State Life Phase 2 Lahore Land Is Not Good Development. (You can clearly see sand in these 30 to 60 feet deep pits).

Will take min 10 to 15 lacs as extra development charges just to make some roads here. If developed plot holders in state life phase 2 houses will must have at least two story basements in more than 50% plots here.

The pits might be commonly found in all the Developments (State Life 2, DHA Phase 9/10 and Ashyiana. It does not seem to be logical that members of unfortunate State Life will have now the geographical tragedy of having PITS.

Corrupt management of State life phase 2 after buying land from land owners and making the payments secretly first sold Matti than Kasoo than sand for years and years to mint money for their own pockets on expense of current holders. This caused these deep pits.

Or corrupt management bought this land that was just too deep at extremely low prices as DHA was not interested in any deep land through some dealers and corrupt management once again sold this State life phase 2 land for file holders at very high prices via their favorite few selected dealers.

No other developer allow this type of BS. NAB should catch these guys very very soon.

DHA starts sending refund checks from 1st day after ballot starting from first received applications first and processing approximately 1000 pay orders a day maximum depending on total number of applicants. It takes DHA 30 to 90 days to refund all applications even if there were less than 20 to 30k applicants because lot of things have to be checked. Even if DHA process 1000 refund checks it may take 60 to 90 days for thousands applicant to get refund checks mailed for each unsuccessful applicant. I think it 100% understand able that it may take 10 days to 90 days to get a refund check. DHA might allow you to get refund from bank where you submitted your applications. For majority of applicants a refund pay order is sent to mailing address on applications. .

I dont understand if a person cant wait for ust 10 to 90 days to get refund why they apply on first place.

I think when we apply for a plot in DHA, we should be ready for a wait of UPTO 3 months for refund. If u had any doubts about their credibility, you shouldnt have applied. And by the way, ballot is yet to happen. Why r u thinking just about the refund....think positive :)

U r used to this routine because u r profit takers and property is your main business. As we r doing other business so we want it to b back as fast as possible because we shall not get any benefit if delays with DHA. Do they have right to keep money for nothing? Forget the past practices in Pakistan. Think neutrally not as property agent although i regard knowledge of mr.CMY

Last file was sold at 17.25 lacs.

Few people that wanted to sell their files for long time at higher prices are now trying to sell their files and also some dealers may be taking profits and sell files before the file transfer is due. Normally a file transfer time after deal is less than 5 to 7 days. So dealers may be trying to lock his gains for files they recently bought from clients and sold in market. If prices rise too sharply at one point a buyer is not comfortable to pay 2 to 3 lacs for same file they could have bought last weak at 15.10 to 15.25 lacs. I wish price rise was slow and steady. Sudden rise of 3 in price of DHA 9 is too much for any new buyer to digest. They shy away to buy file in panic and fear file could fall after their purchase.

It was good to see this rise. There is solid buying from genuine long term buyers and from people that were just waiting too long to get lowest prices but now have to act because price rose suddenly. After some breather or profit taking DHA 9 files will try to test next level of 20 lacs. We might see a low of 16.50 lacs and high of 20 lacs within next 30 to 90 days after seeing price of 18.25 lacs just yesterday for DHA phase 9. You should be targeting price of 16.50 lacs for next best buying target price as i believe it may not go lower than that price any more. If you will wait for lower price than 16.50 lacs you may be waiting for ever because DHA 9 is a great buy for 4 to 5 years investment even at 18 lacs.

Statelife 2 is very hot now a days for sale/purchase, 1 kanal plot rate is 8 lac to 11 lac. It is market rumor that they are going to develop the scheme in few months.

I need your opinion for the purchasing 1 kanal plot in state life 2, is it a good decision or not.

Members have sunk billions in this Society and the price of a 1 Kanal file(average 1 Million ie Rs. 8 Million for an Acre) is less than the price of 1 Acre Agriculture Land in the area. This certainly means Lack of Trust and Mismanagement otherwise why would some one would sell Residential Plot in Lahore, near D.H.A which is well served by LRR at less than half the price of Agriculture Land? If D.H.A. 9/10 FILES are selling for Rs.17 to 18 Lacs, State Life fie should sell for 14 Lacs. Can some one comment on the followings:-
1. What is the current state of State Life 2 map? Has the LDA approved their map?
2. Are they planning any development work OR it is only a rumor?
3. Are they still hoping a merger with DHA?
4. What is the fair market price of 1 Kanal file?
5. What is the demand for files in the Market?
6. Has the management resolved its problems with the previous management? In the last year's general Body meeting there had been a number of allegations and counter allegations?

There are very deep pits in state life 2, at most of the land the house construction is not possible straight away. It would also be very hard and expensive for the developer to develop this society. Society may impose additional development charges to built roads after filling up and one has to spend a lot for filling up the plot, if you get one.

Blocks X V Y Z area of DHA7 is as large as full DHA phase 8. It took DHA about 6 moths to do this much development work. This image is also more than 2 month old and at this time lot more work is done already. When DHA 8 development work will start Insha Allah DHA Lahore admin will knock off DHA phase 8 proper in less than 2 years time as main road called Broadway commercial is already made.

Took tea at 10.30 pm and now paying the price for it. Unable to sleep now (: . I will now give it more try and see if I could sleep tonight :)

Forgive me if I didnt answer you SMS phone calls emails or any posts recently because I had to answer 1000s of phone calls and still trying to get my mind and system together.

Given the track record of DHA, I think they will be able to clear pockets in X and T blocks of Phase-7. I am keen on development and possession in X sector. From Wikimapia, my plot seem to be o.k. as it is outside of the encroached area. What would be expected price of plot near 816-X? at this point in time and after possession. Would be grateful if someone could give valuable suggestion. Thanks in advance.

Dear CMY
For people who have missed the opportunity to apply for DHA commercial plots in instalments, what is your advice? For instance, if one has a budget of 1 crore, what commercial plot investment should one aim for? Is there a chance that balloted plots will be available later in the market?

Also, can you include a summary of prices of commercial plots as a regular segment in your postings, say on a weekly/monthly basis. This will help many to learn about available commercial opportunities in a way similar to residential investments.

Number of available plots on installment will effect this price of current plots on cash and installments. Mesfer lets wait for 3 days and than we will know how many plots are allotted on installments. Only than I will be able to say what should we do next.

I am sorry I am not aware when the ballot will be held in DHA 5 ext. My guess is these files are not in current ballot and most likely they will be balloted with DHA 9 one kanal files during next 12 months at max.

I will request any person from military to contact me if they recently got a letter from GHQ about participation in Oct 2011 major ballot for their one kanal benefit plot in DHA Lahore. Please send me scan copy of that letter. You can remove your private info from letter if you are concerned about privacy. I need to see if DHA is going to ballot DHA 9 in Oct 2011 or as there is no other available land for any major ballot in DHA Lahore. I hope some one help me here. I know 100s of military men read this page daily.If one of your friend got a letter recently please ask him if it was written DHA 9 on letter or not. I know letter were sent but I dont know yet for what phase?

It is only a personal guess or mine and not a rumor gossip or news.

Saleem bhai DHA keeps these figures secret. If they disclose number of application and number of plots not many people may apply next time.

Lets hope on this ballot DHA Lahore disclose number of application. Number of plots will be visible when we get the results posted after Ballot on July 28th 2011.

In last 24 hours DHA 9 files were sold between 17 lacs and 18 lacs.

Current rate is 17.35 to 17.50 lacs. Please call on phone for current rate as file prices are changing in each hour based on their current supply and demand.

In DHA phase 9 one kanal there are dozens of trades happening since last 3 to 4 days. Transfers in DHA have increased a lot. Sellers are betting prices will go up with a lot more buyers in market. Buyers are hoping prices settle so they can buy files at little lower than current rates near 1st to 10 Ramadan.

There are plots that are under litigation in Broadway. Buyer must have a verification done from DHA Lahore office by paying Rs 650 fee for any litigation or loans before a deal is made in Broadway commercial.

Avoid Broadway commercial plots if possible as there are litigation, ring road improper access and smell of Nullah type issues in some plots. Go for many times larger (6.6 km )safer good looking better access centrally located commercial area plots of DHA Lahore 6 MB orMB backif your budget is lower.Or buy Bahria Town sector C commercials.

Hi,

I paid 2M PKR in August 2007 to DHA Lahore as 1st installment for a 8 Marla commercial plot on Phase-VIII Commercial Broadway. Within a few days, I realized the devaluation since DHA started allocating plots to “powers that be” hence the devaluation. I never collected membership form and requested DHA to cancel my plot reimburse my 2M PKR after deducting 20% penalty as per the rules and regulations. However, DHA categorically denied the cancellation and is still not willing to reimburse the amount.

I am in court over this case along with 16 other effected people having more than 24 commercial plots on Commercial Broadway.

Need advice from Gurus out here on the next step.

Monthly/ Maintenance Charges: Bahria Charge comparatively more.
Delay in start of Construction: Bahria Charges are high.
Access Bahria 1-6: 3 access:1 from Isb 2 from R.Pindi
Access DAHI-II: 7 access:4 from Isb 2 from R.Pindi

Access From Islamabad : Bahria Town is 4 KM & accessible
from very busy PWD road.

DHAI-II is on main expressway
& accessible from 4 Gates.

I think Bahria Town Executive Lodges is much better option as Bahria town have all needed basic facilities like hospital banks park mosque schools collage cinema shopping mall etc in place now.

Dear CMY sb, I remember there were new taxes in the punjab budget for country homes of 4 Kanal and higher. Do you or anyone else know the exact situation. Were the taxes actually imposed and how much, if any. Thanks!

No one could give me reasonable answer if there was any tax on these plots as no farm houses are built on them yet. No could say if there was tax on these and if yes how much.
I think only built farm houses are taxed but want to make sure that from some one reliable.

Need more time to answer this one.
