Dear Danial, i am not sure of your investment horizon and purpose. These appear to be priced slightly lower than the market, therefore are good if you want to build and rent. However, for the purpose of investments, it may be better to invest in the new DHA phases for the sake of capital gains.

Plot price in DHA would go up regardless of location. Yes, the rise would not be same as other plots but still that won't give you loss in long run. Sharing my own personal experience.

I disagree a little with dear cmy. as when the possession of plots is given and after construction activity prices do rise alot.for example just compare the prices of plots in phase 5 on main road and the ones on the back near boundary there is only difference of 15 to 20 lac and this much difference is nothing when you compare in the long run and when u are dealing in crores.so people who bought 2 boundary plots instead of going for 150 ft plots are the real winners in the long run

There are many people on the forum including CMY who are thinking that DHA is holding large number of plots nearing about 2000 in prism which have not been included in the in the ballot. Those might be released to mini ballots. Some people might remember the issue between DHA and ETBP which was holding up Prism ballot. Then high ups got involved and deal between dha and ETBP was reached via Supreme Court bench headed by then CJ. Now interpretation of the court verdict is turning the relationship into sour. DHA is meant to handover 642 residential and 100 commercial plots for which ETBP is not willing to pay any development charges. ETBP is getting more than one plot for each 2 kanals surrendered to dha and on top of that 100 commercial plots. Contrary to that farmers and general public get one kanal file for mutating 4 kanal land in favour of DHA. Still development charges have to be paid on top of that. But here might is right and who ever can screw other people should do that because that seems to be law of land as govt department is setting the example.


But these number of plots in residential and commercial have to reach market yet and DHA may be holding more plots in their kitty to deal with not payment of development charges if they lost the case.

I remember when the ballot was held and excel info sheet was shown here or somewhere and according to that sheet DHA held a lot of plots in Prism outside of ballot and I think that is a normal practice as part of a phased release plan, contingency and litigation planning and for the need of extra funds in the future. Similarly, DHA has released a lot of plots it held in DHA Town over the last year which kept the prices stagnant. I think every phase experiences this problem for some time after the ballot.

As per law of pakistan land owner get 1/3 developed Land without development charges. You cant measure the development with same yard stick DHA Eme best development standar and and PCSIR staff or audit and account which have worst development of infrastructure. As DHA development standrad is good and there is investor interest hence people have been accepting 1/4 Land and due development charges.

In each phase DHA Lahore keep 1000 plots that are used to allot to military officer that retire in future years. This process can take even 10 years as not all officers dont retire on one day together.

Also few plots are used for pockets relocation and village clearance etc.

DHA did buy 100s files from open market at around 55 lacs before DHA9 Prism ballot purely for investment purpose so they can possibly sell those on installments on right suitable time.

EPTB had 1152 kanals is in mauza Lidhar (phase6, 9 and DHA Town), 2862 kanals in mauza Motasingh wala (phase 9) and 244 kanals in mauza rakh dhera chaal (Govt of Punjab land, phase 6 and 7). Of this 843 kanals was transferred to DHA in mauza Lidhar and Motasingh wala. Land in Lidhar was not transferred because of Sikh community protest. This is based on report in Dawn newspaper.

Hi, it means that Look for a plot in Prism "B" Block.
As B block is currently under priced due to "Area excluded".
IN this budget perhaps you can find a good plot in B block.

If Excluded area comes under DHA, then it will be one of the best block, rest Allah Knows.

The top blocks are A, C, D, P, Q, R
H, G and F are good blocks too.

may be around 75, you can find plots in E, M, N, L, F, B, L block.

Top plots are touch 1 crore.

But in this budget, Yon can try in H, L, M, N and B block.

I think you should try in H and B.

Thanks alot Mian Sahab.. you cleared whole picture for me. JazakAllah. now i will tell my condition more specifically. I can raise a budget of around 150 lacs. And i was before thinking to buy two equal rated plot worth 75-75 or 73-73 (minus costs in buying those)... Is there any better option for me ?? Like i can get one top location like in 95-100 and other can be a good 10 marla ?? or 75-75 kanal would be more better in 3-4 year investment bracket ?

i mean it depends.

option 1: Top location (A, C lower portion, P & Q block) + Top location C block 10 marla or R block 10 marla.

Option 2: Look for a plot in B, F, G or H Block .. they are good and clean blocks and slightly less value + Look for a clean plot of 10 marla in L block --- YOu will save some money.


May be i will go for option 2 to save some money and this investment will have some room to grow.

To me B is a good block since if we look at Google maps, excluded area is not a village, it will be plots .. it is close to DHA Phase 9 M Block, Askari 11, etc. if the area comes under DHA Possession, i believe it will be more hot area like A, P, Q.

Your option-2 looks risky. but if the risk turns out to be exactly what you are hoping... it would be multiple folded growth i believe. Obviously Options-1 is more secure and chances of growths are guranteed there too.

Try buying DHA 9 Prism H G E plots or any corner large road facing park main or main back inn K M L N. Stay away from boundary village etc.

My most favorite blocks are still good for long term investments. Any plots in A B C D P R could be bought at reasonable prices with room to grow but currently those are priced high due to massive gains after my recommendations after ballot. No need to sell these blocks . Hold for long term but buying should be done with care now.

"Only only good locations" Although Cmy have entered a new block in it and that you better guess yourself? Secondly development charges for kanal is 19.5 lack & for ten marla is 13 lack.
