Future of Bahria Enclave

Dear group members,

I hope everyone is enjoying their lives.

I have not seen a lot of active discussions on this forum about the Bahria Enclave Project of BT in Islamabad.

I remember when this project was launched in July 2012, everyone was opposing it here and always negative remarks.

Now when the Bahria Enclave has given possession in record time of about one year for its Phase-1 plot owners, still people are not talking (appreciating) about the same. Where as the project of CDA (Park Enclave) is still on papers.

Now the market of Bahria Enclave is still very high despite the scandals of MR.

I hope expert of this group will express views about this project.

Parking rules in DHA

I understand that DHA along with other reputed societies does not allow to park the cars over night in the streets or in front of Banglows. I would just like to ask the experiene of people living near commercials, There is ample parking infront of commercial Plazas and also separate dedicated parking, does DHA mind if nearby residents park in these areas for overnight period, Day time I already know that no one minds.
The question I am asking as someone known to me is getting one portion on rent in DHA 2 , just very near commercial, they have 2 cars and the owner already have 3 cars [they dont have space in home], The Commercial area is neat and clean and does not look busy even on the day. Agent is telling that there is no problem if you park on commercial area Parkings.
Is it acceptable over night??

Does any one has any update on the progress of development of phase 7 (old ballotted plots). When is expected to be completed for sector x,y and z. when is the proposed time for handing over the possession?

AOA Mr Lahore Real Est we have a plot in X-Air Avenue which is now I think DHA 8. We plan to build a home can you kindly check with your connections when they will open the construction / maps for new homes.

ebay Order through GPO (General Post Office)

This is not property related but some of the reader might guide me and would appreciated Admin of LRE for allow me for this.

Is that ok to order some product from ebay to deliver to Pakistan?
Would Pakistan Post Office deliver the products safely to any address in Lahore (Punjab)?

Please share your experience as I had bad experience with Pakistan Post Office that I sent brand new mobile phone through registered post from EU to Lahore which never reached even though I give all details to my brother to persue in GPO which didn't accept they have received it or acknowledge the tracking number I gave GPO. On another occassion I sent another mobile phone which reached through GPO.
So, not sure if it would be good to order on Ebay to deliver Lahore/Pakistan?

Please advise/comment on this or best way to place online order for family/friends who lives in Pakistan.

Dear All,

I have budget of Rs 35-45Lac and want to buy 1 Kanal plot near to ISB highway to construct home. Construction will take place after 2-3 years inshallah.

Because of boundry Security and Facilities, i have selected BHT (phase 3-6) and DHAI phase 2.
Can you please advice which option is better in terms of price appretiation, location and reliability ?

Due you think the market is down in BT for any purchases ?

Air Avenue 10 merla plot is 40 to 45 and , LDA avenue 1 is 11 to 16 Lac ,But LDA avenue 1 still is unable to give possession, There are still many areas in litigation, It is Good investment but no peace of mind,

LDA societies are notorious for poor Management and Qabza Mafia
Not good development
and Not good Facilities
too much slow progress,
when this site was Launched 7 years back many innocent holder were very Optimistic and most of them wanted to complete house by 2007, But time proved that LDA avenue was worse than Johar Town which already had under performed .
However finally LDA will emerge as a good Town but all the areas will not be good. There will be much uninterrupted land and encroachments. some area will be good but cant tell at this stage
And worst thing is no reliable time line can be given.

I am new to this forum and i found this very much helpful.As i am planning to come back to pakistan by the end of this year and i want to do some investment for the purpose of house construction.Last year i have visited many societies and found some of them good and make a decision to bye a plot in lda avenue 1.I want to know about the latest condition of this society and price range of 1 kanal and 10 marla plots in good blocks (clear block-- litigation free)
