This is not an Islamic site but I'm sure many friends here would have come across this scenario. I have questions regarding Zakat:

1. I am paying installments for DHA Homes Islamabad 8-marla homes: is any zakat applicable on the money that I am depositing with DHA Islamabad?
2. I have a one kanal file of Phase 9 DHA Lahore, Is any zakat applicable on this?
3. I am sure any on-ground plot I possess will be eligible for zakat, but please confirm this

I will be grateful if my friends could give me a good detailed advice.

While I am not expert but during Ramadan time I do some research and here is my high level understanding.

It depends upon your intention, if these plots are for investment purpose and you would like to resell than yes zakat is payable and my understanding is on market value at the time of calculation of Zakat

The DHA homes, my understanding is you will pay Zakat on the total value of home, minus your outstanding loan,

So during Zakat calculation you will minus your liabilities.

Also I request other knowledgeable brothers to correct if I am wrong and encourge you to also do direct research on proper Islamic websites.

Only the current value of property is attributed towards Zakat. Intentions might get changed over a period of time.

Zakat is not payable on personal residential house even if you have more than one and meant for residentail purpose only, Also Zakat is not applicable on the value of property given on rent irrespective of how many.
However Zakat is payable on rental income itself after deducting teh maintenance and other expenses.
However if your intention of holding property is to sell at future date for a profit or as an investment, then Zakat is payable on the market value of property. Also, if your intention of holding properties changes in the current year, i.e. from self use to business then you need to pay Zakat on that property value.

and by the way, if in doubt on same matter my suggustion is to better pay Zakat, you have nothing to lose, Allah will protect your investment and give you benefit from unknown sources, can confirm my own experience :)

Can be paid anytime, do get zakat calculator so you know what you need to may minium.

I did some research online and found to following as to who can be paid

In Holy Qur’an, Allah said: "As-sadaqaat (here means zakat) are only for the fuqara (poor), and al-masaakin (the needy) and those employed to collect (the funds) and to attract the hearts of those who have been inclined (toward Islam), and (to free) captives, and for those in debt, and for Allah's cause (i.e. for those fighting in a holy battle) and for the wayfarer (a traveler who is cut off from everything); a duty imposed by Allah. " (Taubah; 9/60)

It is possible to explain the eight categories of people mentioned in the verse as:

The poor (Faqir/Fuqara): Those without sufficient means of livelihood to meet their basic necessities. For instance, those who, although may have a job, a house and a car, but whose income is below the minimum requirement (nisab).

The needy (Miskeen): Those without any means of livelihood and material possessions and dependent on others to meet their most basic needs such as food and shelter.

Employees of the zakat, even if they are rich, they are allowed to take from the zakat money limited to an amount to take care of themselves and their family.

Sympathizers are people whose hearts are expected to inclined to Islam or whose believe to Islam is expected to increase can be given gifts from the Zakat money.

Slaves and captives: In the days that the system of slavery existed, this meant that a person who wants to free himself from the shackles of slavery should be given Zakat so that he may release his neck from bondage by giving money to his master.

Debtor is person who is in debt and does not have financial capital or property exceeding the nisab amount. Such persons should hold priority status when giving Zakat money compared to the poor without any debts.

Those who work for Allah’s cause, either to spread the truth or to defend their country for Allah’s sake but also in need for meeting their basic needs deserve zakat.

Travelers are people who travels to another country or a foreign place for noble purposes such as pilgrimage or study and have difficulty in meeting their needs. They might have living means, but they can still receive zakat if they have trouble in accessing their means during travelling.

Can someone explain why DHA floats files one decade (10 years ) before the actual start of development work. I don’t see any solid reason apart from the fact that they earn profit on transfer fees. After this it takes another 5-7 years to complete the development work.

Moreover the file prices in DHA are always controlled by the “middle men”. They float the news of early balloting and sell the files on high prices.

My guess is that buying files / plots in DHA gives benefit only to these people who buy the property on Bianaa and sell it on a profit of 0.5 to 4 lacs of profit in few days. True buyers who transfer the property in their own name very rarely get profit. Transfer charges are very high and adding the dealer commission and other things cost to ( for example in phase 5 ext.) around 2.35 lacs. This amount will be recovered in how much time. And when will the true buyer get the profit

Salman, I am sorry to hear you booked 3 apts in Pace Tower. I almost did and would still love to buy an apt once it is completed. BUT, I think they tell everyone "We will start again next month ...." all lies to prevent a riot. They have stolen people's money.

I hope they start soon, but ......... It is going to be a totally awesome luxury apartment building if and when it is completed. CAN SOMEONE CALL THE PRESS AND ASK THEM TO INVESTIGATE THIS POSSIBLE THEFT OF PEOPLE'S MONEY ?????

This is called Media Town. Its suitable for construction of house. If your purpose is only investment then there are No. of other better options in this area such as Gulgberg Islamabad, Jinnah Garden Phase -II etc.

Can some expert can throw light on Engineers town including with reseidential point of view and its approach prospect from khayaban-e-Jinnah that when this road is expected to connect with Engineers town?

1. Valancia is already connected to Khayaban e Jinnah by 2.5km long 150 ft wide road.
2. I am not much aware of the road works in TIP (which is next to IEP towards Valancia) but understand that some development work is going on in TIP. Other societies between TIP & Valancia are reasonably developing.
3. The day IEP will be connected to Khayaban e Jinnah via TIP/Valancia IEP will be a Great Society to live.
4. So go ahead for a 2 Kanal Plot in IEP. Good Luck.

TIP is on the other side of Defence road the road starts from khayaban -e-jinnah(Entrance Of Valencia and Few other Societies) and ends at the gate of valencia on main defence road infront of TIP society which is now known as Khayaban-e-Amin.IEP is on Main Defence road next to Neskpak Society.

TIP has land besides Khayaban e Amin & IEP as well. If you check the LRE map for TIP you will note that TIP starts just after the IEP towards Valancia (other societies are Nespak2, Audit & Accounts, Nashaman e Iqbal2, Naz Town etc. I am talking of this part of TIP. I own a 1 Kanal plot in TIP & when I went to their office a couple of years ago they refered to this map.

Pl. correct me If I am wrong. Pl update, if any brother is aware, of any development works in this part of TIP.

Firing range is at college road I guess. It means we may consider both.options either from valencia via TIP and other from college road and if any of them is constructed then approach shall be good enough.
I also intend to construct house after 2 years and till then hopefully any of the approach from khayabane jinaah via valencia to tip or or college road shall be operative?

I bought 2-Kannal plot in IEP in July-2100. It seems a reasonable society and good future prospects. Tell me where in Lahore U can buy 2 Kanal plot for 30- 40 laks price. DHA is like 2 crore....Hahaha. EME 1.5 Crores. Does brand name matters? Once fully developed IEP will be as good as all other socities. Its only 10 minute drive from Raiwind road.

Go for heighted and sun facing plot in any sector and will cost you around 50 to 55 lac and corner plots around 55 to 60 lac.
Prices will not go down further rather staying consistant in last 3 years. Cheers

Go for the old and experienced property agents who are there n the market when DHA-2 started and they have been witnessing since then.

3- Sun facing
4- West facing

Well not much difference in Sun facing and South facing, both are almost the same. My point was don't go for North facing plots. Reasons is bad ventilation and no sun for your front lawn.

Thank you for the kind advice. I have a budget of 30-35 lac and have to decide between sector D of DHA-2 and DHA2 -Ext(EX-commoners Town). Please advise in this regard whether its better to buy the plot located in sector D along the boundry (street 6,7 etc.) or to buy plot in extention (sector BC). Price wise they are almost same and within my budget. My objective is to keep the plot for next 3-5 years for investment purpose.

Keep in mind plot non-utilization charges in DHA-2 are 10,000RS per year and sector D is on low ground. If you wana build home, go for 10 marla heighted plot in any good sector otherwise investment in extension is better option.

DHA-9 is much better located phase then DHA-7 and in presence of DHA-6&7 DHA managment announced DHA-8 @ 45+10=55 lacs/k plot.
I believe the price of DHA-9 will no way be less if not higher then DHA-8

it is all matter of time ! and no one is sure of balloting date

But for sure every one like to make money so will DHA and chances are very high that as soon DHA-8 development will start DHA-9 will be announced and will become sourse of income.

When u add the plots of a b c d blocks no. is 3000 kindly see the map on dha site.and just imagine when there will be e f g h i j k l m n o p q rs t u v w x y z see all these blocks are present in phase 8 7 except in phase 8 where block z is not present which will be adjacent to the exiting j block by applying common sense and u know common sense is a rare sense cmy sb many times gives u hints in parkview files that the z block is missing

if we are considering all the alphabets then there are 26 alphabets and if for upto d it is 3000 then upto z it should be around 6 times i.e. 18000 plots instead of 9000. See common sense again

G is the one of the best block to build house specially oposite of J,H block area. i beleive the average price is 85 lac of best location plot and i saw construction of few houses during my visit last week.

its better to buy and build a house in sector C as it much populated and their is a village in middle of G whose future is not cleared yet
