LDA Avenue I
Recently, I have purchased a plot in LDA Avenue. It was relay an impressive experience (A bit Lengthy 1 Month but Impressive). For guidance only I have gone through following steps for transfer;
1)Finalize the deal through any good property dealer
2)Check the physical
Location of the plot and confirm that Road completed in front of the plot and no visible encroachment
3)Give token Max Rs. 10,000
4)Obtain Clearance statement from LDA office of the plot (Property Dealer may help you). Statement will show you
a)Total paid amount against the plot and balance outstanding (if there is any balance ask the seller to clear all dues)
b)If Plot is under litigation LDA will never transfer this plot
5)After obtaining the clearance prepare transfer set (Dealer will help You)
6)Give Biana Max 20%, write Agreement, singed transfer set by both Seller and purchaser, and submit the transfer set in LDA office as early as possible.
7)After 20 Days LDA will issue
transfer fee challan. Deposit the challan in bank.
8)Give amount to Wasika Nawees for CVT and Stamp Duty 2% + 2%
9)After 2-3 Days Wasika Nawees will give you Stamp papers and CVT Challan
10)Deposit the all three documents in LDA office Johar Town and ask for transfer date
11)LDA will inform you and Seller the Transfer Date
12)At the transfer date both Seller and purchaser should present before transfer officer. After taking the photograph of both along with LDA official, make final payment to Seller.
13)After 3 days LDA will issue transfer letter on secured paper having photographs of both seller and purchaser along with LDA official
14)Pay Property dealer his commission
