Advice needed

AoA,
I am planning to invest Rs. 7 million in property in lahore. Can anybody adivse me which is the best option in lahore now a days. I am planning to keep this investment in property for next 3 years.
Also i would apprecaite if somebody tell me if it is the right time to invest or should i wait. I am living in uae and have all the money in dirhams.

First of all keep in mind no quick gains in short term. You may lose in terms of dirhams.
Keep few considerations in mind. txes are too much and go for options with less tax.
I f possible Buy smaller than Kanal Plots as you save 4% CVT and many not fore seen Taxes.
Buy in societies hich charge less as maintinace or no construction charges etc.
Buy in areas with some some of population nearby

In case you want to invest for 3 years I would advise Phase 6 DHA [40 to 45], For 5 Years Investment DHA 7 may be good [about 28 to 35 lac]. For 10 years Investment Consider NFC2[12 to 14 Lac] and Central Park [14 to 17]. For Making Home see the area of your preference in Lahore but Valancia [40 to 45] and Air avenue are best 10 merla 35 to 40. bahria sector B [Kanal about 40]
Above are all are reliable societies with crystal Clear and speedy transfer process which suits overseas person.
I would say better avoid
files above all are plots and plots are more mature and certain and will be giving gain. Do your home work by getting information about these on net et maps and look at them from wikimapia. When you are in Pakistan spend 2 days to see the areas with your eyes and then finalize. In Phase 6,7 take caution to avoid areas with encroachments.
At this time prices are low but as they gained unrealistic in last 5 years so much that chances of quick gain are less, and liquidity is bad being very difficult to get good price of property. So keep a reserve money with you. I myself will not spend more than 50% of my total assets in Pakistan real estate.

coz of land-mafia! resources are controlled by some people, there isn't any open market, not just land but automobile market is controlled in the similar way, have you wondered why a 10 yrs old 4X4 cost 15 lacs where the same car is worth nothing in europe? coz market is monopolized by some people, its a pitty though!

I give you an example, because of corruption, if i can afford it, i buy acres and acres of land and can manipulate the market,

in other countries, Govt controls the land and allow private companies to build houses and sell them in a controlled way and this way price doesn't go out of hands,

I just want to ask u people one question "that how much percentage of pakistanis are living overseas out of total 17 miillion population of this country that has very scarce resources"?

These people have to live here and so they are also supposed to buy properties here not overseas as they cant go there, they dont have any british , american and canadian passports with them.so cheap properties in the west are of no avsil for them?

i want to tell another thing that i u go to suburban areas of punjb the prices are that much high that one simply shocked, i hail from sialkot where in villages that are 5-6 kilometers away from GT ROAD or any other major highway with no gas available land is selling @ 1.5 lacs to 2 lacs per marla and agrivulture land is seling @ 12 to 20 lacs per acre, the reason behind it is land is less and population is increasing day by day.

Prices in Pakistan are much higher than the U.S or Europe. The yardstick to measure how expensive prices are is to compare the prices with the average earnings of a person.

The reason for the high prices is basically, it takes a long time to create a scheme in Pakistan and you have to pay bribes to get water, electricty and gas connections. Then there is the problem of the land mafia and our legal system where cases go on for decades without being decided. Then there is no punishment for the land mafia, then just move to another scheme. Then there is corruption. Just look at even CDA which despite being a local authority is taking decades to develop a new sector.

I believe that the houses are not expensive in Pakistan (a brand new 10 Marla house for about $100,000, or 1 Kanal in up and coming areas). A good executive wage is about $15,000 a year, so the house represents about 7 years of wages. In US or Europe, its about the same (7-10 years of wages). But price of a car in Pakistan is ourageous ($20000 for a 1.3/1.5 Litre car), thats a wage of nearly 1.5 years. Whereas in the west cost of the car is about 1/3rd of the annual wage.

There are not many people earning $15,000 a year in Pakistan. The average pay for even a good job in Pakistan is about 30,000 rupees a month, which is about $4,000 per annum.

In the budget of one million, I'm afraid you can't invest or buy a 10 merla plot which is ready for construction. You can't buy also in a trusted societies like DHA etc. At this stage I can only say to please read this page for some more days and try to find a good option for you. And be very careful before you invest or buy 10 merla plot within this budget. Good Luck...

Paragon I don't have idea but of course it is very near to airport. Surrounded by Park View Extension Land. (As per Map by LRE). But reputation of Paragon is not very good. I'm talking about development etc.

Secondly, AWT 2 is very far from Thokar Niaz Baig. Its around 17 KM on riywind road. There is Sui Gas 2 after AWT 2 but its really very very far and will take decades to reach normal living there.

First you make your choice where to settle. In a normal or middle or high society in Lahore. Then friends here will help you.

By the way recently, brother CMY posted some snaps about IEP on defence road that seems to be a very good choice within this budget. You can start your home today. Cost is around 9-11 lac for 10 merla.

I want to purchase a Plot in Bahria Phase III

I want to purchase a plot in Phase III preferably on a corner with river front. I will also be grateful if some experts tell me what would be the price range. It should be 250 sq.yd. my range is Rs. 3.5 million

That place is beautiful but when I went to visit, it was raining so could'nt feel it, some people say that there is bad smell coming from the river or the sewage treatment plant in the bon cor block?

Prices in Valancia a bit low

In last couple of years prices of plots in valancia went up about 30% Many friends were looking to buy there. Now i discovered that Kanal plots are 3 to 5 Lac cheaper than few months back. As it is ready to live society so friends who were looking for bargain deals can tap the chance.

Too much Tax and charges on plots transfers

I am afraid too much Tax and charges on plots transfers will be last nail in the Taboot of realestate business. Now overseas investors are totally out and dealers are also reluctant to buy as for them it difficult to sell.

Very nice advices given by all brothers, Looks we all are effected to lesser or more extent.Would rearrange and try to add some more.
Balance, sacrifice and patience are always more advisable try to get the same through prayers and Quran and exhibit same in your life.
Take charge rearrange your relations or take decisions. Must have already heard that divorce is not favorable action but not forbidden.Hazrat Ibrahim PBHH had asked/massaged his son Hazrat Ismail PBUH to leave/divorce his first wife because she was not contended with him.
You have to gauge yourself and the situation very well and accurately, every rearrangement/decision you make today has to be owned by only yourself after 20 years.
Try less dependence on others, establish yourself, and take some time out (sometimes getting away (from all) for a while makes others realize that you are also important). Make some sincere friends and must do some physical routine.
To me real mother is the most respectful and sacrifiseable relation in the world. Anyway situations vary everywhere.
Please do not mind anything which you did not like or doesn’t describe the situation well.
Also usually try to remain away from women affairs/their talks/manipulations etc.

Agri Land lease issue in cholistan for Gulf countries

now there is too much debate in media and newspapers that pakistan should lease non cultivated land of cholistan,to gulf countries or not..>>???
although i am not a vey strong supporter of PPP government but being a pakistani any good investment for pakistan from any one should be appericiated.
now few people say that pakistani people should cultivate it by themself.
we all know that we do not have money,machinery to do this..
common pakistani will stand in lines to get Atta,suger or he will cultivate the land..??
what we have not done in 60 years,how we will do this now???
also we are so sincere that our own Gaurd loots 47 lak Rs in lahore last day,in month of Ramadan????

if we see the historey we came to know that we import fertilizer.....from where??? saudia....
while saudia is not agri countrey but we import fertilizer from there and now saudia exports wheat by the way ...

we import sugar from Dubai which is also not a sugar cane growing country..

now when we have shortage of 30% water which is due to policy of india regarding water dams of last 25 years,we should concenterate on drip irrigation and latest methods so we should not stop any investment which is coming in pakistan especially from our own brothers.
they will not take our lands ,also belive me no arab will come to work in fields,,,will they come..
if such thing will happen theis will be biggest joke of the day as our pakistani ,indians work in field for them in their countries......

Your views are not all correct. Those foreigners who will purchase the land and invest in agriculture will not sell the product in Pakistan. They want to purchase these lands to be able to cultivate the fruits in a more fertile place with somewhat easily available water and then finally they will send the product back to their own countries. This way those foreign investors are only planning for their country's future needs not our country's needs? It is not doing any good to us. In any case you are right that we have done no good to ourselves in the past 60 years either.

i think the best solution is that govt should lease them the land,under the condition of,what ever would be the production 49 % to saudi govt and 51 % to govt of pakistan.,then there is worth with that deal .otherwise we know that what ever land would be sold/lease all the money ultimately will have to go to politicians pockets...

might possible some of them (politicians) had already planned how to utelised the incoming investment for there own .....
