Salam CMY sahab,

I'll be coming to Lahore later this year. I have 60 lac to invest and I am looking for two 1 kanal plots in a good location in Lahore. I am looking for PHYSICAL plots rather than files therefore I am hoping to avoid installments. There is no urgency to build i.e. I can wait 6-7 years but the area needs to be SAFE. What good areas do you recommend? will I be able to get corner lots? Please give your trusted advice...

In your case I will strongly suggest to buy plot in DHA Lahore phase 8. A good plot in DHA phase 8 in long run will give you most return.

Keep in mind when bulldozers move in DHA Lahore phase 8 for development work price will shoot up there and people looking for more than three years are likely to prefer DHA 8 over DHA7 plots due to superb location of DHA phase 8 Lahore.

Dear CMY,

some time back this forum was discussing that DHA PHasr 8 have deep pits and may not be a good investment. is this situation has changed or what has made phase 8 an attrective option.
Further the prices in Phase 8 of good plots are already very high some where comparable to Phase 6 prices which is now a developed sector then how you see that the prices in phase 8 will increase further in future from a investment point of view. Is there still a risk that the location of your plot could still be changed by DHA as the marking is not yet done and can the phase 8 still be considered as equal to file.

DHA 7 have gained 10 to 15 lacs and made it possible for DHA8 and DHA 9 to gain 5 to 10 lacs.

In DHA 8 stay away from graveyard high tension power line villages or deep plots. A carefully picked one kanal in DHA 8 is min 10 lacs discount if we compare DHA6 and 7 prices with DHA 8.

I do not agree with DHA 8 as a super location comments,

Because DHA 7 has golf course and in future locations where huge park facilities are in abundance will preferred more for peace of mind and conveniance , time has gone where in Pak people use to prefer nearest locations and markets and etc. In my opinion DHA 6 & 7 will be Jewel of DHA not 8.

i do agree with Mr. CMy DHA ph 8 has superb location bcz at one side there is ring road interchange with broadway commercial and on the other side there is MB ph 6. when there will be activities in commercial broadway inshaallah then people will realize the importance of the phase 8. regarding the deep pites there is no issue like this bcause the where ever there is deep area the DHA has planed to buildhuge parks and community centre on that area. you can see interactive ,ap uploaded by MR. Dear Shahid Saheb, Salam, this is not the right time for selling this plot. I think you should at least wait until 6 months after handover of the plot. I believe that this plot will gain around ten lacs in next 6 - 8 months if all goes well. I believe this is a plot of an average location.

Development is expected to some time in Sept 2011. Will take 2 to 3 years to complete. Your plot will be ready for a house in max 3 to 4 years times.

Plots here cost 42 to 75 lacs depending on locations.

Buy plot near MB6 in DHA8 blocks X near W, W , T near W or S near MB DHA6.

although W and T block are considered to be best but i think whole phase 8 is good for living and for commercial activities . You should avoid to purchase the plot near graveyard and commercial areas . block V has huge graveyard and also there is high tension line passes through so try to buy the plot near the huge central park in the U block or in the w block or in T block. no matter if you buy near boundary line bcz the empty land near phase 8 which belongs to military dairy farms i beliebve one day after 5 years will be part of ph 8. this empty land is located which is best land so far from all other phases of the DHA.

price for 1 kanal is 80-90 lacs (facing kanal may be more expensive)
10- marla 44 to 50 lacs

allotte can sell it ,can be transfereed in the name of new buyer if the new buyer is/was Govt servant .

The days development starts in DHA8 prices will improve a lot and also people will forget lower blocks of DHA7. Only buyers will be left in DHA 7 lower block that will want to start their houses within next 1 to 3 years. Investors focus will shift to DHA8 immediately after development work starts there. Development work could start any time now during next 1 to 3 months at max.

Salaam to all respctable users of this forum.

I am bit confuse and i want an opinion regarding following three options to decide the purchase of a plot/house.

These are three options all are in Ali Park Badian Road Lahore.

1 - 4.25 Marla plot, 20 feet front .. 15 feet street @2.35 lac per marla (street has no sewerageyet).

2 - 5 Marla plot, 28 feet front, 25 feet street @2.75 lac per marla (street with sewerage)

3- 5.5 marla house, single story, cover area is 4 marla 1bet drwaing, kitchen garage, 30 feet street without sewerage. @ 25 lacs.

I have to decide on of these three. Which one is better i need a sincere opinion.

Dear Sir.
Go for item #02. Sewerage is extremly inportant for healthy living. 28 ft. front for a 5 marla plot is very good. Get your house designed by some architect. If your budget does not allow go for construction of only ground floor in the first instance.

My budget is low actually around 20 lacs. If i go option 1 i can start construction. Buying option 2 plot will leave me only 5 lacs. I know it is hard to make even a single story house in 5 lac budget. The option 1 and 3 sewerage issue I hope will be solved in few months. I have to wait may be an year to start construction on 5 marla plot. do you still feel that i should go for option 2 and not for option 1.

TM Bhai I believe LRE still have 5 marla confirmed residential plots in sector "D" of Bahria Town Lahore @ PRs. 1,250,000/plot. Buy one, get your house designed by some srchitect & build it with the rest of your budget.

BT Lahore still offers best quality of living in Lahore at best market price.

Your total cost will be between Rs 1450 and Rs 2000 per Sq foot.

D-12 Update for Owners

I ran into a Wapda person in E-11. He informed me that there are 8 to 10 homes who have been granted electric connections in D-12. I knew of one house for sure, since he is my neighbor, but didn't know about more were granted already. Wapda is also accepting applications. I too did apply two days ago and they told me it would be a 'couple' of weeks to get connection. Development is still slow, perhaps due to Ramzan. Around 40 homes are under construction. I will post picture later.
