Pakistan and other lesser developed countries? especially their elites and corrupt rulers? are not free of guilt when it comes to the issue of the debt that they have accumulated. At the same time, if they did not borrow and get in debt, pressure would definitely be put on them to do so.


Debt keeps Third World countries under control. Dependent on aid, loan reschedulings, and debt rollovers to survive? never mind actually develop? they have been forced to restructure their economies and rewrite their laws to meet conditions laid down in IMF structural adjustment programs and World Bank conditionalities.

In case of park view it was 100% plots only DHA imposed some additional development charges. I am not sure how Much.
People of Park view who already had possession had Plots at same
Location and of same size, ie No Change as it was already developed.
People who were having So Called Plots but they were falling on Villages are as it ie No change no possession no relocation only Promise
The People who had files and no Ballot for them also no change ie still they are holding Files.
Prices of On ground plots and Files intilally jumped about 50 to 60% soon after merger but now they are about 25% Up from premerger base line state but 10 Merla Files are holding still good price reason not known
Air avenue also same case it was already having good price now price is about 25% above that level

On the other hand in Ravian take over people got 1/4 of Land by DHA [I am not sure] may be CMY knows it happpened 3.5 years Back

Possession in DHA 6

Hi CMY,

Recently I have received possession letter from DHA for my plot in DHA-6. I need to know; whether I have to pay any amount now for possession? And what I have to do to collect possession for my plot?

Malik sahib congratulations. You don't have to do or file any thing at this time. You are allowed to start the construction now. If you want to start building a house than you should file with
DHA Lahore two signed form for getting a site plan. The site plan tells you the size of your plot. Normally its one kanal and in some cases especially if its a corner you may have one to 7 marla extra land. You will be asked by DHA to clear extra land payment before site plan is given to you. Filing fee for site plan is Rs 2100.

If you don't want to build a house or want to sell it you don't need to do any thing. To build a house or to sell a plot after possession is available a site plan must be applied by you and site plan takes 7 to 10 days to get cleared.

It is all matter of choice but I will recommend porcelain tiles as it is new and in fashion, no maintenance while marble needs so often. Marble is also not available as finished tiles sizes and neither cut in right angles. very difficult to place and need highly skilled workmanship. You might get a different finish of floor then you would have expected thats why I recommend porcelain.

Please note to keep few tiles in spare, you may need to replace a damaged tile in later stage.

There is no disputing the alluring charm of marble – be it pure white or the other pleasant hues that this stone is available in. But on the flip side of all its aesthetic grandeur is a long list of vulnerabilities that plague surfaces adorned by natural marble stone; and this perhaps is the reason why the ever opportunistic market-place has conveniently chosen to shift loyalties to some of the more recent entrants into the fray – Porcelain Tiles.

One might wonder what could possibly affect natural stone – it’s ‘stone’ after all!! But what must be kept in mind is the fact that even rocks are susceptible to natural elements and are subject to weathering; similarly, surfaces covered with marble tiles are prone to several factors that can make their very purpose rather short-lived. Ever seen stubborn ugly scars on marble tiles that refuse to leave, or small dents that not-so-heavy articles seem to make on it, or even small pieces of the tile chipping especially on the stairway? Marble if left on outer portions of structures are prone to corrosion owing to which they fade in color too. Call it Mother Nature’s attempt at not being too harsh on us humans or otherwise, fact remains that marble tiles are expensive to maintain.

In contrast, Porcelain Tiles are manmade but its components are entirely natural. Made from fine clay and quartziferous soil among other materials, it is created using completely environment friendly procedures. But the biggest advantage lies in the fact that these tiles are virtually maintenance free! Other positives that outsmart the traditional marble tiles are durability, scratch and slip resistance and near-zero water penetration – no more stains! The loyalty shift is well justified by all means!

Experts place the life span of marble tile flooring at an average of five years, after which it can be polished again to retrieve at least some of its lost beauty; this however is not a procedure that can be repeated endlessly since polishing entails scraping off a layer of the already weak tile. As against this, most builders provide a guarantee of a minimum of fifteen years for porcelain tiles. Being toughened, porcelain tiles are difficult to damage but even in this unlikely event, these are well concealed owing to the consistent nature of the tiles.

Another hurdle that faces marble tiles is the inability to manufacture tiles in very big sizes – being 'soft' they break easily. Also, most builders are reluctant to lay marble tiles in high-rises due to their brittle nature. Porcelain tiles on the other hand come in sizes as large as 1200mm x 1000mm and even bigger in the commercial market; this in turn helps reduce laying costs since they can be laid quickly and these do not need any further treatment. Larger tiles also give an illusion of space due to the absence of grout lines and their hardy nature adds to the versatility since these can be installed just anywhere!

I wd suggest porcelain tiles only for those having grown up children.My personal experience is that after one year of use i found hair line cracks in many tiles of my house due to dropping of some item having weight and the number of broken tiles were more in children room and kitchen/tv lounge/bath rooms and i keep changing the broken tiles very oftenly thereby paying heavy labour/material charges n cost of new tiles apart from inconvenience at home.

Lahore: LDA bans dealings in Johar Town's 1061 plots with missing files

THE Lahore Development Authority (LDA) has found that 1,061 files of plots located in Johar Town phase I and II are missing from its record and the authority had banned any transaction related to these plots.

The decision was made by LDA Director General Omar Rasool following a report of a special committee that had been constituted to scrutinise property files of Johar Town. The committee was formed some days ago after the DG received a large number of complaints of frauds in Johar Town files.

The committee had reported that the credentials of 1,061 files could not be verified because they were not present in LDA record. In the light of the findings of the committee, the DG LDA banned sale and purchase of these plots. Meanwhile, the LDA had also announced that it will not bear responsibility for any deal in these plots. The LDA had also stopped exemption, allocation, possession, issuance of NOC, transfer of plot, approval of building plan and other matters relating to such files.

On Monday, the LDA DG spent the whole day at LDA office Johar Town and personally spoke with hundreds of applicants who had come to resolve their problems. He issued orders to officials concerned to redress genuine grievances of applicants. On a complaint, the DG LDA ordered an inquiry against an official of LDA, Nawaz Butt, on charges of receiving Rs 3,000 from a person for drafting and getting approved building plan of his house.

Under supervision of of the DG, the ‘One Window Cell’ of the LDA had disposed of 460 applications out of 494 that had been received during the week concluding on July 4. The remaining 34 applications will also be disposed off within a day or two. The concerned staff has set the target of disposing of all applications that would be received until July 11.

All Pakistani brothers especially overseas Pakistanis are requested to please please please keep their investments only in
DHA Lahore to stay free or these type of troubles and Qabza groups. Don't buy it from me but make a rule you are not going to invest for you or your children keep it in DHA or some other private society other than LDA like Bahria Town NFC Central Park or State life. So far these societies are free from these type or frauds and qabza groups.

Lahore: Details of Johar Town scam with numbers of 1061 plots

UNEARTHING of a scam by the Lahore Development Authority regarding missing files of some 1,061 plots in the Johar Town, phase I and II, from the official record has created panic among the residents of the area and a large number of people including residents, investors and property dealers visited the LDA offices to know status of their properties on Tuesday.

The committee said that all proceedings regarding exemption/allocation/possession/issuance of NOC(s)/transfer of plots/sanctioning of building plan/completion certificate/permission to mortgage etc. shall be stopped with immediate effect. The DG LDA, sources said, directed the Town Planner LDA, to stop issuing building plans sanctioned against each file / plots / properties while Director Finance LDA was directed to stop all payments received against these files after passing of appropriate orders by DLD-I and fulfilling all legal formalities. DEM-I/SEO was directed that possession proceedings shall be stopped with immediate effect and DLD-I was ordered to stop all further processing on the files against abovementioned file numbers.

The scam was revealed by a special committee in its inquiry report. The committee, after scrutinising the official record, revealed that 1,061 files were missing from the official record. In light of the findings of the committee, the LDA DG banned sale and purchase of plots carrying the following files numbers.

Sources in the LDA said that the committee pointed out that the total 1,061 missing files included 479 files in Phase I and 582 in Phase II of Johar Town. According to the committee report, the missing files in Johar Town Phase I are: JTAP7, JT AP28, JTAP35, JT AP 38, JT AP 40, JT AP 46, JT AP 47, JT AP 49, JT AP 50, JT AP 60, JT AP 147, JT AP 148, JT i also noticed that once i send them telex tranfer it akes month or more for them to apply the money, i have two plots and after sending installment i always have to call them after a month to ensure it is correct, have not tried but we can ask them to send us statment via email just so we kep the records

what is grey structure

In middle east unfinished houses made by developers are very Popular, these are houses or apartments which dont have internal finishing Like doors windows woodwork and Kitchen Baths finishing etc, I am not sure about floor.In india I also heard about such arrangement
In ad below I heard of grey Structure in Lahore. can some one give me detail of this type of House and explain what does it contain and what not, And what are per square feet rates for such construction.

This type of construction suits overseas people a lot which are not planning to move to their Houses, in coming few years.
