I am in UAE and my brother prepared the pay order from his meezan account in Pakistan.

I drafted the letter where I wrote that please credit this pay order against 1st installment of my plot so and so .... and signed it ....then took pic from my phone and sent to my brother

my brother took print out of my signed letter pic ... and TCSed the package to DHA with below

- pay order
- signed letter print out
- my CNIC copy
- copy of DHA intimation letter for installments

AOA,best way is to get challan form duly printed ur name and plot from DHA fin counter.Any body can get it n deposit in ASKRI Bank br within DHA premises.

Ballot will be withing 2years expected. Ballot can be as early as June 2016. Check the minimum price for a 4 marla commercial in any phase of Dha. If you get a good plot should worth more than 30 million and can go up upto 40 million.

Item-4 on the prescribed form states " Father's Name". Should not it have given an option of "Husband's Name" as for married females it is husband 's name on the national identity card from which particulars can be matched. With the filled form. Please advise.

My suggestion is write as per exact match on the ID card and write husband's name in place of father's name. The name is actually matched with the ID card.

still they look far from reality, people are saying for last 7 years but doest noy look technically possible as LRR may not allow and on other side phase 5 A block have no provision to accept any road from this side as there are houses.
Again Nawaz sherif interchange is just 2 KM away so need of this is also questionable, Technically no such underpass is possible until part of LRR is rebuilt, So far in road structures there is nothing like Underground Tunnel, as minimum width of 2.5+2.5 Lanes like 70 feet is needed.

Some credible reports suggest that the underpass has been approved. The reason it was not constructed until now is the lack of a need for it. Phase 5 M-block possession is nearing and so is the need for the underpass. I was told that Punjab government was not approving it due to the fact that its construction would impact the ring road traffic. However, now i am told that the approval has been given. Once the construction starts, it will be quick to minimise disruption for the ring road. Lets see what the construction will initiates.

If you google the map of phase 5 you will see 2 small black lines on the ring road area between block A and C; that is where it is expected to be constructed and that provides direct access near the main road of Phase 5 so it seems right to me.

even i have my own plot in phase 5 block M. But i dont think we will ever get underpass. there will be an alternate.

Dha management is not silly and irrational. this underpass is inevitable for phase 9 prism and phase 10(currently 9 extension). phase 5 M block is never their concern for which they planned this underpass. they will give accesses to prism and phase 10 via this underpass. let the prism main roads get some shape in a year or two the underpass will be constructed importunately.

You can ask DHA if the letter has been posted. If the letter is posted but not delivered then DHA will provide you with a copy of the letter and that may be used to obtain the vouchers to submit the installment. If DHA has not posted the letter yet then you just need to wait.

If I understand correctly, DHA also wants to split deadlines for quarterly installments of development charges, they are sending letters in batches. First batch with deadline 31/01, second batch 29/02, third batch 15/03 and so on.

@DHA Phase 7, yes 49 is reasonable price! but high chances are that you will get a average or bad location plot. I bought a file @40 and after one month alloted a corner plot in Y block 4705/16 but average location. Sold it 49! I think the current price is around 60! If you have a budget buy good on ground plot. Don't risk for 5-8 lac do keep in mind that you have to pay 9 lac development charges as well. Wish you all the best!

Very sharp increasing trend has been observed in Bahria town Lahore Sector F Files non balloted files.From last two weeks file rate has increased to 63 Lac from 53 lac. This is One Million rise for one kanal file. Same trend observed in 10 Marla files.What are main reasons, all experts are invited to discuss here. In my opinion following may be causes.
1- Balloting is scheduled on 15 March
2- Already one kanal file was in negative
3- Bahria has promised to Ballot and develop these plots in minimum time (Sat In Six month)
3- Current rate of one kanal on ground plot in F sector is 70~90 lac

Its not DHA but Sector F was to be approved by LDA or concerned TMA, which is Iqbal Town TMA; only Sector A, B, and C have been approved by TMA Iqbal Town, concerned town planning agency. Some years back it was widely advertised by LDA that Sector D, E and F are not approved by any agency.

The location of Bahria Orchard which is connected or would be connected in near future with Bahria Canal is the favourable and reliable prime location and already well developed.

I think Block H and J would be the superb blocks of Orchard in future.

The location on the other hand of Raiwind Road is also prime but it takes some time to make a shape as orchard already excellently developed on the other side. So all in all Everything is better in this area for investment and living.
