You have vast experinced of Bahria Properties, As you know Bahria is charging no Constuction penality after some grace period of Possession expires, I want to ask if this amount is due for 3,4 years do they charge some Extra Fine on these non paid charges or they simmply add due amount?

Dear Habib Sahib,
Bahria Town does not impose fine / surcharge on unpaid No construction Charges.
Having said that, we should keep in mind that Bahria Town keeps on changing its rules and regulations (of course on its own favour) so it may announce surcharge or fine on it as well any time in future.

any amount you agree upon. In general it is 15 days rent from either side that is from vendor and the one who is getting on rent.

Agent will have one month rent in total.

Normally half rent is paid by the owner and half rent by the tenant to dealer

so dealer gets 1 month rent as his fee for the deal (some dealers ask full 1 month from owner as well !)

According to DHA construction bye laws, clear space of 3 feet has to be left on one side only in case of 5 or 8 marla residential plot, Can some one tell me this space can be left on either side or there is some formula for that,

I am not confirm, but I think side open space should be adjacent (parallel) to the other house. I mean, obviously you will leave side space on the side where you will have your main gate. So the main gates of two adjacent houses should be side-by-side.

dear, u have to leave space from front and back and from one side, for 5 marla front 5 ft, side 3 ft and back 3ft and fourth side is ur dead wall which should be with the dead wall of the other house. same applies for 7 and 8 marla and i think for 10 marla front space is 10ft and sides are i think or 5ft frm one side and bck and one is dead wall which should with the dead wall of the neighbouring house. but for kanal u need to leave space on all four sides no dead wall allowed.

It totally depends upon the location of your plot in a street.
On one side you would have a dead wall - meaning this side wall would be attached to next plot's wall and on the other side (your porch side), you will leave 3 ft clear space. Basically it is for your own benefit as you will have a passage to go on back area, you can have windows, kitchen's second door, exhausts, passage to servant quarter. As the neighbor house will also be having same clear area so both of you will enjoy 6ft open space in total.

You could find an old house... even 1 kanal in main DHA... but back in 2008-09... now DXB is right... 5 marla rates in DHA is 70+... how could you find a 10 marla house in 1 crore ?

In 1.2 to 1.3 Cror can find 10 merla old Live able House in DHA Phase 2 or 1 on "Compromised" Locations, These Locations can be Near Cahrrar pin Near Leel Pind or near Graveyard, I don't Consider these location very Bad as people are living for long time and you will go often to village Bazars for Shopping.

In 2010 I was Looking for old livable house in DHA Phase 2 in About 75 to 80 Budget and ended up buying in Model Town ext in 72 Lac[10 merla] The reason was I Found in these areas so easy access and facilities as Compared to DHA phase 2. I consider both good Choices and prices have also increased in Parallel [ 140 to 150 Now]

@ Haf In Johar Town I meant 5 Merla House especially in A Block.
@ AA You may be right my info is a bit old but Plots and Houses price cant be compared, In DHA phase 5, 5 Merla B and D Block Plot in 80 to 90 and in about 100 You can find slightly used House. In Faisal Town 10 M Plot is 120 to 125 and Old House can be Found in 140. In DHA Phase 4 10 M plot is 125 to 130 and House can be Found in 145 to 150. In DHA Phase 1 Plots and Old Housed have same price.

I have been following price updates for quite a time on this forum, while the prices of all phases are on the increase but phase 6 is at stand still almost. while phase 8 which is a year away from possession and at least 8 years behind phase 6 has got more prices. is it not strange. the prime phase with golf course and dha office is not increasing in commensurate to its value. while the interchange to approach dha 8 proper is the same as of dha phase 6. the other one leads to dha commercial broadway. your views please

I agree with Zubair that Phase 6 prices have not appreciated in proportion to Phase 8, whereas there is possession in Phase 6, many houses constructed and being constructed, golf course, schools, DHA office. What is the logic beats me.

look into old houses in phase 4 jj block or phase 1 P block.in this budget you only have possibility in worst blocks of DHA. its better to go to anyother society to get a good location house in this budget rather then living around a nalla or a village in DHA
