Fraud alert about Rashid Javed

All visitors are informed that a person named Rashid Javed is committing many frauds by opening accounts in all banks and than asking people to deposit token money online or via checks in accounts owned by Rashid Javed by offering direct deals at much lower rates than market for prime locations or DHA files etc.


He is an educated person a smart talker with very smooth English. He is mostly offering good deals like facing park or corner plots like plots in by pretending a on line property dealer or a direct seller ( He has defrauded many property dealer and direct buyers in DHA Lahore market including Lahore Real Estate in pat few weeks). Because of his lower prices many dealers and direct buyers are sending small token money to him like Rs 10000 to 25000. He makes a deal and asks you to make online deposit of small amount before he will send you papers.



Let me explain you how he have done last two frauds that I know. This person offered to sell a DHA 8 file and offered to pay 1% commission to my staff if he gets a good price.He checked rates daily from my staff. He was in touch with my staff for more than 2 weeks and finely agrees to sell files. He said he will not send papers unless we make a deposit of money online. My staff told him we will not make deposit in account unless papers are faxed and verified from DHA that Rashid Jawed is true and current owner. He will insist many dealers back of from offers so a token must be deposited. Normally 50000 to 100000 token is paid to lock the deal. He asked my staff to submit Rs 5000 or 10000 first and only than he will fax papers medially and rest of the 90000 money will be deposited in same account after you get papers verified etc.My staff took chance deposited Rs 10000 and waited for papers. Paper never came. He immediately got money withdrawn from account and turned of his phone. When phone came on again he had very funny songs like main luti gayi etc :).


In second case he gave an advertisement in Jang and offered to sell a plot in DHA Lahore phase 6. He gave a phone number of England when called on this number said because call may be expensive you could call his agent in Pakistan named Amir butt. Amir butt was than called by direct buyers and property dealers. A person named Abrar saw the newspaper advertisement and than called the number printed in newspaper. Dealer said owner of facing park plot A 101 in DHA 6 Lahore is in England and his name is Rashid Javed and willing to make a deal at offered price of buyer . Mr Amid butt than made a deal with person and told owner i Rashid Javed is not in Pakistan so please make a deposit online so Mr Rashid Javed can lock the deal and send all needed documents for transfer etc. As soon as this direct buyer Abrar sahib made an online deposit and called back to Amir butt he found out his phone no and England phone no is now off.

Interesting thing here is that ORIGINAL plot owner of DHA Lahore phase 6 plot 101 and the buyer Abrar that got defrauded for this plot by Rashid Javed and Rashid Javed are all website visitors of Lahore Real Estate. Since plot A 101 was offered for sale many dealers that have DHA plot owners phone numbers data lists started to call actual plot owner in Canada and asked him to make a direct deal with than if they find a buyer for him. Original plot owner said he never allowed any one to sell this plot and going to make his house there. Since owner was a frequent visitor of LahoreRealEstate.Com he called me and asked my advice about what to do because some one else in England is trying to sell his DHA Lahore phase 6 plot A 101. I told him NO ONE can sell his plot other than him in DHA Lahore.

Mr Abrar the direct buyer from newspaper advertisement is also a frequent visitor of LahoreRealEstate.Com and called me to ask my advice how to deal with this guy Rashid Javed that have taken token money online for making a deal for DHA Lahore phase 6 plot A 101 but fails to pickup his phone now. I told him 2 3 days I got a call from original owner this plot from Canada and he have told him he is not selling this plot and I also told him we both have also been victim of this fraud like many other dealers in DHA Lahore.

Police don't register a fraud case because we don't have any thing other than online deposit slip. Police charges you more than 10000 to register a case in most cases so I never bothered to file a police case. They say perhaps you made online deposit for loan payback money so we will not register a case.

Bank wont give us any details without police case because their bank reputation hurts and they say their is no proof account holder defrauded you. They say you must have verified the owner name and other details before making deposit.

DHA will also not get involved because Rashid Javed never offered any papers to any dealer of direct buyer.


I request all visitors of this web site to please please please don't deal with any unknown dealers and direct buyers advertising in local newspapers and on internet. A dealer or direct buyer should not make any online or check deposit to people he have no met and have not checked their original NIC cards. Only deal with DHA registered dealers and dealers that you for long time and know their offices etc.


Please see attached bank account deposit slip where Lahore Real Estate made deposit to Rashid Javed. If there is any visitor that works in Standard charted bank please provide me address of person Rashid Javed that is holder of this account number. It will be helpful if NIC copy is also provided too if not too much trouble for you.

Please also be very alert when you are told by a dealer or direct seller that papers are in a bank locker etc. No papers no verification no online deposit to any one.

Please also check Jang Nov 2009 advertisement for this plot where direct buyer Mr Abrar sahib got defrauded.

now a days there is condition of fear every where in pakistan.there are bomb blasts ,schools are closed.people prefer to sit in their homes.all the investers are just calm .
there is real battle between the many forces in pakistan.
on political front ,we know that there is battle between presedent and parliment for power.army is another partner who has influence..judiciarey is also closely watching the things and is trying to tell that they are the real decision makers.
on the other side our few tribal brothers have guns in their hands and they say that that they are the revolutanery force against this corrupt system of 60 years which will never change with out gun and bloodshed.
Allah knows what will happen next....
but
one thing is sure that in this condition the biggest foreign investors who have mainly invested in property will run and is running..
so i am not seeing very good future of property investment........

if
we link Health,education with empolyment
and provide safe enviornment to investors and every pakistani.
we have to build our nation from roots..i mean from homes to school .nation should be trained on moral grounds..

Contract between cabinet housing and Habib rafiq is going to end on 25th december 2009. According to HRI, they will hand over the whole sector to cabinet division by the end of december with complete work done. Further to my previous post no. 45390 dated November 05, 2009 refers.
I am surprized no body noticed my post and even a single reader did not answer it. Should I take the impression that this scheme has no worth and I should not purchase a plot in this scheme ?
or this scheme has no any good reputation in the market ?
what I am told by the Property Dealers that its very good scheme or Urban Developers and may give very good return if invested at this time becuase this scheme has signed MOU with DHA and soon all rest of the formalities will be finalized.
