DHA Homes Lahore and DHA villas Lahore are available 80 to 125 lacs for 10 marla. Constriction is better than Askari House but still just an average construction quality. Houses are in crowded environment and security is not as good as Askari 10 etc.

Is it possible from you guys to have prices about the DHA commercial plots in all the Phases? It is better pls to give prices in the cheap and best phases. I will be thankfull for your prompt reply.

Dear Iftikhar,

It is difficult to comment on commercial plots since there is so much variation for a slight change in location. There are few principles that have emerged over the last few decades for DHA commercial areas; separate and large commercial areas not on the main road have been more successful eg. Y block Phase 3 since one could get everything there ranging from bakery items to banks and because of better parking facilities and access. Also most of the DHA commercial areas primarily serve DHA residents and people living outside DHA do not normally go to DHA commercial areas for shopping. This is important to note because commercial areas having large DHA population around are more expensive. This is my opinion others may disagree.

Can someone please explain what is the difference of location between following three Eden schemes:

1- Eden Residencia (Phase 1)
2- Eden Solar Homes
3- Eden Boulevard

I visited Eden Boulevard (their recent scheme) and it is 2KM from Ameer Chowk just after Military Accounts scheme and it has entrance from main college road with a dedicated boulevard road leading to the scheme which starts 400 meters from college road. Eden Boulevard is actually located at left of this boulevard road.

I heard that all these schemes are at college road but I am confused about exact location of Eden Residencia and Eden Solar Homes. Are these adjacent to each other and how can these three schemes be described on a map in relevance to Eden Boulevard.

I visited the Eden Boulevard office and found that Eden Residencia is adjacent to Eden Boulevard. Eden Residencia is spread over west and south of Eden Boulevard. Eden Solar Homes was launched at exact same place of Boulevard but project failed because of people interest and cost so they converted it to Eden Boulevard and in this project they looks very successful.

DHAI is not a society, that is correct. It is a housing Authority (Dfence Housing Authority Islamabad) just like CDA. It is approved by the act of the Parliment accordingly.

I respectfully disagree with Nobel. DHA was previously Army Welfare Housing Society Morgah I and Morgah II. NOC was issued by the CDA. Readers visited CDA website prior to formulation of DHA please confirm this.
In regime of Gen Musharaf DHA was established with ordinance, Zardari Sb continued this practice. As per constitution Ordinance is valid for max 2 terms of 6 months.

Tanks mian sahib, this is what I wanted to point out DHAI is established and working as an authority. It is huge now, Phas 1/2 plus extensions and annihalation of so many societies. Phase 3 is also in Place it is about to surpass CDA in Area and number of customers. Can anybody think that now it will vanish or reversed, impossible. For ordinary man it is blessing, you can buy a file of 1 Kanal in about 6.5 Lacs plus development charges, compared to CDA with comparitively no facilities or tens of years (D12, E12)to implement and prices of 1 kanal in Crores. Our politian will oppose the bill because they can not get a free ride as they get in every sector of CDA. There might be few issues in DHA process but why it bothers non concerned. So it is question of vested interest of our polititians.

Expected block of Phase 6 for 1 kanal & 10 marla?

You could get plot in any block of DHA Lahore Phase 6 if there are any plots left to be balloted. Most likely you get a plot in E ext area.

Transfer charges for 1 kanal & 10 marla?
1.56 lacs for 1 kanal, 91000 for 10 marla

Expected ballot date?
Any day mini ballot could be held.No exact date is available but generally mini ballot is done when 100 new allocation files a ready in previously balloted phases.

How many are expected development charges?
9 lacs are current development charges.

I feel present prices are at higher side. Your opinion pl?
I feel DHA Lahore Phase 6 is well under priced and I expect it to be at same level as DHA5 in next 2.5 to 3 years.

Ahmad sahib the rate for plots corner facing part or wide road on corner are always cost min 10% more than average plots cause every one want to buy these plots. 28 to 44 lacs is rate for GENERL plots.

Dont buy a facing park plot. A great risk of privacy.You cant stop charsi people to see when you are home or going out.

its hard to get plot in that area as ppl are holding for a nice time.after budget CDA will start development work of i-11 sector and complete it in one year. They have done sewerage system so far only need to drive blade on it to make level ground.Now a days CDA is doing operation in this sector against encroachment which will help to boost prices that y ppl are not selling plot in that area.

There is no time table available for DHA Lahore phase 5 extensions but location is great. On one side Lahore ring road interchange we have DHA Lahore phase 5, 2nd side there is DHA 8 proper, 3rd side DHA Lahore phase 6 and 4th side you got DHA Lahore phase 5 extension and Askari 11. People dont want to buy this only because its the file that is due for more time for ballot than other phases. The buyers say location is good so no matter when they get plot. They say It will be worth a lot more than current 35 lacs for all dues clear plot (23 lacs + 10 to 12 lacs as development charges that will paid in 3 years installments).
At this price it is 10 times better investment DHA 7 W V X Y Z undeveloped blocks and better than even few DHA 8 blocks like X or S that have villages or grave yards in them.

DHA Lahore phase 9 is available at Rs 14.75 at this moment. Transfer cost paid to DHA and Govt are rs 1.16 lacs. We charge 1% amount as commission. Later after ballot you will pay 10 to 12 lacs as development charges in 3 years in installments. You can buy and get file transferred in DHA Lahore without traveling to Pakistan. We will need 2 pictures and NIC or NICOP copy and foreign visa or foreign passport copy. You can send these via email to Lahorerealestate@gmail.com
