the transfer letter issued to the buyer

is it 100% safe or still any fraud can take place in documents

Adnan sahib DHA Lahore is a military run project. On duty Brig is in charge here. You are 100% safe after having transfer inside DHA Lahore head office. For the money you pay as transfer fee DHA Lahore office protect your rights as a buyer.

some of my friends told me that he purchased a plot in anormal manner when after many years he contacted DHA for permission to start house they infomred him that the plot was sold on bayana and till the time this matter is not clear DHA can not issue permission and advised the buyer to contact court for this matter

We must be missing some thing here. If baina was done before the plot transfer was done than that baina should have been in DHA Lahore file at time of transfer and DHA will not transfer a plot that have baina pending on it. If after transfer some is claiming there was baina on plot than your friend must have done a deal and failed to transfer plot so a purchaser must have taken a court stay order on plot against transfers and constructions.

A court stay order must be on file against this plot that is the reason DHA Lahore may not allow any construction until plot holder clear the matter in that court.

regrets for your email.
Military offrs are also pakistanis and share the same cultural and social values as the rest of the society.
DHA being run by serving brigadier means that strict system of checks and balances is implace and chance of corruption like in LDA etc is less
Except defense the corruption in all the other organizations is rampant rather sponsored by influential ppl in governments
i think all oversea paksitanies we still have lot of faith in what Army is doing and we fully support them when ever they call for help

Army system is such that it recongnise your efforts at the end of the service and give you sime benifits like any other organization.

Do you know that 1 trillion dollar worth of assets of politicians are avaiable in europe or america

LDA Avenue 1 can by no mean be labeled as a dead society. Like other LDA schemes it is delayed, developing at a very slow pace. But because of its location, which is termed as Golden Triangle, it is the best scheme of the vicinity. I agree with Fawad and Zaheer that it will be 100% gain if you can wait a little bit.

I am waiting for my Airavenue so called Luxury Apartment to be constructed and given to me as I have already paid its price but still it is yet to be constructed!! even though I paid its value years ago...

They (UD)do not understand that someone buying a 2 bed apartment cannot be a High class buyer, mainly middle class salaried people buy such apartments on installments as a home and live with self respect and dignity.

It could drop to 15.50 lacs in future or it could be 25 lacs in future. For Now there are more buyers in market and less sellers so chances of price going up are greater than price drop.

Only Allah know what will happen in future. We all could only guess and guess is price will go up as all phases around DHA Lahore phase 9 have gone up 10 to 30 lacs per kanal in price. So its just matter of time when DHA9 will try to match gains of its nearby DHA phases.

Waqar sahib you will pay Rs 1.5 lacs (That was paid as down payment) plus 6.5 lacs as profit money to seller now. Rest of the 8.5 lacs will paid to DHA Lahore office directly in 8 installments in three years ( That comes to 1.06 lacs each installment).

Dear brothers

I have finalized a plot purchase deal and now have to pay the amount to the seller. I have funds available in my A/C in Pakistan and thinking to send a cross cheque to seller name. Is this the right mode of payment? If not, what would be best way?

Note:- I am out of Pakistan and do not have online access to my account.

Pay order sometimes also called cashier's Cheque is best way of making payment.it is safe both for seller and buyer.
In cross cheque the seller can tell you to wait till amount reaches his account or Cheque is cleared, this proposition might not be acceptable for you. He can run anywhere without transferring the plot, or he might get sick or die or Kidnapped or play with you psychological war.
The best way is Pay order
1. You Make a Pay order in the name of seller it means bank has taken money from you account and now bank is behaving as third party.
2. Give Copy of pay order to seller one or 2 days forehand
3. If seller Likes he can confirm from the Bank that pay order is not fake
4. On the day of transfer you give original pay order to seller exactly at the the time when transfer papers are being signed.
5. You take a receipt of pay order and in transfer deed reference of Pay order amount and number with Bank and branch is already mentioned. which both parties sign.
99% deals are done like this and this is the best way.

Construction cost varies from PRs. 1450/- to 2000/- per Sq.ft. I got my house constructed in BT Lahore last year @PRs. 1600/- per Sq. ft & happy with the quality of works.

At presdent access road (defence road) is not good. too many heavy trafic running and very dangerous road specially night time.

Any how, scheme looks good and the groups are sound. The investment is better but have to wait till widening of defence road and construction of ring road.

I have travelled on this road couple of times while i was on vacation in lahore.

I saw one drain going along this road. I dont know if it comes in the front or on the back side of the society. experts can tell more on this. Road is infact in bad conditon. Heavy traffic.

Houses offered seems to be connected. House are not separate from each other.

I visited the society and find out that the drain is at the entrance of the society and all plot are already booked excepts for few villas
