I bought a file of 5 marla plot in the above cited scheme way back in the year 1992. in the year 1994 after ballot allotment letter was issued and thereafter 100% development charges were also paid by me. The site of society in near Khayaban-e-Amin, King Adward Medical Housing Society & DHA Rahbar in vicinity of village Hulloki.

I am not in contact with the society since 2007. Has any one any information about the contact numbers, present address or development status of the scheme?

Yesterday I had a detailed visit of Ashiana Housing Project Lahore.I saw 100s of houses under construction there by Bahria Town Lahore. Approach road to Ashiana Housing Project Lahore is expanded and carpeted. They are making a new bridge on Nullah. I also saw some work on going to link Ashiana Housing Project Lahore to Lahore ring road interchange near Sui gas & State Life phase 1. A also saw area around 3 sides of Ashiana Housing Project Lahore is very very deep. If I am not wrong this very very deep land belong to State Life phase 2. This area is mostly 40 to 60 feet deep. How any developer can buy any land that is so deep? How will they fill it to make roads? for a while I felt like I was driving in Murree and not in Lahore.

DHA keeps these figures secret. If they disclose number of application and number of plots not many people may apply next time.

Lets hope on this ballot DHA Lahore disclose number of application. Number of plots will be visible when we get the results posted after Ballot on July 28th 2011.

Broadway 6 Marla 1.70 to 1.75 crore

8 Marla commercial plot allocation files of Broadway commercial are also available from Lahore Real Estate. There are 20 lacs development charges on these files. Ballot could be held any day. Files are available at 1.45 crore to 1.50 crore.

There are plots that are under litigation in Broadway. Buyer must have a verification done from DHA Lahore office by paying Rs 650 fee for any litigation or loans before a deal is made in Broadway commercial.

I have taken a snap shot through my cell's camera of Bahria Enclave map. It was out in the market, before launch of 8-Marlas plots. So it means, this is not a valid map, now. However, for the sake of knowledge and record, I am pasting it, on this forum. You can have some idea about the land with Bahria and how many plots they can offerin this piece of land.

Normally Bahria does not disclose number of plots for new schemes and accepts all applications. Then as the project delays (like phase 9) people get frustrated and sell their file in less price. Now bahria buys back these files in less price and enjoys the free fund of investor for couple of years and returns them less than pricipal amount. Who needs banks loan when you can get funds like this..

I hope, as of today, you can buy 3 nos. 5 marla plots in 40 Lakh in sector "D" of Bahria Town Lahore. Hold them for just 5 years. Sell 2 of them & build your house on the 3rd. plot. Bahria town Lahore is worth living even in a 5 marla house.

Nadeem bhai if handsome amount is paid I could try to get 6 mo to 1 year time for rest of the payment. Normally now these 4 kanal plots are on cash. Min 25% down and rest of the amount paid in 3 months time.

Keep in mind developer need to find only 15 person with 1.25 crore budget in this whole world. So a buyer should contact us soon due to very limited supply.

Dr Faisal sahib for a farm house its a good price for a 4 kanal plot. You have land, you have boundary wall, you have elect water gas and you have 24 hours security and peace of mind. Country homes is free from litigation or Qabza groups etc. And this scheme is on main Badian road very close to DHA 7 and Bahria Town fully developed project on Badian road and also have bank of Punjab developed scheme in front of it.

I will say go for it. Its have to get 4 plots of one kanal together any where in DHA Lahore. Even in DHA7.

Total Planning may be 5 to 6 investor start buying files thats why the prices increase just wait for 10 to 15 dayz once they stop buying and sell all the files the rates automatically fall down.

Turki sahib they may sell their files only if you agree to pay transfer cost of 1.35 lacs for each file.

Those days are gone when investors use to buy sell files. Transfer cost is prohibitive for that kind of short term gains.In 99% cases an allocation file deal must be completed in less than 48 hours that include a transfer in DHA too.

There are 1000s new buyers that never knew there were any one kanal plot files in DHA Lahore. They just become aware of this great opportunity to buy only after looking at DHA Lahore ads in newspapers for installments plots and after discussing among them self where to apply in all possible categories.

Keep on dreaming for next many years that prices will stay lower at the great purchase price they were selling last week . You have missed the train sir. Look for a new train.

Dear freinds the recent rise or buying in property is very solid. People are selling gold to buy property as gold is at all time high. People are selling stocks as they are at very high level. People from Karachi are selling their properties in Karachi in very very large numbers and moving their investment into Lahore DHA phase 6 7 8 and 9 and Bahria Town. Most of the Karachi buyers are either buying commercial plots or DHA phase 9 files as these two are easily sell able any time one need to have money.

Tender ( 230 million )for Development work in I-11/1 & I-11/2 is published in today's Daily Ausaf. In Jang & other newspapers may publish on Sunday or Monday. Tender opening date is 10 August.

Note:- Avoid purchasing on the basis of this news because same tender was published on 24 Feb 2010 but development work could not be started.

Well said, Mr CMY.
Most of property dealers try to keep buyer and seller away from each other. I have a personal experience recently. I purchased a plot at higher rate, actual owner got 1 lac less and dealers got that undue profit in addition to 1 % commission from both sides. I think it is unfair on part of property dealers who are getting a very fair fees otherwise from both parties.
