in DHA2 located in sector D along the boundary (street 6,7 etc.) or to buy plot in DHA2 extension (sector BC). Price wise they are almost same and within my budget. My objective is to keep the plot for next 3-5 years for investment purpose.

Looking for expert advice on above. Thanks in advance.

Overseas Helpline replied on Saturday, December 3, 2011 03:56 PM PST

Mr BM!,For short term (3-5)years Go for DHA-2 but long term (7-10)go for DHA-2 EXTENTION for investment. Nothing will change at least 5 years in extention.I wrote mail to you regarding this issue Please forget extention. Honestly i am advising you if you are serious other wise my friend got a plot in Extention for sale .on sector D he purchased at 1.4 milion before three years.

Safwan replied on Sunday, December 4, 2011 02:54 AM PST

BM, ex-commoners now part of proper DHA-2 no extension. Sector BC is not sector-K of DHA-2 (check DHAI website). If you find a good plot, go ahead and buy as these are possession ready plots.

Dear Salman. I have a plot in Y block Phase 7. I am planning to sell it and add some more funds to buy a plot in phase 8. What is your advice. I am planning only for long term investment purpose. Thanks

Aamir replied on Saturday, December 3, 2011 02:47 PM PST

Correct decision, strategically.

Assad replied on Saturday, December 3, 2011 02:48 PM PST

if it is a long term investment, how about ph9 1 Kanal allocation?

Lahore Real Est replied on Saturday, December 3, 2011 03:38 PM PST

Dear Irfan Sahib, In pahse 8 proper plots rates are from 45 Lacs to 75 lacs depending on
location.it will be appreciated when developement works start in phase 8 but town planning of phase 8 is not as good as in other phases of DHA. According to me, you should go for 2 files of one kanal in DHA Phase 9 after selling your plot of phase 7

Aamir replied on Saturday, December 3, 2011 04:48 PM PST

In Phase-6 you buy a good
location plot but then you have to drive all the way up to an average location where a U turn enables to back track to your superior location because of service lanes and lay out of roads etc. This extra up and down miles, tough a little, shall remain to drive for ever in Phase-6.

Someone replied on Sunday, December 4, 2011 02:48 AM PST

Don’t spread panic about dha 8, how you can say that planning is poor? Phase 8 will be the most modern & updated phase.
(1)-When authorities planning for the future, they always tried their level best to improve their previous flaws / mistakes regarding the town planning & on other issues.
(2)- Yes Dha can change the locations, but only for areas which comes under litigation likewise near the village boundary wall etc. So instead of providing the negative feed back you can suggest that one should always choose the area / plot within clean vicinity and on level area.
(3)- while you are entering from the flyover junction into phase 6 / phase 8, keep in mind that phase 8 will be on your left side & phase 6 on right! So is not bad that you are trying to prove!.
(4)- definitely development will take certain time, at this moment the price difference is much higher between phase 6 & 8, which is due to not development. But location of phase 8 is much better than phase 6.

javid replied on Sunday, December 4, 2011 07:49 PM PST

DHA-8 is designed with highest level of security and a lay man can observe areas are devided in to small portions with very restricted entry and exit points.

For sure DHA-8 will be the best area to live !

House/Plot orientation

Which direction of plots/houses are considered the most suitable to Pakistan's climate and why ?

1. North Facing
2. South Facing
3. East Facing
4. West facing

Wajahat replied on Saturday, December 3, 2011 05:27 AM PST

North facing in center and south Pakistan, rest all directions in north, west facing in coastal areas, cos of sun and wind directions

Aamir replied on Saturday, December 3, 2011 05:40 AM PST

Why North Facing in centre and South of Pakistan ? is there any meteorological reason or else ?

guest replied on Saturday, December 3, 2011 09:10 AM PST

it is called feng shui

guest replied on Saturday, December 3, 2011 09:13 AM PST

Feng shui 風水 is a Chinese system of geometry believed to use the laws of both Heaven and Earth to help one improve life by receiving positive qi.

Aamir replied on Saturday, December 3, 2011 02:03 PM PST

"What could be more absurd of imagining that the safety of a family, honors, and their entire existence must depend upon such trifles as a door being opened from one side or another, as rain falling into a courtyard from the right or from the left, a window opened here or there, or one roof being higher than another?

After People's Republic of China was established in 1949, feng shui has been officially deemed as a "feudalistic superstitious practice" and a "social evil". However, wealthy people in China still practice feng shui.

Baba replied on Saturday, December 3, 2011 02:11 PM PST

Dear Aamir

if you love greenery (Lawn) of your house, than South facing is the best. due to sun direction at most toward your green area. which help the green area looks fresh always.

Regards.

SI replied on Saturday, December 3, 2011 08:36 PM PST

Dear Aamir

- As BaBa explained South facing is good for green lawns, only one disadvantage that even in 22 ft. long size porch your vehicle is exposed to greater sun heat over nine months. Some people use folding sunshade to overcome this problem but it does not give nice look as after 3~4 months cloth gets dirty & also color fades. In noth facing even 14 ft. long porch works well.

Aamir replied on Saturday, December 3, 2011 11:51 PM PST

I think North oriented houses are more suitable due to plenty of ventilation, energy efficiency, least exposure to Sun and lower structural ambient temp in summers...etc. Any alternate views...

JUJ1 replied on Sunday, December 4, 2011 02:18 PM PST

I live south facing house. These days sun light is wondering all around the house, so if you love big windows plenty of sunshine in winter and greenery, south facing is best, in summer you can use thick curtains and insulated front wall is enough.
North facing rooms of my house are always dark, mosquitoes infested and like old hindu houses.

Aamir replied on Monday, December 5, 2011 01:01 AM PST

So, South facing is best for three months of winters in Pakistan

Aslam replied on Monday, December 5, 2011 11:37 AM PST

brother Aamir, it is not that south facing is best for only 3 months. With sun low on the horizon in winter you get sunshine for most of the day during winter time. In Summers, the sun is high up on the horizon so you do not get excessie sun.

JUJ1 replied on Tuesday, December 6, 2011 09:13 PM PST

Dear Aslam bhai
Thanks for clarification. No sun in summer as sun goes eight above head, and it will do that anyway.

Arshad replied on Wednesday, March 26, 2014 01:28 AM PST

So, south facing is best when you want a green lawn and winter heat. For summer you should build shades in such a way that the windows are not exposed to direct sun. Something also called passive solar design. Also use insulation in south and west walls. Though it will cost a but will make your life comfortable.

North facing - No good!!

B-17

Mian nadeem sahib
I am being offered 1425000 for a 35/70 in c sector . Should I sell it and invest somewhere else as it does not appeal being too far from isd besides good development. Any guidance on investment with this amount
regards

Mian Nadeem replied on Saturday, December 3, 2011 12:19 PM PST

Consider:
E-17 50*90 plot,
Location of E-17 is little bit better from B-17. U can purchase 500 yards plot.
E-12 25*40,
No sign of development/living in near future but good investment in main Islamabad.

Aamir replied on Saturday, December 3, 2011 05:13 PM PST

Here, only the sector A is worthwhile. The fate of B-17 depends on Margala road which is a far fetch prospect. I think you should shift your investment from sector C to as suggested above.

Phase 9 File Price Seasaw - Some thoughts

Positives:
- No other real phase left so all file business is mostly in Phase 9 hence buyers and sellers will be there.

- Big investers now have their guns pointing at Phase 9.

- Its location is better than phase 7, away from border and near Ferozepour rd and Ring rd.

- Balloting will happen soon (1 max 2 years)

- Price Rediculously low so in reach for many people to try their luck (some even say "stupid if you don't"). Good midterm investment.
- Expected better than bahria town towplanning with big pak places around markets. All market will have second floors linked togther so that if you go up once you can visit an other market (my thought).

Negatives:

- Development and Handover may take years.
- Big investor involvement
- After balloting you may have plot at quite a discouraging place.

All are requested to join this discussion.

jk replied on Saturday, December 3, 2011 01:57 AM PST

Those who believe DHA-9 is not a good investment are requested to name any society in Pakistan where you one can have 1K plot as low as DHA-9.

For sure you will find DHA-9 is the best !

Adnan replied on Saturday, December 3, 2011 03:26 PM PST

Gentlemen, there is no comparison of DHA 9 with any society on the Raiwind and Multan Roads. DHA 9 will be 34 or so lacs with development charges at today's price, no doubt, but fully developed and also on installments. Now can anyone tell me if we have a DHA level development on the junction of Ferozepur and Ring roads, fully developed to DHA standards, at 34 lacs for one kanal plot. In my opinion, DHA 9 plot price for one Kanal will be no less than 50 to 60 lacs after development at today's rates, in 5 to 7 years from now, I would not be surprised if the price is around 70 to 80 lacs with all the inflation.

Fawad replied on Saturday, December 3, 2011 04:42 PM PST

If we focus only on the investment point of view, there are also many other schemes which can give u double ROI in less than 5 years.

JJ replied on Saturday, December 3, 2011 06:31 PM PST

JK, I didn't say anything that compare DHA 9 with other societies, Just given you answer as you said name any society in whole PAKISTAN, i just told you few in Lahore on ground ready to built house in less than 35lacs are available.

Development of G14 / 1, 2, 3 Islamabad

Experts,

Any update and progress regarding development of G14 / 1, 2, 3 Islamabad. How long it will take to settle down land dispute issue. Any latest information, please share.

Yaser Salman replied on Wednesday, December 21, 2011 02:17 AM PST

Sector G14 Islamabad - DAWN News ISLAMABAD, Nov 30: The Federal Government Employees Housing Foundation (FGEHF) has requested the local administration to deploy Rangers in Sector G-14 for land acquisition so that the much-awaited development of the sector could be started as early as possible.

In a meeting chaired by Housing Secretary Kamran Lashari, it was decided that Rangers’ help would be sought to clear the sector from the landholders who have already been paid the cost of their land under an award announced in 2005.

However, the FGEHF has so far not paid to the locals the cost of built-up property (BUP) or their structures still existing in the sector. Under the land acquisition policy, any authority which acquires land from landholders pays both the cost of land and structures.

“The district administration assured the foundation that Rangers would be provided after Muharram, so that the award of land could be implemented in a peaceful manner,” Zafar Haider, the director finance of FGEHF, told Dawn.

He added that the foundation would start payment for BuP in a couple of weeks starting from sub-sector G-14/3. “Payment for the BuP in G-14/1 and 2 will be made in the second phase,” the official said.

The meeting was informed that some 1,000 houses existed in the whole sector whose plots had already been allotted under the foundation’s housing scheme launched for government employees and others in 2007 and the award of land was announced in 2008.

The FGEHF spokesman said the meeting decided to launch development work on the much-delayed sector from January 2012.

The report on assessment of the built-up properties falling in sub-sector G-14/3, prepared by Public Works Department, was also submitted to the FGEHF. The housing foundation has been directed to forward the list of genuine BuPs to the land
acquisition collector (DC Islamabad) for announcement of the award.

The scrutiny committee has been ordered to finalise the list of BuPs, falling in sector G-14/2, within 10 days and PWD shall carry out the assessment rates of the BuPs by December 31.

The meeting was also attended by senior officials of the local administration, police and the foundation.
