Any info about OPF Islamabad,Zone V.Lot of ads on TV here in Uk.Any brother from Islamabad can give us the exact picture,where it is and whats the ground reality.I called their office they said development is going on 14 Marla for 10.65 Lac.
But their previous record is back.

Bahria Phase 8

I recently visited Phase 8 and would like to share my views with others. I was pleased to hear that possession has been given of blocks B,C, and D. Work is going on at a good pace in other blocks and possession will be offered in due course. Development work is good, and when the area becomes reasonably populated which may take a few years, it will become a really nice place to live comparable to if not better than DHA and CDA at a fraction of the price. There is a greater chance for capital appreciation for the long-term investor in Phase 8 compared to other areas. Eventually it will become a town in itself with all the facilities at your doorstep. I have never had any problems in my dealing with Bahria, I have found their staff most helpful and I think their professionalism is improving with the passage of time. I am thinking about buying another plot there as well. Please do your own research and do not rely on the opinions of others only.

Progress in Phase 7 and NFC 2

A few days back I visited phase 6,7 of DHA Lahore and NFC 2
I was lucky to go by my motor cycle and could see most of areas,
In DHA phase 6 most of Blocks are already developed , In under construction blocks work is going on very fast, There is only small construction activity on the area of Main Bluvard of Phase 6.
In phase 7 the best developed Block at present is Q Block you can see hundreds of Elctric transformers with green boxes around commercial areas though Roads are not carpeted but are almost complete.
The Main Bluvard of 7 is also leveled and mostly complete but 750 yard Piece which will connect it to Barki Road is still not Completed, Contractors Told me that this area is still to be Taken in Possession of DHA, there were repoted disputes of Possession as well but DHA is slowly resolving that.
P Block is also at Good pace and S Block is also showing very good Pace of development.
There are certainly some on ground problems of land Take over that might delay hand over 1,2 years which is expected in Dec 2009,

NFC 2 Progress is also going very fast they are making 150 Feet Main Bluv and One water Tank in first instance. Still they did not make the bridge but work on main Road is very fast

TAX ON REAL ESTATE PROPERTY

What will happen if the govt impose tax on realestate property. According to my opinion there can folowing situation.
a) The invester will immediately start selling their plot bcos of tax and no profit prospects in the prevailing market situation.
b) Consequenly, there will be rise in selling but no buying due to prevailing state of affairs in the country, hence, the prices will further come down tremendouly at level of 2001/2002.
c) This lowest prices will attract the genuine buyers to buy plots for their own construction.
d) This buying trend will bring activity in the market.
e) But this time, we the property dealers will not have same speed of deals every day what we have enjoyed earlier.
f) And dealers with solid base and good reputation will survive in the mkt. ANGHOTA CHAP n with bad reputation will vanish which will be good for real estate biz.

Plz give your opinion w/o any prejudice

DHA Lahore Development work update

Dear friends I am very sorry for not updating you on regular bases about development status of DHA Lahore. I am busy these days with building my dream house.


I will try to update you with pictures in next 3 to 4 days time.

DHA phase 5 K and L block development is almost 100% completed. I expect DHA to hand over DHA 5 K and L block as soon as next month. Get ready to build your house in K and L blocks from May 2009.


DHA 6 F block is now ready for house construction. You could check wih DHA if your plot is in possession or not. Although not officially announced yet but DHA 6 F block is now open for possession and house constructions.


DHA 6 N M and L blocks will insahAllah have possession from June 30th 2009.


Defence Raya Phase 6 golf course houses are under rapid construction. I expect all house of DHA defenceraya phase 1 to be handed over by Dec 30th 2009.

Ring road construction speed have increased once again after Shehbaz Sharief Govt restoration. Even part from GT road to canal bank is now under very rapid construction. Work is expected to start soon on interchange and underpass of DHA 5 - 6.

Heavy taxes are being imposed on real estate property in the coming budget, as ppl in CBR think that only rich invester are holding the realestate property there by blocking a huge money in the country and is lying for pofit earning w/o being taxed.Middle class ppl buy a plot and immediately under takes construction for his own house which is being taxed, but plots purchased by investers are not being taxed there by a huge loss to CBR.

Can some body inform me how to transfer the funds from pakistan to Canada (from pak rupee account to canadian dollar account)for some personal need. Is there any restriction from banks or centrl bank.
