They charge you rent, which is more than what commercial banks charge in the name of interest, so only difference is the name. :)

why would you say that it is better to have a ground plot versus file, File is all about luck ? what if i get a good location or even if i get the worst location it will still be worth more than the file plus development charges ? when will the possession be given ?

My sincere advice to you would be same too. Go for on ground file. Don t think that that file means some fraud, but file is always bit risky. You do nit kniw exactky where and when you will get your plot. You did not mention your budget. Phase 7 ten marla file will cost you above 50 with no time frame. But you can get on ground plot in phase 7 between 60 & 65 (average location). Decisiin is yours. Good luck..

If you could manage a little more like 7-8 lacs. then Lake-M2(available possession currently) is best option for your conditions. Nicely built society with very good margin of future gains within your time bracket as well.

Farooq, thanks alot for your valuable input, it's better to buy a plot now and pay 12 lac more than the file price. The prices are low for phase 7 compare to phase 8 and phase 9, why ?

LRR will be completed in three phases
1) Sui Gas Phase2 to Ferozpur road (Gajuu Matta) till 2018
2) Gajju Matta to Raiwind Road After 2018 election
3) Raiwind road to Multan Road After 2018 election
Reasons;
-No party is ready to construct LRR on BOT basis

Alternate Raiwind Road is being constructed because LRR intercahnge construction will block Raiwind Road and VIP movement will not be possible. Alternate road is being constructed as prerequisite of LRR

I feel LRR is being delayed due to its high budget and less use of existing LRR [Not populated area], Govt want to divert more money to more populated areas. That is why low budget Alternate Raiwind road is on fast track. this alone will benefit all societies on Riawind road.

You can mortgage your own plot and get a loan from any bank. These days they are too keen to give loans but do check interest rates. 20+% per annum probably.

If its DHA investment, Phase 7 offers excellent area that will be very much livable in 2-3 years. Depending on where you work and where your kids go to school, Bahria on the other end of Lahore also offers good living conditions.

Commercial file has same future as of residential file future of park view. Very bright future after Dha will issue new map of park view. The file price will go up by minimum 20million. Rest Allah knows better.

Dha phase 7 4 marla commercial and Dha phae 8 Park view 4 Marla commercial would be ideal. You can also consider 4 marla commercial in Prism Zone 1 and Oval complex inNer circle are good options.

You are breaking the news and at same time asking for confirmation? That is strange. Anyways the reason of delay is that government is negotiating with FWO to complete the project. Earlier bidding was cancelled as all parties asked more that government was anticipating. There is no news of its cancellations.

l agree with muzzamil, my cousin has also shifted in bahria nasheman after selling his plot in dha pH.6 ext.Bahria Nasheman is beautiful project of bahria town Lahore.
