My information is 20 years old and is from Lahore. Rikshaw is available on daily basis. I know some people used to drive rikshaw of other people for 12 hr shift. They were able to make reasonable money compared to any other non skilled job after paying daily rent and patrol

Pakistani replied on Wednesday, June 10, 2009 11:18 AM PST

My information is 4 years old and specific to Lahore. One my friend owned and drove rickshaw. According to him a Rickshaw driver's income depends on experience and instincts of timing,
location and negotiation. He used to take home average Rs 500 per day working like 9-10 hours a day in two shifts 4-5 hours each. He was satisfied in it. His brother also drove rented rickshaw and wasn't as sharp as him. He wasn't that satisfied but still preferred it compared to unskilled jobs.

Don't know much about motorcycle rickshaw but have seen some people join and leave it quickly, which suggests a tight market.

Mr. Irf do not make such passive inquiries, that shows flaws in your personality, nevertheless you are spending your hard earnining money. If you are helping your relaltive help him, and believe in his words your inquiry is like 'apna kurta chokko gay to apna ded nanga ho ga'.

Waqar Latif replied on Wednesday, June 10, 2009 12:18 PM PST

@Hafeez

just for your information, if you are paying zakat than it is your duty you give your zakat to deserving person. (This is the main headache for me since just ownership of 24k is required to get exempted of getting zakat, so have to take care this as well while paying zakat). Lastly his query is not related to your answer or anywhere closer

@irf

you can get 3 wheeler 2nd hand for around 50-60k (not confirm), but main problem is those 2nd hand aren't good and saving from these vertical is pretty difficult (because of maintenance cost). So i will recommend a new 3 wheeler for the work. I don't know whether the scheme ("Sadar rozgar scheme") is still available or not. if that is available then go for it, u just need to pay some initial cash, everything is on installment then (v low markup). From that your relative can not only save (if he want to), but also give the installments of 3 wheelers.

One year back New CNG Rikshaw Made in Pakistan+ china was 125 to 175 Thousands depending upon engine power. Old vespa Riksha was not available in less than one Lac till last year, reason was New CNG Riksha is not liked by driver because of Low Pickup.
But now Govt is strongly imposing CNG Rickshaw to curtail the pollution.So many old style Rickshaw are for sale so price may be bit low but not less than 75 to 80,000. In Daska where Road structure is Not very Good only old style 2 Stroke vespa type Ricsha may be sucesful. I think such a Riksha can be puchased from Lahore in about 75000. And also it is V easy and Cheap to maintain and rebuild this old type Rickshawa.
But to drive a Ricksha is Tough so beter tell your relative first try it on rent, If he like it Couple of week then you can find a Rickshaw for Him.
If he is already driving then it will be great favour for Him and God will give you Ajar.
@ Waqar Sahib I think we should not be lakir Kay Faqir, Nisab was 7.5 Tola 1400 years Back at that time Gold was really precious metal and you could Like many years with this money now You telling. Nisab is 24000 Only a faimily can hardly live 2 Months with this money.
Unfortunately most of us believe that we should give Charity to only those who are just dying of hunger. And if we have paid 10, 15 Rupees in Charity it is enough to keep us in Euphoria for many months.
May God Give us Wisdom to understand his teachings.

Waqar Latif replied on Wednesday, June 10, 2009 04:45 PM PST

@Habib

bachay, have u read what i said? where exactly i mention nisab or something? I just mention the owner of 24k (i.e. 52 tolla silver) can't get zakat. where is nisab in it. or han i am not talking about your charity or throw aways(10Rs. 15rs. is neither zakat, nor khirat or not even sadka), i am talking about zakat, which is farz. & i no where mention the money, percentage or nisab, i know what is the rate of zakat i.e 2.5% to every one who is have 7.5 tolla (don't know what it called in english) gold or 52 tolla silver (similarly other things). According to ISLAMIC scholars, if you have only gold and it reaches to 7.5 tolla, then you have to pay 2.5% of zakat on it. but if someone has spare things like bike, car, ac, etc (which is not of your need) & it reaches to 24k (i.e. price of 52 tollay silver), then you have to pay zakat on it as well.

Lastly bachay habib, where exactly i said i will not pay zakat because of any problem. I said it is the headache to find the proper deserving person, whose owning don't reach to 24k GET IT?

Still if you have confusion, kindly ask some, "proper" & "islamic" scholar for this issue.

I would recommend having your relative to try renting a riksha and driving it for 6 months to get a taste of this work. If he does not have the temperment for this line of work, then buying a riksha will be a waste of money.

@Asim, the liar

Waqar Latif replied on Thursday, June 11, 2009 12:14 PM PST

@tzk

actually there is a bit confusion, Quran no where mention about cash money i.e. dinars. It only mention 52 rolla silver i.e. Rs. 24k (around), Gold 7.5 tolla i.e. Rs. 175000 (around), similarly goat, sheeps. cows etc. Now scholars are divided into two groups (on the money), 1 say since currently the money is backed by the gold, thats why Gold should be the standard for calculating nisab in rupees. Other says containing most of the scholars, in the time of prophet muhammad (SAWW) silver was used for transaction (coins, dinars, dirham etc) thats why that should be a standard. Also they have one more thing adding to this is since nisab was declared in prophet muhammad (SAWW)'s time, so it should be taken as it is.

So you can see, the difference is pretty high. From which scholar i have discussed this (Last year), they told me that Nisab is been calculated on the basis of silver (not gold). If you have just gold then you should go with gold otherwise you have to go with silver & money should be calculated according to that.

Bakki its your choice to chose what ever you like gold or silver, you have to answer in front of Allah for you deeds, and i have to for mine.

Habib replied on Thursday, June 11, 2009 01:29 PM PST

why Dont you make things simple, most of scholors agree that Nisab was enough money to feed you and your Family for full one year. Because of industrial revolution it is easy to mine Gold and Silver and their Value contine changing with Market forces like in 1980 it was 1000 UAE Dhs per tola in 1998 it was 300 Dhs per Tola and Now in 2009 it is 1100 Dhs per Tola [i gave the example of UAE Dirhams as it is very stable currency though still it has inflation and devaluation in course of Time]
Why Dont you think a family needs minimum 20,000 to live these days and if you have 240,000 you are Sahib e Nisab and if not you are Haq dar till you become Sahib e Nisab [at least my understanding is this]
Quran invite us to use our Brains and find our ways but people have becom hostage of few Ulma whoes bread and butter is to create Nifaq in Muslims.

Waqar Latif replied on Thursday, June 11, 2009 02:45 PM PST

@Habib

i no where try to complicate things, but just inform you what i heard & know. Also, you are forgetting, nisab don't count on the things which are of my use, also the things which are not been placed for lone yr uselessly. Like business money or goods, like your house car, ac, fans, lights, kitchen equipments. So let suppose i have 1 lac ruppees, which i am using for my daily use then nisab don't apply, but if i have just 25k spare to me, then nisab does apply.

This also means if i am getting 3 lac/month. but in the end of month nothing lefts in my pocket then zakat don't apply on me. but if i earn 10,000 & saved 25k last yr which are still in my pockets then i have to pay zakat on it.

Actually, i personally have same problem, i just earn enough 4 my family, while there is gold of my wife which reaches nisab level, thats why i have to pay zakat, whether i can afford it or not. but yes if i sale that gold and buy a house for my self, then again i will come under nisab. I hope i am not again complicating things. :)

& yes Quran do invites to use our brains, but also tell us to ask from those who knows. & i think scholars are the one who actually invest their life while study quran and fiqah. We only have one scenario, but they get many scenarios from different people on their daily routine.

Ahmed bhai I would invest in Khayban-e-Kashmir sectors G-15 & F-15 next to G14, when I was there in Pakistan in March this year I was surprised to see over 250 houses + commercial plazaa already built and many many more under construction. This society was the first in Zone 2 to get a NOC from the CDA and all the completion work due to be finished by May 2010 (it almost was when I was there).
This sector is cheaper than G14 at the moment but the
prices are rising as more and more plots are constructed.

Ahmed replied on Tuesday, June 9, 2009 10:23 PM PST

Thanks Aziz and Sajid sb. for the info.
I thought G14-3, and 1 are cheaper than G15. I know G14/4 is expensive becuase its already developed. My knowledge is based on the informarion from this webstie and some others.

Based on information from a few agents in Islamabad the price for a 40x80 plot in G15 is about 38-40 lacs. Is this the right price?

I do not know price range in G14/3 or 1. Can some please provide
update on this.

ARG_INC replied on Wednesday, June 10, 2009 08:44 AM PST

For future invest G-14/1,2,3 is far better then G-15 coz it's managed CDA plus in Zone II and near to Real Islamabad. In future, you will see a clear 20-30 lacs difference for 40x80 size plot between G-14/1,2,3 and G-15.

But for investing in G-14/1,2,3, you need patience coz it will be developed in 3-5 years. 40x80 plot rates in G-14/1,2,3 is around 32-38 depends on the
location. The sector will be developed in phases, and soon the development G-14/3 will start, then G-14/2 and G-14/1. In all three sub-sectors, G-14/1 is better due to its location with Kashmir Highway. If you need any info. or willing to buy anything in anywhere then contact me at , and I'll respond you accordingly.

Phase 7

Dear CMY,
would you update about litigation status of phase 7, I heard there are patches of land in phas e7 here DHA does not have possession. Naturally these areeas will be rated lesser at this this stage. As they may be reloacated or may get possession bit Later.
As we can see that FWO is developing Land very fast some areas they are leaving syaing that DHA yet Dont have possession of those areas. Would you update of this aspect as it will be very helpful.
Do you think there willbe major Alterations in DHA 7 Map.
Input from other infromative people is also welcome

CMY replied on Tuesday, June 9, 2009 12:28 PM PST

Yes there are some small and some large patches of land that people are not willing to give to DHA. But with time DHA gets these small pockets of land by offering owners better deals. DHA 5,DHA 5 ext, DHA 6 abd DHA 8 also have same pockets but they are slowly clearing. Its not possible for any developed to have all clear land. With time they get these pockets cleared. Owners should not worry because DHA gives then plots in better alternative areas just in case any land is not cleared before possession announcement of that block or phase.
Blocks P R Q V X have some pockets. Recently DHA have cleared most of W block.
In future map of DHA 7 will be changed to accomated these pockets but no major change is expected.

Also most of the property at faisal town is pretty old, and houses are refurbished.

hi I am an overseas pakistani and wondering how long will it take to recover to 2007 levels. I am just seeking the recovery of the loss that came in as a result of rupee slide. I need to sell off my assets but holding because I am not ready to accept massive reduction in the value I will receive. I am sure there are many of us in situation like me.

Its been 4 years now since the bubble burst. Is there any hope in holding property in pakistan? they say by 2020 pakistan's population will be 230 million up from 170 million currently.

why do I see extreme gloominess in the face of that prospect?

2007 or 2009 number of years does not make any difference.
Pakistan was about become a new state under the leadership of Musharraf.
New Islamabad airport was suppose to be operational in 2009 but now it seems, only our grand children will travel throught it.
No country of the world is willing to fly with Pakistanis and only PIA (political international airlines) is flying Pakistanis to the west.
I remember we in europe use to hear good news from Pakistan almost on daily basis before 2006 and now we hear Pakistani Presedent Zardari and Musheer Dhakila (convicted indian agent by Farooq Leghari) is suggesting that Pakistanis are terrorists.
Have fun with your leadership and with your economy.

House Construction and living status Phase 6, H-Block

Dear CMY and respected members of this Forum

I have a plot in Phase 6 Block H. I want to start house construction in July 2009 so that I may be able to shift in Jun 2010 in H Block Phase 6. I would like to take your opinion like what is the feasibility of living with family in Jun 2010 in Phase 6. Will there be enough houses and family in that area by Jun 2010 to call it a living society or will i be the only one living there in Jun 2010. What is the current situation on ground regarding house construction in Phase 6 developed blocks. Is there anyone living there Phase 6?

Your opinions on ground situation will help me make a decision. PLease help

Regards
Farooq

Farooq sahb thanks for your call too.

DHA 6 now have 36 houses under construction. 5 families are now living in DHA 6. 20 house under construction in DHA 6 B block, Two in H , 5 in DHA 6 J block, a also have 5-6 houses.

In June 2010 I believe there will be about 40 to 50 families living in DHA 6 along with 300 families in Defence Raya DHA 6 Lahore.
