Any help Please!!!!!

Dear Mr.Yaseen and all respected ones
I got a plot in Gujranwala its 65'x35'
I need to know what is going to be the estimated cost to build a double storey house?
is it adviseable to buy Iron and other materials from Gujranwala or buy everything in bulk from Lahore (as I saw one post from CMY).is it adviseable to buy Cement in bulk or 100-200 bags fresh and as needed?
I need to finish it off ASAP : Should I increase the Manpower to accomplish or Manpower should be cotracted?
any technical aspect/s to watch when/if contracted for labour(Mason/labrours).
All advices /inputs are welcome

The estimated cost for construction of 10 marla double storey house is 50 to 60 lacs based on your covered area and materials specifications.
You can hire labour contractor, the rates are around RS 140 to 160 / SFT for builders work. The cement should be purchased fresh as the cement will start setting if stored for long time. Other materials you can buy from Lahor.

Money Transfer

Dear All,

Can anyone tell me the cheapest and safe way to transfer money from Singapore to Pakistan.
Earlier i was sending money through Xpress Money services , but now they are closing their operation for Pakistan.
Western Union and Moeny Gram are not so good becasue of their killing service charges and v low exchange rate.
I am so depress since i heard about closing xpress money services. I was going to buy a plot in Feb 2011 and my all calculation was based on Xpress money and approximate exchange rate that they may offer.

Dear Brothers,

I am an overseas Pakistani living in Abu Dhabi for the last 20 Years. I am planning to go back to Lahore for good in early next year. I will be having around Rs 3.5 Crores of savings. I would really appreciate if Brothers could advise me how and where to invest this amount to have reasonable return. I do not like to keep in bank and earn interest rather i would prefer to do some business. Is it possible to do some reasonable business with this amount with minimum risks. Brother you can start many businesses but do only that which is according to your experience and knowledge. It would reduce the risk. In order to have an idea that what kind of business you can do with approximate budget go to SMEDA (small and medium enterprises development authority). They have very good pre-feasibility studies available on their site to download for different kind of business. Download those which attracts you and within your budget. There
prices are slightly on lower side because of ever changing prices in pakistan but the overall information is great and very helpful. All the best and may Allah be with you. I am also in Abu Dhabi since 1978. During my stay here I have noted that the success rate of people like us doing business back home is very very low because of our long absence from our society in Pakistan. I suggest as below.
1. Do not convert your capital to Pak. Rupees for the time being.
2. After reaching Pakistan wait for a reasonable time ( Say a year or so ), explore the business oppertunities, decide & start at a small scale.
3. Creat your safety net by investing some of your capital into real estate from where you can get some rental income regularly.
4. Do not go into partnership with anybody.

You could put the money in a engro rupaiya certificate for 3 years that will give you 14.5% return a year. So for your 3.5 crores you could get 50 lacs a year. And in the meanwhile you could explore business opportunities in Pakistan, which has a lot of potential in the long run. But don't rush into anything.

My Dear, I would suggest you to keep very low profile, I would say this amount of money is enough for your whole life to come, you must not be in hurry and after the quick money. Relax, wait, see, talk to people about your intentions, judge the ideas but never disclose your net worth in term of amount available with you. Start with 30-40 lacs do not take the profit out of it and let it be in the business and try to learn the trade for atleast 1 year, if you feel comfortable and increase in the volume of your business then increase your investment. Again don't go for quick and big money.

I agree with Friend and Ehtesham ulhaq comments. Do not rush into starting a business in Pakistan.

Once you move back to Pakistan do your research while you are in the country. Like Friend and Ehtesham ulhaq said most overseas people lead a very simple life and are not used to Pakistani way of doing things.

1. Do not convert your money to pak rupee, its loosing value by seconds.
2. Do not tell anyone how much you have, I literally mean no one.
3. Don't be greedy, start small.
4. Start with consulting business if you could and keep money safe.
5. Do not trust anyone, I literally mean no one.
5. Listen to everyone but decide what you think is right.
6. Learn law of land (altho there is no law in Pakistan).
7. if plan to have servant, make sure no finance related discussion when he/she around.
8. Watch your surroundings.

The educators have frenchise for just Rs.5-15 lac rupees from

Do not give your

Can't give you specific advise re investment as I am also an overseas Pakistani and don't have much experience of investment in Pakistan. However general advise would be to diversify your investment and never put all your eggs in one basket.

Do give away a lot in Charity because it brings blessings in lifev & increases earnings many fold.But while in Pakistan, please be careful of cheats who will pose to be needy bbut may turn out to be swindlers.
I shall tell you what I had to experience. A patient of Hepatitis C came to me with the reference of a doctor, who, I dont know how got my ph. no.He wanted help for one injection.I obliged. After that every day I stated receiving appeals for help strangely all for Hep. C injections & claiming to be under treatmentin different hospitals.When I tried to investigate, 90% turned out to be fake. A few days later, one person came for help in treatment of a heart patient. Next more than ten requests were all for help in treatment of heart patients from different hospitals, many of them again turned out to be liars. So you have to be careful & choosy in doling out charity although Allah will be aware of your intention ( Niyyat)

Aashiana Housing Scheme Project Lahore inaugurated

LAHORE (December 03, 2010) : Punjab Chief Minister Shahbaz Sharif on Thursday speaking at the inauguration ceremony of ‘Ashiana Housing Scheme Project’ said that they were initiating housing scheme for the down trodden and low-income groups in line with the vision of PML-N Chief Nawaz Sharif. He said this low-cost housing scheme would be unparallel in quality in matching standards with any other similar scheme.

Nawaz especially participated at the ceremony along with federal and provincial legislators., People from different walks of life were also attended the ceremony. The chief minister showed his qualm that besides very few housing schemes, in the past 63-years, some schemes have been hit by corrupt practices and have gone down the drain.

Shahbaz stated that 10 percent quota for widows and destitute have been kept in the housing scheme. Elaborating on the mode of payment of the scheme said that Rs 4, 500 per monthly instalment for three-Marla area house; Rs 7, 500 instalment for per five-Marla house has been kept.

He said under the project six to seven thousand houses would be built in sooae assil where immediate work has commenced on construction of 3,000 houses. He said work would finish on the project in a year. The chief minister here cited bad state of work on Lahore-Kasur Ring Project undertaken in the past.

Nawaz in his address on the occasion applauded and congratulated the efforts of Punjab government in giving homes to the poor stating that accumulated sources of revenue from hard earned money should be spent on social welfare of the people.

Nawaz stated that in their government’s last tenure they initiated scheme by the name of ‘Mera Ghar’ and other social welfare projects but unfortunately their government was dismissed, he pointed. He stressed upon to expand ‘Ashiana Housing Scheme’ to every nook and corner of the province and asked for officers to be deputed. Nawaz said this scheme is a blessing for the poor in this current era of high inflation.

The scheme carry poltiical weightage as well. In their last government ended in 99 they have started jubilee town scheme and a large number of government servants applied for that. Still the scheme is not taking off though all the infrastructure facilities are there except gas. whey they do not give attention to that scheme and facilitate construkction ofd the town. Khadima Ali had visited the place and announce walling of the twon and providing security to the residents. But there are hardly perhpas 40 50 house i visited the scheme in August 2010.

26 sites identified for Aashiana Housing Project In Punjab
LAHORE: Punjab Chief Minister Mian Shahbaz Sharif during a meeting on Friday gave a briefing to PML-N Quaid Mian Nawaz Sharif regarding the low-cost housing scheme called Aashiana.
The CM said that Aashiana Housing Project for providing accommodation to low-income people had started from Lahore and its scope would be extended throughout the province. He said 26 sites had been identified for low-cost schemes in different districts of the province, adding that Aashiana was a welfare scheme of the Punjab government which would realize the dream of the poor to have their own houses.

Shahbaz directed the chief secretary to collect details of the vacant lands of all government departments in the province for the Aashiana scheme and report him within 10 days. Nawaz Sharif further said that not only elite but 170 million people of the country also had right to national resources. He said the Punjab government should select land for the project in cities or near to cities so that the common man should not face any difficulty. He said planning should also be made for setting up small cities near the Motorway and provision of all facilities should be ensured for checking the trend of migration to the big cities.

Launch ceremony of Ashiana Housing Project in Lahore on Saturday, The Chief Minister said that people under the monthly income of Rs. 20,000 will get ready homes under easy installation plan.

The Chief Minister said that the number of houses being built under this scheme has been increased to 6,000 from 3,000.

The project will cost Rs. 7 billion and will complete in two years.

I am not sure about its viability - the schems started by the government have no crediblity and politically victimised by the pressure political groups - like jubilee town and LDA-I. Chief Minister should have give attention to Jubilee town so that it start take off for construction as it was launched during the Nawaz Sharif government in 1998. All the infrastructed had been completed but no start of constsruction. The LDA was supposed to be Jubillee town phase-II but taken over by former chariairmn Mian Amnar and kick backed LDA and its position is also in duldrum. While appreciating Ashana I appeal to Chief Minister to have a look on jubilee town also.

Ashiana scheme is very very good.good is always good any one done
appricatable scheme to middle class low income families.
Few project are very good at Pakistan any one done say good dont appose like narrow mind politicians. Motor way ,ring road,atomic power
